Regarded as both an entertainment wonderland and the birthplace of the boysenberry, Buena Park is a SoCal suburb with a fascinating story. Located just west of Anaheim, Buena Park has a rich history as a rural town that evolved into a theme park destination. Knott’s Berry Farm, Buena Park’s most renowned landmark, began as a small family-owned berry farm. Today, Knott’s Berry Farm is known as California’s first theme park, drawing visitors from all over the world to enjoy its world-class rides, interactive experiences, shows, and delectable eats.
Outside of its Entertainment Corridor (which also includes Medieval Times, Pirate’s Dinner Adventure, Teatro Martini, and Knott’s Soak City water park), Buena Park offers residents access to a host of suburban conveniences in a central locale. Shopping options abound at Buena Park Mall, in addition to nearby Amerige Heights Town Center and Los Cerritos Center. Potential for outdoor recreation is endless at Ralph B Clark Park.

Property Ratings at Las Mariposas Apartments
I have been a renter here for about 11 years, I like this location. I give this place a low score please see below: 1. The parking rules are not enforced, and it seems like certain people are allowed to have three vehicles. The visitor's parking is always occupied by the same residents. people are parking in out parking spot 2 to 3 times a week requiring us to park on the street. The south apartments are so hot in the summertime that we all have to sleep in the living room, this is the only room that has heat or AC. It just seems the cost of these apartment is way too high for what it has to offer.
Two residents just got their vehicles broken in to at same day in the middle of the broad day light. I don't feel safe here. What is the point of having a gate if it's open all day. You will get the blame if you bring it up to the management. They don't care about your concern. Terrible!
I have lived here for 9 years. the former manager and maintenance guy were fabulous. but in the last couple years is has become a nightmare. If I could afford to leave I would in a heartbeat. God forbid you need repairs, the maintenance guy takes shortcuts and does shoddy work, leaving behind a mess for us to clean. He doesn't bother putting plastic over our belongings when painting the repair jobs. Every year the rent goes up and nothing gets fixed properly. my swamp cooler is older than dirt and when I was sweltering this summer I asked for it to be replaced as it hasn't worked since I moved in. the maintenance guys solution was to change the filter. I haven't ever used the thing because it didn't work, really? you think changing the filter is going to fix it? only half of my electrical outlets work. let's see, the apartment above me has had leaky pipes busting holes twice in my bathroom, once over the shower and now over the toilet. the first was repaired well by former staff, the current... not so much. water heater has busted twice, currently my stove is sparking and needs replaced. several other issues too. I'm afraid to even report it because doing so, I have to deal with the manager and maintenance guy. Please, do yourself a favor, if you can afford anywhere else, do it!
