Property Ratings at Las Palmas by Trion Living
I can't say enough about the property manager Zach. He always has time to talk to me and he has always been very gracious. The Maintenace has always been available when needed. The grounds are super clean, and it is a very relaxing environment. I would recommend my friends to move here. Great staff and once again your manager Zack is the best as well as Hilda. Great experience.
Just moved here not even a month in, and it’s a TERRIBLE EXPERIECE, termites are flying everywhere I’ve complained to the office they have not done anything about it. They sent out an exterminator who stated he didn’t know what to do and one maintenance guy came and sprayed ant spray saying he would come back again never did. I had to hire pest control myself due to me signing a one year lease I have to take care of things on my own WORST EXPERIENCE EVER IF I COULD RATE THEM 0 STARS I WOULD DONT MOVE HERE!!!

Hi, thank you for bringing this matter to our attention. We regret that you had a negative experience, and will use this as an opportunity to improve. We have had pest control on site a few different times to asses the issue and will be scheduling treatments soon. Please contact us here at the office if you need any additional help.
I wouldn’t recommend anyone living here - very uncooperative front office that will try to take as much of your deposit as possible upon leaving. I could barely make it through one year here and regretted each day I did not move out

We are disappointed to learn of your experience here at Las Palmas by Trion Living, but will take this opportunity to improve.
This place is not only despicable but the criminal element is unacceptable. This in addition to insects and rodents...let alone I4 traffic. These people are crude and shouldn't be part of your experience in Altamonte Springs. PLEASE AVOID THIS INFESTED TRAINWRECK OF A COMMUNITY!!
Working with AdventHealth, the amenities and location of this property suit my lifestyle every well. The laundry set-up and concierge trash are the BEST!! Convenient to everything I need. My plans are to stay a while.
The most despicable rat infested apartment ever. Neighbors noise and cockroaches make it unlivable. Dont walk ...RUN!!!!!!! A disgusting community that should be shut down
The place is not great, but it is not the worse either. I have been living here for over a year and never had any major issues until today. People from the leasing office are usually very nice and helpful, but today I got a rude service which I hope not to get again. I highly doubt I will be renewing my lease next year... very disappointed.
The only thing about living in this complex is the apartment itself, but even that, I read a review that described this place like putting makeup on a pig, and that's exactly how it is here. The kitchen, living room area, and bathroom all look beautiful, appliances are nice. Patio is nice except for when the lawn is mowed it gets very dirty and there are other dirty residues that come from the top floors. Our building is an "older one" so since I've moved in, we have had an outstanding number of plumbing issues. From the water lines breaking because of construction to the parking lot which now has a ton of pot holes, to human feces literally coming out of my toilet and shower from other apartments. They drain the feces and then on your way to your car there are feces and toilet paper everywhere, they don't even offer to have someone clean your shower that's filled with feces from other people you have to clean it up yourself. Our shower also seems to have been spray painted over the tiles so when it's time to clean the shower you literally have chips of paint flying everywhere. The plumbing was so bad one time the water leaked into our walk in closet. When they started the construction on the parking lot, our building wasn't notified and they towed my car, the dog park was put in a year after our lease began, which is why we moved there in the first place. Once one of our neighbors moved out we started getting cockroaches and then we had them come and spray the apartment, sometimes they still linger around. The pathway to the apartment itself is filthy dirty when it rains there is dirt everywhere, and there is no landscaping either to avoid with the dirt it's literally dirt and sand around the entire apartment. That's not even the half of it, you would expect a complex like this to compensate for all the times you couldn't brush your teeth or even shower, we got $20 off of rent and then when we renewed our lease the rent went up $20, we had to pay a $350 "risk" fee over a sealed court case, with supporting documents when clearly this place is a risk. This is only half of the stuff we've been going through, when I first moved in, my car was broken into, another woman's car was also broken into, you hardly see security there, there are a lot of stray cats, and some of the neighbors feed them, so they keep coming back. They will not compensate for your troubles, you just have to deal with all of that including cleaning up other human feces.
I had the pleasure of renting an apartment at Altamonte at Spring Valley. I am sure everyone has a different story to tell. mine was good. i was not there for long, had a family emergency and had to leave. expected problems from the management but they made it possible for me to take care of my family first. I still wish i was back in my apartment there. When i moved in the apartment was very clean, the kitchen, and bathroom was in excellent condition, i was very impress. The people in the office were very professional, and was always willing to help. repairs were done on time. They made me feel welcome considering I moved there from out of state. I would rent there again.
I enjoy living here for several reasons. I've resided here for almost two years. Aesthetically the place is great inside and out. The grounds are kept manicured and clean of debris, the pools are maintained perfectly, and our buildings are kept very well. Our upgraded workout/weightroom has everything you need for a great workout. Inside my apartment I have stainless appliances and a great looking kitchen. My screened in porch provides me a great place to relax outdoors without a mosquito worry in the world! Not to mention my new washer and dryer(provided by the complex) are on my porch so I don't have to worry about heating up my apartment when drying! Diana, Barbara and the rest of the committed rental office staff are always diligent when helping me with any concerns I may have or any maintenance issues that arise. They are prompt and attentive which I really appreciate! Service with a smile! The proximity to the mall and every store and restaurant you can think of is awesome. Not to mention downtown Orlando is ten minutes away (Sunrail is five minutes away). All-in-all I'd definitely recommend this as a great place to call home! RRodriguez
It is horrible here the area is lovely but what caught my wife and I eyes is the picture of the new kitchen, my wife and I were so busy and did not have the time to do a walk through the apartment. And at the last minute we had to sleep on the floor 4 days because the apartments is a disgrace. We were shock after having U-haul an extra 4dys because they had to do alot of repairs and fixture. and we now have to shower in the most nastiest bath tub ever but what do you expect when the building is 43 yrs old. They are busy trying to fix on the outside instead of fixing inside of the apartments
My Girlfriend and I recently relocated to Florida, the Orlando area to exact, from Baltimore, MD. It required us, to come down here, Orlando, and search for days, touring, seeing the same thing, time and time again. We did however find a place, where the inside was nice and the price wasn't bad. "granite counter tops", Tile floor, new carpet, stainless steel appliance, w/d in apartment. Sounds nice right? Well, on the inside it is... at least we thought. Since day one, It's been two months now, we have had a roach problem. The exterminator has been out several times. Each time I think we got 'em... they come right back. However, they are for the most part under control, just see one or two then have the exterminator come out again. That's the least of our problems, outside of the community, while it looks nice in the front of the place. (Curb appeal from the entrance looks good) The rest of place doesn't. We have been under construction now for a month and will be for another 5 months at least. Right outside my door, construction equipment, machinery, wood, pipes, broken up gravel, the whole nine yards, just sits there. Day in and day out we have crews working adding more parking, and taking away part of the land for the State. So, it's a huge mess right now, and will be for most of my lease. So, anyone coming to the Orlando area, looking for a place to live, While online and even through a tour this place looks appealing, just make sure you are ready for what possibly could be a rough time enjoying your stay. Thanks for reading! Andrew Renter at (Altamonte at Spring Valley Apartments)
1BR 1BA straight from the 70's/80's. Complex up graded appliances to stainless and tile floor. A lot like putting lipstick on a pig. Still a pig.
This is the perfect place for young professionals just getting started. Stainless steal appliances, tile floors, walk in closets, free pool use and 24 hour gym. The community is quiet and safe. Admin does a great job keeping on top of service requests and answering any questions. Always innovating, they are currently building a dog park that will be available soon. All this for a low price even someone swamped in student loans can afford. I wish I'd moved in sooner.
My apartment community is the quietest place I've ever lived at. It is serene, clean and when all the upgrades are done; it will be a sight!
Apartment model is beautiful but your actual apartment is older and remodel is cheaply done. I've lived here for 4 months and I've had an issue every week. From the a/c not working to dishwasher not being fully assembled and damp carpet from ac not draining properly. I wouldn't recommend you move here because you're sold one thing in the tour and given another when you actually move in.
