Property Ratings at Las Palmas
Here is the truth. The complex itself is much better than competitors BUT since new management took over the complex is getting ruined. Ignore the 5 star reviews who say it the “move in” was amazing. That means nothing, management are sales. Thats what salesman do. Once you live here you will notice management DOES NOTHING to help you. Ant infestation? Not their problem. Hurricane damage? Not their problem. They wont help you with anything. So expect to get frustrated if you ask them and expect to do it yourself. Since last year they are gouging rent. It has increased over $500 per month since a year ago. In the past 2 months they have raised “valet trash fees to $30 a month, (who skips days often) they have added a $7 trash fee, yet the garbage is overflowing all over. With vultures, crows and rodents all over it. They have added a liability fee and a damage fee. They state your responsible to replace the $60 fridge water filters every few months. Now lets not forget the massive amounts of hurricane ian damage from 5 months ago. They have said nothing about fixing. So expect caution tape on gates. Doors to amenities ripped off and shingles and panels all over. Since the storm the night time lights are off timer and leave hallways pitch black at 7pm MAJOR falling hazard. The security gates have been left wide open and packages tend to get stolen often. Lastly all the plants are dying or are dead and their sprinkler system since ian has stopped working. Oh also expect spiders, roaches and ants in the apartments.

Great environment, well kept facilities, beautiful Apartments and pleasant and wonderful staff. Well thought out apartment facilities the locaton is also great within minutes of gulf coast town center and I 75. Staff is very willing to help from the start of your leasing process to your needs as a community member.

This complex is lovely, with very nice amenities, like two pools, a sand volleyball court, and a beautiful clubhouse. I have rented here for 10 months. When there have been issues, management and maintenance have addressed them promptly. I feel very safe and comfortable in my apartment. The floor plan is great, and the windows and light fixtures provide all the light you could want. I have found most residents to be courteous and friendly, and have made friends here. I looked at many properties, and I'm so grateful that I found Las Palmas.

I have never lived in a place that was so poorly managed. This apartment is the equivalent of an overpriced frat house. Nightly yelling, glass handles of liquor in the pool, spiders and ants crawling the walls and floors, and the rudest staff imaginable. Do not get lured in by the coffee bar (which is always out of order) and nicely staged apartment (the actual apartments are riddled with issues that are never fixed). If you are looking for a relaxing well kempt apartment…RUN!
