Zero amenities, no safe place to walk (no sidewalks anywhere you have to walk where the cars drive and don’t mind their speed), emails to management go ignored, parking is nonexistent, constant construction and maintenance makes it impossible to ever relax at home, nothing for kids (no playgrounds or kids activities), no grills, very few/sparse dog waste receptacles and bags, aggressive breeds are everywhere, neighbors smoke weed openly, now management sent an email encouraging people to rent their units out for air bnb so I guess this isn’t a safe residential property anymore it’s a dang hotel for strangers to come and go as they please. There is absolutely NOTHING about this place that makes it luxury living idk why they advertise it as such
I have lived on the property for 11 years and love it. Very peaceful and they are always on top of things. Highly recommend to live here. The Ponds and ducks are beautiful as well.
The parking situation is kind of annoying if you have guests and don't have a garage space open. But other than that everything has been great.

Things are good except the contract maintenance, sometimes even the smallest thing can take 1-2 months to get the repair done. Situation becomes embarrassing when you suggest your friends to be your neighbor and when they show the interest and visit your apartment to get an idea before moving here and they find the repairs undone or half done.

We’ve enjoyed living at Las Palmas for the past 8 years. Minus the new security system (Butterfly) who allows random cars come in and out as they please, and us that are residents won’t let us come in with the sticker we were given. Most of the time the system is down and the gate is wide open. The maintenance being done in our roof is annoying. We used to be notified when they would come, now we are woken up to random people knocking at our door saying they are there for inspections or to make repairs. We feel there is no more privacy in our home. Having up to 10 people fixing our roof at a time, having access to our belongings, invading our space gets old pretty quick. Can’t wait till they are done and out of here. Besides that we love living here.

Life at Las Palmas appears to be changing quickly. I notice a much more diverse group of residents moving in. I see quite a few little ones and younger people. There also seem to be quite a few dogs

Very quiet older apartment complex. Maintain nicely, great price with garages. I recommend this property for someone that is looking for a quiet community very close to the Webster Medical Center

Las Palmas has the best office staff I’ve ever encountered out of all of the apartments I’ve lived in. They are super attentive and actually care about the residents happiness. The complex is kept clean and all residents I’ve met are super friendly and considerate of their neighbors

Hey there - our pleasure! Happy you had a great experience.
We’ve been here six months (of our 13mo lease). The complex looks so nice from the street and at the front where the pool and office are, but the longer we’ve been here the more we’ve hated it. First, the complex isn’t really THAT nice. We love our unit - it’s spacious and faces the clear creek bayou so our patio is very private. But the deeper into the complex you get the trashier it looks . People work on their cars outside leaving oil stains on the concrete. There’s duck droppings everywhere that aren’t cleaned up by anyone. Trash litters some of the common areas and it’s not picked up. The dog waste receptacles fill up and overflow and they don’t change them until we call the office to complain. They also randomly painted two buildings in the back with a new color scheme and just left it that way. The rest of the complex is the salmon color except those two buildings. And it’s been months since they did that..now it just looks trashy and low rent. Also, the parking is a NIGHTMARE. You get two assigned spaces that are right behind each other and there’s absolutely NO guest parking. One of your assigned spaces is inside your garage so know that if you intend to use your garage for storage, and the other reserved spot is right outside your garage. So even if you do park in the garage, if that person has to leave then the other person has to get up and move their car. It’s soooo inconvenient. Perhaps the most frustrating thing for me is that there’s no walking trails or sidewalks. Pedestrians and playing children have to share the parking lot with hundreds of cars that don’t mind their speed. You can’t safely walk, especially not with a stroller or pet, and your kids can’t play or bike ride without being in danger of being struck by a car. There’s no playgrounds for kids and it’s not a family-oriented complex at all. We have this huge 2 acre lake but you can’t even enjoy it because there’s no trail around it for walking. It’s just a bunch of unlevel grass. There’s also LOTS of pit bulls here, which also makes me feel unsafe. One family leaves their pit bull tied up outside on a leash and it barks and lunges at people as you pass by. Don’t let the pictures fool you, it’s been our least favorite renting experience this far and we cannot wait for our lease to expire so we can leave.

The office staff was a pleasure to work with. They made initial application and move in process a breeze. The neighbors even helped me move a few things when I was moving in, so I'm really loving the sense of community to say the least! The pool area and landscaping were absolutely breath taking and I can't wait for the party that they mentioned when I picked up my keys yesterday! Miranda is not only the best apt manager I’ve ever had, but one of the kindest, genuine good hearted person i’ve ever met. We have lived here 10 years, and really have enjoyed the community mainly because we feel safe, and any maintenance issues were promptly fixed in a timely manner. And the office personnel have been so nice to us. We have NO complaints, love it here

I have loved living here since the very first day! Chris made the application process and move in process super easy and stress free. They even offered us tools to hang decorations on move in day! Since then, Chris and Bailee both have been great at communicating and assisting with anything I need. They are by far the best office staff I have ever experienced in apartments. The apartments themselves are clean, quiet, family friendly and community oriented. Great place to live!

I love the pink and green apartments. I also love that we have a gate attendant although there have been instances on having to wait for quite some time for the gate attendant because they went into the main building to do God knows what. The appliances are outdated in the apartment. I don’t think I need to mention how parking sucks! It’s a hassle if you have a small get together or even if you have a friend over because of the limited parking. It would ne nice when all this construction is finished. Then there is “Fetch” a deliver service that I didn’t ask for or want and makes things harder for people that get packages on a regular. Well let’s just say not only are our appliances outdated, so are our amenities and we are missing out on so much! I’m not going to go into detail about the constant dog poop I see around the complex or maybe it’s duck poop, I don’t know but if you really look it’s everywhere.

Nothing has been as it was presented since shortly after I moved in. For a property in south Texas the many residents with A/C issues and &400/$500 electric bills for two bedroom apartments is literally something I have never experienced in 48 years as a Texas resident. Also my balcony door has been nailed shut with a piece of wood over it for months. I was told months ago to remove my outdoor furniture for repairs and still nothing has happened. I could go on but…..

Very safe and quiet complex. I love seeing the ducks as they cause me serotonin. Never had any issues with the gate, neighbors, or anything. Fantastic place to live!

The management staff and maintenance department are excellent, efficient and respond quickly. They are very friendly, helpful and glad to assist the residents of Las Palmas. Maranda and her team are personable and fun to visit with. They are great to help out. The landscape of flowers, duel lakes of ducks, a fountain, palm trees are beautiful. The peaceful back bayou is like a nature reserve in the mist of a busy city. I can highly recommend living at Las Palmas in Webster, Tx.

Las Palmas is the perfect place to live no matter the age with or without kids. After my wife and I decided to moved we started to shop around and decided that a apartment complex was the best for us. After shopping around for about 1 month we came across las Palmas and instantly felt in love the kids loved it as well as us. The fact that they provide a security at the gate is a very important thing. You won’t find what they offer anywhere else.
