Property Ratings at Latitude 28
Those positive reveiws are done by the staff, there’s NO WAY the property is amazing ! Literally the WORST place to live. They raise your rent with no warning.
They are infested with huge RATS and the managers will be aware and will move you in and do absolutely nothing about it. Save your money and move elsewhere.
Due to pipes and leaks in the apartment above me, I have not had hot water in over 3 weeks. The manager finally arranged to have me move to another unit and guess what that unit isn’t ready either! Everyday it’s a different excuse as to why I can’t be transferred yet. That staff needs a serious overhaul and course I’m customer service.
Communication, maintenance , bugs unprofessional unorganized, gives out misinformation about the apartments
Great place to live. Staff is great Todd and Karina are AWESOME. It would have 5 stars if the gym was actually open! ;)
If you work a stressful job and want to be at peace when you come home at night. This is not the place for you. Currently, my neighbor smokes non-stop. The smell makes me extremely sick (Throwing up and I’ve had 2 ear infections) and it gets into my apt; it’s so bad, I’ve started sleeping in my car. Plus there’s plenty of roaches, I don’t even know where they’re coming from. At this point, I’m pretty sure I have every type of roach in my apt and I clean my place every 3 days. It just upsets me because I can’t just break the lease and go elsewhere. I’d rather be homeless than live here, then at least I wouldn’t have to waste money on a place as bad as this.
When we moved here from Kansas in a rush,leaving this Apartment complex our only option, it already came with problems . On top of the door you can see straight in. Floors were paste on “hardwood “ with tears etc. A/C unit room filthy and filter black . Forward to couple weeks and months in, we’ve had a constant issue with raw sewage overflow outside our unit (hazardous btw) they’ll come to fix it and about 3-4 weeks later it would happen again. Happened so constant that eventually one night while laying down raw sewage backed up into our tub (same tub I’m supposed feel clean or get cleaned in ). This happened at midnight , they have this “emergency” line that don’t work . Had to sleep with the stench all night because they came in the morning after the sun risen. They don’t care . Won’t offer anything for their faulty unit but still expect their rent on Time . Currently the sewage is overflowing again at midnight and they will come to “fix” it and tell you they have no responsibilities for the sewage overflow. Roof leaks ever so often due to a/c and they also come to “fix” it and give it 4 weeks it will leak again . Do as you please with this info . Also they have this “corporate” number that they give to call but you’ll be talking to a robot leaving a message and they’ll never return your call because they’re not the ones living in the filth
Horrible management, horrible maintenance team, the management doesn’t care about any of your problems. Maintenance team cancels URGENT requests claiming you weren’t home when no one contacted us back about our request to begin with. Have had our bathroom ceiling fall in twice in a year and a half, due to them patching up a major line leak instead if fixing it. They’ve painted over water marks in ceiling, which surprise doesn’t fix what’s causing the water marks, and mold then starts forming, to which they then paint over the mold. A JOKE ARE YOU SERIOUS. Have had sewage water coming up shower drain and from under toilet, again due to that major line leak they continue to neglect. When we tried to go to office about this major flood, office was totally locked up and empty, even though sign on the door said they didn’t close for another THREE hours, and maintenance team wasn’t answering our emergency request. Not even to mention there was absolutely no hot water the first night we moved in. This place is a joke and all they care about it your money. Run as fast as you can to one of the MANY other apartments in the area, that are way better for your money and actually value the people who pay them to live there. That’s what I’m doing next month. :))
This complex was recently sold and new management has increased the prices by $300 for their "cozy" townhomes (the prices currently listed aren't accurate). The police were arresting someone in the apartment next to the one they were showing to applicants. It's a decent place but isn't worth the monthly rent at all.

These pictures are a lie. The gym is two functioning treadmills, two creaky ski machines, a gross disgusting bowflex and weigh machine,and a non powered bike machine. The pool is about half that size. The front desk people are amazing but management is absolutely callous and unconvente. They think pretty words make up for costing people money! I’ve lived in low income housing that was better than this.
My boyfriend and I were moving to FL from New Hampshire and found this place through Apartments.com. My friend toured the apartment and said it looked nice, so we went ahead and set the lease to start 8/4/16 (when we would move in). Isabel called and said it'd be cheaper in the long run to start the lease 7/23/16, so we changed it to then. After driving three days, we arrived to our new apt. Isabel rushed through the tour (while repeatedly saying, "Don't rush" while moving into the next room to show us something else) and had us sign papers saying we could add anything we needed to. It was disgusting. The apt was not cleaned before move-in. I found grease all over the kitchen and hair in the bathroom. There were holes in the walls and paint was chipping. The tub was painted (?!) and there looked to be water stains on the ceiling that were painted over. The patio door looked like it was repeatedly hit with a hammer. We took pictures of everything. I called the office and told them the situation. They sent the maintenance manager to look at the apt and he admitted that it wasn't ready. They still wouldn't give us the regional manager's number, but instead called her from the back room. We weren't given any updates for a long time. I called corporate and only then did we get any updates. The regional manager called me from a restricted number and allowed us to break the lease. They are only returning the security deposit. We agreed to get out of the nightmare. ***Today I got the energy bill from 7/2-8/8. It was almost $100. We were in the apartment for a maximum of 3 hours. I've tried calling corporate and their office but no one is responding to me.***
Is a good apartment, but I need to move in a bigger place and on the first floor.
Just moved in a week ago and love this place. The staff was very helpful because we were moving from out of state. We were able to do most of the paperwork before we even arrived in Florida. This apartment is located near great shopping and public transportation and great schools. It is also a short drive to the theme parks that my husband grew up with. I recommend this complex to anyone that is looking for a great location and a family friendly atmosphere.
When we decided to move back to Florida we wanted an apartment that was close to his parents and mine. We found Altamonte Villa Apartments after finding them on Apartments.com. I researched them and they are a perfect location to his parents. Most of my dealings were over the phone with Josh and Heather. They were friendly outgoing and willing to do everything online. By the time we got to the Apartment all paperwork was done. Only one signature was needed. We arrived one day early which was our fault but they worked with us and had our apartment ready to go by the next day. It is close to everything that we use to love before we left 10 years ago, even though the scenery has changed it was still returning home for my husband. We have had nothing but praise for the staff here the location is quiet even with the many families.
