Many who live and work in the Fargo-Moorhead area have chosen an apartment in West Fargo because of its small-town feel. Plus, homes tend to be more budget-friendly.
There’s a huge sense of pride within West Fargo, and the cultural attractions and events here reflect that. One of the most famous places in this city is Bonanzaville. The “village” as it’s often referred to, encompasses 43 historic buildings on 12 acres of land. Here, you’ll be in awe by the artifacts and structures within this cool section of town.
West Fargo is also the home of the Red River Valley Fairgrounds. The fair, which is held every summer, features carnival rides, exhibits, performances, and a beer garden. Just east of the city is where you’ll find the Roger Maris Museum. Roger Maris was a professional baseball player who broke Babe Ruth’s home run record in 1961.
When it comes to shopping, residents have plenty of opportunities.

Property Ratings at Latitude 46 Apartments
Don’t move here. The property manager is lazy and is only here for a pay check. He doesn’t enforce any policies. When you talk to him he treats you like your bothering him. Talks very condescending. They have a leash policy here for your dog, he doesn’t enforce it. There is DNA testing here to ensure your cleaning up after your dog. He doesn’t enforce that. The yard is full of dog waste and nothing is done. You go to him with issues, he dismisses you like last years news. He is horrible. Since he took over this place has gone further down the drain. His boss doesn’t give a crap so saying something to him is worthless. The amenities are broken more then they work. Kids break into the pool area and break things nothing is done about it. There are so many other places with the same amenities that have management that actually care. Do yourself a favor and save the heartache and headache. DONT MOVE HERE!

We have been here about a year, and our experience started bad but has gotten better over time. The staff wrote my email wrong in their system, so I couldn't pay online for months until someone higher up was notified, they then LOST my first two checks and we were sorting it all out when we got an eviction notice on the door for all our neighbors to see. They also charged me late fees for this series of mistakes. I eventually was refunded the late fee via next months rent but they did not notify us about it. My roommate for some reason couldn't get a key from them until 5 months into the lease. The building is not secure as my other roommates car was broken into while parked in the garage and the north door couldn't lock for months. Dumpster always overflowed and there's no recycling. Lately its been smooth sailing but wasn't worth the first few months of what we went through.
We were pretty happy with it right away and then our upstairs neighbors started walking around and you can hear every footstep and even hear conversations. The pool is always being shut down for not being clean. We put in a work order right when we moved in and they never fixed anything. And when we left they painted our walls that already had marks on them when we moved in and charged us $200. We made no marks on the walls and they weren’t painted nicely when we moved in. Just not a good place everall you can find something better.
I loved the sauna and pool at this place until it got flagged by the city for unsanitary. The city inspects the water and posts a sign stating it's out of order until repaired. The signs were monthly and took about a week to fix until last November. Both of the hot tubs were dirty and management left them out of order for 2 months before finally posting a sign claiming they ordered replacement parts. I've lived her for 6 months and the pool area hasn't been fully operational for more than 3 weeks.
Terrible apartments. Lived there from 2016-2017. Rent went up 3 times, plus changed property mgmt companies 3 different times. Fire alarms would constantly go off for no reason and pool area was filthy dirty. Look elsewhere.
I have been living at L46 for 3 years and I LOVE it!! The staff is extremely competent and friendly. They always say hi to me in the hallway and frequently ask how I am doing. This shows me that they do care about their residents! A lot of companies do not care about their residents, but they do! They do not hesitate to help out and find the best solution for any problems I have. The amenities are awesome!! I use the gym every day (they have more than just one treadmill and elliptical talk about variety!). It is never crowded when I am using the gym which is a plus. They have a very nice cleaning company that cleans the common areas multiples times a week. The building even has guest rooms that are for rent when my family comes to town. They provide the bedding and towels just like a hotel. The underground parking is great in the winter I never have to scrape my vehicle. Just last week they added parking stripes in the underground. The maintenance man is jolly and helpful! I have only needed maintenance one time and they came in less than 48 hours. I do not plan on leaving anytime soon :)
This is NOT a great property and the property management is terrible. You can bring any concerns to them and they will not be considered or handled. They are rude and talk down to you. If you have any pets you'll be put on the north side of the building (the south side of the building is basically empty) and that part of the building is not maintained well. The carpets are disgusting, the walls and stairwells are filthy. There is no limit to size for dogs and there are people with enormous dogs in this building, dogs that are considered high energy dogs so I can only imagine what those units look like. The only plus side to the pet deposit is that you get it back if there is no damage done to the unit. The vestibule from the outdoors leading inside is always filled with spills and filth. There is a gal that cleans the building but I'm sure there is only so much she can do as she's got a huge building to clean. The security door is constantly broken so it either won't open or it will not lock which then leaves the building unsecured. There was a pile of (human) vomit sitting outside of the north door for the longest time. This was brought to the management's attention, nothing was ever done about it; now the concrete is ruined and looks repulsive. The underground parking area is very, very dirty. It is filled with garbage, including cigarette butts from residents (even though there is no smoking allowed throughout the building). It is so dusty, which for a garage might be a given, but it's never been swept out. We lived in another apartment for 6 years before and they would be swept out quarterly. Oddly, enough, they were initially the property management company for this building. They must have realized that 322 units for one building was a bit much to care for. There are only a few dumpsters to put your trash and it's usually overflowing (at least on the northside of hte building). There are more apartment units in this whole building than there are homes in some neighborhood areas in the FM area and there may be 10 dumpsters. Also, there's no place to recycle. The trash would probably be cut in half if we would be able to sort out and recycle. The hot tub and pool area are very gross. The sides of the tubs and pool are very scummy and disgusting. They need to be cleaned, not have more chemicals added. Overall, I was not impressed with this company and I was very happy to leave. Rent at your own risk.
One of the nicest apartments I saw in Fargo and I knew it was home right away. The lady that showed me the place was super friendly, helpful, and was able to answer every question I asked. She really made me know it was the right choice! For what you get the price is just right! Not planning on moving anytime soon and if I do I will stick with Campbell.
I do not recommend this property, if you think Heating is included in the rent, that would be a biggest blunder. This Apartment is centralized and light/electricity bill in winter goes up anywhere near to $140 and it rips you off. There are many other apartments similar to this apartment in Fargo which are cheaper and lower light bills. Think thrice before you opt this property.
