Property Ratings at Latitude 49
I have been extremely disappointed in my experience at Latitude 49. Upon move in, it was clear my room and bathroom had not been cleaned thoroughly despite being informed they would be. Both rooms have had sloppy paint jobs and damage to the carpets. Water damage is visible on the ceiling, but has thankfully not gotten worse during recent storms. The prior tenant left command strips on the bathroom cabinets because they don't stay closed. The dryer for the apartment has had repeated issues that have not been addressed properly until the 10th work order request, which has resulted in increased electric bills. Outside of the apartment, the walkways smell like weed and trash as some neighbors don't adhere to the trash policy and the policy is not properly enforced. I have seen roaches around the buildings on multiple occasions. The complex has also falsely advertised 24-hour study rooms and gym, which are not open 24 hours. The study rooms are only accessible M-F 10-6. The mail room is also a mess, packages are tossed in with no proper organization. Speaking of mail, my assigned mailbox has been broken for sometime now and we've had issues with the office holding our mail until it's repaired. I also have concerns about security as there have been shootings nearby and the gates to the property do not close or lock properly.
Do not live here! Only 2 of the apartment buildings are “student living”, the dumpsters are always full trash is everywhere. Was a shooting outside my window last week! Room students with old people that aren’t students

I moved here a few months ago, shortly after new management started. I live in a top floor newly renovated unit and it has vaulted ceilings, new hardwood, appliances, and new furniture. The new community manager, Levi, is awesome and always very respectful to his tenants. I would highly recommend living at Latitude 49, especially if you are a college student on a budget!

Moved into an apartment that they didn’t even attempt to clean, trash everywhere because the two trash disposal areas aren’t emptied frequently enough, security will harass you and your guest, outdated kitchen, no lights in the room, outside of maintenance it’s hard to get in touch with the office. If I could give this place zeros stars I would undoubtedly the happiest day was the day I got to move out.

I signed my lease back in August and everyone said not to do it but I looked at some of the reviews and it seemed pretty run of the mill and took a chance but don’t make the same mistake I did!! This apartment has been the worst. It’s suppose to be a safe gated community but the gate has worked a total of two weeks in the almost year I’ve lived here, police are constantly here, security does nothing, there’s been multiple gun shots since I’ve moved in, my cars been broken into and the office does nothing to fix the issues (or the gate). The pet fee is actually $300 along with the $20 a month unlike the website says but the area isn’t safe to have your pets out, the dog park is just a fence,poop surrounding the entire complex because it doesn’t get picked up. Maintence is horrible, flooded my apartment twice, “fixed” our roof by spray painting over the water damage while getting paint all over my roommates clothes, overall just causes more problems than it’s worth to get fixed. Shuttle to school breaks down fairly often/ is late or leaves early. Property manager has never gotten back to us on any of our issues, only ever says she will email us like we have time to sit around and wait on important issues. Do yourself a favor and pay the few extra dollars in rent somewhere nicer because in the long run you’ll end up paying more here with all the fees they charge you and get way less!!

This place is a complete and utter mess and i cant wait to be gone. First and foremost its not safe here . Just last week there was 7 cop cars called to the property for an arrest . Before that there was an apartment taped off with yellow tape and the police lab outside. There is alot going on at these apartments. Also the apartment grounds are messy, nasty and filthy. I have never seen so many dirty adults. Also they have families living in 1 room. You can hear numerous kids running above you etc.. i know times get hard but i cant see 3-4 people sleeping in 1 bedroom . Also the place is packed with drug dealers and violence.

They charged my roommates and I $75 EACH for a party we didn’t throw. Also the grounds are trashy as well as the rooms. Interior needs to be renovated (kitchen cabinets, doors, carpet, etc.). They will fee you for the smallest things but won’t fix anything. Each resident is supposed to get a parking pass which we never received so anyone who didn’t live there was free to park in our lots. I’ve heard fights outside my window not to mention we live down the street from the music pavilion so don’t stay here if you don’t want to hear live music. If I could, I’d give this property no stars.

Inconvenient area. Rude office staff, not very helpful. Dirty neighborhood. Horrible parking and grounds. Cheap, low quality. DON'T DO IT.

Rented here because nothing better was available. Purported to be a student rental but they will let anyone live there that can sign a lease and make rent payment. I was a day late on a $8 charge for electricity because I paid my rent early before they posted the bill. Sent me a threatening eviction notice over $8 after paying ahead most months. Went to vacate and they would not accept the keys until July 28th (school ends beginning of May) and we left on the 13th. Now they say if I don't hand the keys in between July 28th and before 9am on the 31st they will charge me $100 an hour!!! Run stay away from this place and live in the street you will be treated better!!!

We do have a tedious move out policy due to the high volume of people that will be moving out. This place is terrible. We were supposed to move in a week ago, and we now won't be moving in for at least another week. They won't give us a straight answer, and it's ridiculous.
