Property Ratings at Latitude Apartment Homes and Casitas
Cockroaches absolutely everywhere. We’ve had their pest control come out multiple times and we still have cockroaches out every day and night. When we moved in, food, garbage, and old roach traps covered in dead roaches were behind the stove and fridge that we had to clean ourselves. Now afraid of scorpions getting in and stinging our dogs. Office staff is absolutely horrible and no help at all. Showed us a model unit that is NOTHING even remotely close to ours. Homeless person sleeping in the community walkway of apartment units. Moved in in January and water has been shut off 3 times. Please do not ever move here.
I currently live here, it’s awful. Neighbors steal packages, there are roaches every where. You request to have things fixed and you have to bug them to help. The machines in the laundry room steal your money and rarely work. There was a homeless guy doing meth in the outside hallway of my UPSTAIRS apartment just last week. People allow their pets to pee and poop on their upstairs balconies which then leaks to the neighbors below, management does nothing. They rent to any one and do not take any complaints seriously. I cannot wait for my lease to end because this place is not safe at all.

This location has become more and more disappointing with every new change of management. I have lived here for 8 years. With each change of management the exteriors get a new paint job and the rent increases disproportionately to the apartments that are being offered. If you’re looking for an out of date apartment that has an interior reminiscent of the early 90’s but willing to pay a rent that is appropriate for 2021 then this place is just for you! The pills are regularly closed, especially on weekends and in the summer. Maintenance is severely understaffed and take quite a long time to respond. Furthermore, the dumpsters are regularly overflowing and trash is frequently thrown and spilling out into the parking lot. The best part is that the front office is completely unhelpful and detest doing their jobs. If you have any sort of complaint, prepare to be met with their disdain and lack of effort to resolve it. I have been informed numerous times that everything is decided by a nameless corporate office and “they can’t do anything about it.” People also regularly “park” in the middle of parking lots and block parking spots. Don’t waste your time and money here. It’s truly not worth it, especially under the current management (Avanti Residential).

I've lived in these apartments for several years now and never had any bugs until my neighbors moved in and now I see roaches all the time and management refuses to do anything about it. This place has become absolutely disgusting and I wouldn't wish this on my worst enemy.

I will be breaking my lease because I refuse to live surrounded by roaches. Ever since my neighbors moved in I've had roaches which I've never had before and when I called the office they refuse to do anything about it. This place has become absolutely disgusting. Please avoid this property at all cost. If you move here you will be surrounded by other people's garbage, roaches and dog poop. The office staff is absolutely horrible and always gives you the runaround. Maintenance takes forever to fix the simplest issues. Just do yourself a favor and do not move here.

I have had a terrible experience with the Latitude apartments. Maintenance doesn't fix anything and the communication is a joke. The parking lots are dark, I can't see when I'm parking my vehicle at night and it causes a safety hazard. I've put in 5+ work orders and they keep getting closed out. There is a monthly fee for a valet trash which attracts bugs and cockroaches. I don't feel valued as a customer and I will not be resigning when my lease is up.

Been having a bunch of issues regarding maintenance and security. Not worth what Ive been paying each month plus they keep increasing rent and wont take care of issues.
Latitude is good when it comes to a decent price for a two bedroom and space compared to the rest of the market from 2018-2020. However after living here for a few years I can say the office staff changes way to much and they almost never answer the phone when you call & maintenance work is not up to par. Granted I've had worse so I'm a little jaded and can deal with it.
This is the worst property I have ever lived on do not move here unless you want to be surrounded by garbage everyday all day the office employees never answer the phone maintenance will say work orders I can Fleet and they never even coming look at the issue do yourself a favor do not move here
Leasing office and repair service overall need to improve.
This is the worst place I've ever lived do not move here!!!!
I decided to not go through with signing the lease. Thankfully I made that decision! Because I was hit with a utility bill for an apartment I never stepped foot in. How can that be? Oh but the front office won’t answer the phone or emails. Not to mention they didn’t give my application fee back, which ok, but the $200 deposit?! Stay far away!
Scorpions trash fights fights oh my no lights broken laundry rooms hidden fees your rent will be at least 200 more than your lease says And when you move out you send it to collections automatically and it’s bogus Fees After I went in and talk to them because they never contacted me they reduced it it’s not right as this place isn’t right
I had 5 Maintenance request I wanted fixed even before I signed my lease. I ended up signing it anyways since they were so pushy about signing, and I heard nothing for the first 3 months I lived there. I wasn't until I had an actual emergency and my toilet broke and flooded the bathroom that anything was responded to. Even with that, when I went down to report the bathroom incident it didn't feel like they were taking me seriously and was only further clarified when the maintenance personnel came hours later and seemed surprised that there actually was a problem because he was told and I quote "It was not a big deal. " I ended up having to get a complete new toilet and then he asked if there was anything else I needed done, not knowing apparently about the now 7 maintenance request I now had in. After doing a second rate job on what he could he left. A few months later I wanted to get out of my lease and was willing to work with them, however the way they tie you into that lease is horrible and good luck if you have a job where you move or plan to move anytime soon. If you want to cancel you have to pay up front two whole months and then you still have to live there 2 more months because of there 60 notice policy. All in all it certainly has been the absolute worst place I have lived to date.
There is a fee for everything. A $40 fee to just get your mailbox key. A $50 fee to get a gym key to the apartment gym. Tax is not included in your rent, so you'll see a decent charge for that due on the first. You also pay for all your utilities separately. There always seems to be another fee for something. The renovated units are nice, and the appliances are very nice, though. The staff was friendly, but they weren't flexible at all. I like the apartments and the area is decent, but be prepared to pay for every little thing. A lot of reviews mentioned scorpions being an ongoing issue, but luckily I have not seen any in my apartment.
So this began at the initial move in date. i showed up on my scheduled move in date to the unorganized and very unprepared main office where it was not well communicated that i was due to move in on the specific day. one of the management members, while scrambling to find our keys to the new apartment, soon advised us that we were scheduled to move in the following week! this was after very frequent communication with the complex to ensure we were all set for our move in date. the only reassurance we received with this error was hopes that we had somewhere to stay until our new move in date and a promise to prorate our rent :). so far, maintenance has responded well to our one request, likely because the flooring would be incredibly damaged had they not responded quickly.. the bathtub lining was thinner than paper and within a couple of weeks into our move in was falling apart. other than the lack of open parking, my main and most frustrating complaint is with the trash system at this complex. there is a valet trash that ever tenant is required to pay $25 along with their rent for each month, regardless of utilization. i’d never used this service, but have also never minded the price as it was my personal choice to walk my trash to the many dumpsters in the complex. Well, since then they have removed the dumpsters, leaving a single compactor at the very end of the complex for every tenant to use. I would have even accepted this, if the valet trash which they claim “comes EVERY night except fri and sat” could pick up our garbage more than two consecutive nights in a row.. since this change, tenants have left garbage everywhere around this once decent looking complex. garbage and litter scattered all along the grassy areas and buildings. compactor filled to the brim. and because our valet trash fails to pick up our garbage on a consistent basis, the lovely hot weather and garbage alike has caused a nasty smell and lots of insects surrounding your front door. Very displeased with how this place is ran and will certainly not be renewing.
I've had issues with the front office since I moved in. When I showed up on my move in date, my apartment was not ready and they had to scramble to get me into a similar apartment, which was still being cleaned as I was moving my stuff in. When my lease came up, I felt rent was too high, and wished to speak to a manager to negotiate, but the office dragged their feet until I felt forced to sign the lease. Last night, my bedroom flooded. Neighbor upstairs could not be contacted and my ceiling leaked all night. While the maintenance guy worked, I visited the office to see what the next steps are. The first woman I talked to suggested I sleep in my living room. Marisa ended up helping me as best she could later that day, but while I was talking to her, the other lady kept trying to become involved after I asked not to be helped by her, then had petty, passive aggressive comments on my way out. Don't move here.
I've lived here for over a year and if I could break my lease I would. Maintenance is a joke. They don't fix anything. They'll lie to you and say they came in and fixed it, yet the same problem still exists. Call emergency maintenance they don't show up. Office doesn't care. All they care about is collecting your money. Front staff is usually rude and acts like you're interrupting them. Pool was green and gross all summer. Couldn't even go swimming. Save your money and go somewhere else.
When I first moved here I was so happy to be here, still love the inside of the apartment but it's the company who owns this complex I'm so upset with. A couple months ago I received a letter stating that they would be charging us for the outside lighting, these are the safety lights. This is not on my lease...and to let you know I have no parking lights, no lights in the hall by my front door, no lighting on the three building next to me, pitch black. It's not the 7.71 ( which can go up ) it's the fact I have a contract with a specific amount and they want to add more to it. Some tenants are also being charged 25.00 ( this is besides what's on their lease) additional if they have more than 1 person in their apartment. So many tenants upset about this, I will not be staying, I'll bet there will be so many more not signing a new lease, so they will loose in the long run. I usto love it here now I'm just sad.
Well I still like the apartment inside not so much the company that is renting to me. a couple months ago they came around and handed me a letter stating they would be charging us for the outside lighting, no mention of how much it would be. So just recieved my first bill for the lighting and it is 7.71 she did say it would change monthly. This is not included in my lease, some tenants are being charged for more water if there is more than 1 person in the apartment, also not included in the lease. Yesterday there where so many people in the office, several upset about the extra charges.......makes you wonder how many of these tenants will sign a new lease, I will not be one of them. Makes me sad the big companies try to take advantage. Also these lights I am being charged for are not working, outside my apartment door, the outside building lights, the parking lights, its NOT safe, I come home in darkness, can't see out of my peep hole too dark, and don't feel safe opening my door. ronnette freitas
in the last week Hello. I just wanted say how horrible these apartments are. First off how the office are very rude never care about any issues you have . We have lived here less than 6 months and get bikes stolen off our porch, Stuff stolen out of vehicles. What a safe place. The security officers sure do there job right. Also I have had to have maintenance come over three different times to fix an overflow really. How hard is that. Hire staff that knows what there doing. They tried to replace it multiple times and still drips through ceiling. Plus the 3rd time I call emergency line and the maintenance guy comes over with basketball shorts and a t-shirt. Wow real professional. Then leaves a huge hole in ceiling when I have kids here. At least patch it up. This place sucks. So until things are right no rent will be payed. I'm not paying rent for place that cant do there job right
We have had no problems here whatsoever so far. The office staff is friendly and they have a couple here that does different events every month that are really fun. Our neighbors are terrific and it is very quiet. My gfriend and I realize these are older apartments but the upgrades are nice. Many have mentioned scorpions, but we haven't seen any in our apartment and this is Arizona and we live next to mountains so that is to be expected. All in all we like living here.
Terrible place to live. I lived here years ago. My first apartment of my own an It was the worst experience I've ever had. I had done a little research on the place beforehand? like many others heard about a scorpion problem. While my pregnant wife and 2 young children sat with the leasing agent I asked about the scorpion issue she laughed it off and I was told on a rare occasion there has been reports of scorpions. After all this is Arizona right. Seems they use that line to negate the fact that the place is completely infeasted with scorpions. They also cleaverly change the property name every few years. It was know as Autumn ridge when I was there. In the 2 years I lived there and between 2 different apartments I was stung 6 and my wife 2. Thank God my children never got stung. I had more then 20 encounters with scorpions inside and around my unit. My wife an I struggled to sleep had to be extremely cautious where our kids played. Where we walked in our own house. The bark ?? is the most poisonious of scorpions and can be fatal to children. Their souless leasing agent sat with me smiling giving my children candy while full well knowing my family was about to be exposed to these dangerous situations. All she cared about was my signature making it on to that lease screwing me over for years to come. When we realized the severity of the issue we attempted to speak to the office. But they were no help. After all I was bound by contact. Glad I'm finally away for that place. I strongly advise everyone to stay away from this place in fact most apartments in that area have scorpions.
TRUST ME YOU DO NOT WANT TO MOVE HERE. My boyfriend lives here and before he moved in he saw a few posts about scorpions and when he asked management about it, they laughed at him because they "get that a lot." Since move in, he's had at least fifteen in his apartment. After about five months of this, we were laying in bed watching a movie and I got stung by one! I went to the office to talk to them about it. We asked for some sort of accommodation other than what they were already doing. Pest control is included in rent and so you're supposed to request them to come spray once a month in your apartment and to have the air filter changed. After doing research, I found out that spraying doesn't help because scorpions are nocturnal and nobody comes out to spray at night. All spraying does is kill their food source but they can live 9 months-2 years without food. So pretty much their only method of handling it doesn't work. We asked if it was possible to move because I got stung and my boyfriend doesn't feel safe. We don't know if he's allergic and the type of scorpions that the apartments are infested with are bark scorpions, the most poisonous in the United States. They won't even move him to an upstairs apartment to lessen the risk. The only thing they said he can do is give them a thirty day notice and pay twice the amount of rent to "buyout the contract." Their reasoning for their lack of handling the situation is "This is the desert and scorpions live in the desert." We even explained the pest control thing and they don't really care. I understand management can't control the scorpions. However, how they are handling this is ridiculous! They played dumb about the scorpions in the beginning and all they can say about the false information is "sorry."
I’m absolutely disgusted, discouraged & infuriated at this point. I’m not even sure where to start. The complex itself is way over priced for the cheap & crappy way it’s updated (which you can’t tell when you walk through the staged model that they show you). But I was able to live with that & just bide my time there until my lease was finally up. What I can’t seem to wrap my head around is how horrible the management at this place is. I simply cannot understand how they haven’t been sued or how they are even still in business. Our APS bill the first two months totaled out to $700 for a 900 sq ft apartment due to the unit being so old & the construction being so poor. They entered my apartment 4 times without permission. Every single time, we told them to wait until we got home & they acknowledged us & told us they would & then every single time, they would be in our apartment when we got home. This is ILLEGAL. Everything in the apartment would break. The toilets, washer machine, the fridge, the towel rack, the front door lock (real safe). You name it, it probably broke at some point within the 9 months we were there. I was so excited to move out of there & never have to look back again. Much to my dismay, that’s not what happened. I was sent my move out statement totaling up the damages I had to pay for. The overcharges within this letter were outrageous totaling to a shocking $1,000 but I sucked it up & decided to just pay so that I would never have to deal with those horrible people again. I called the number they provided to set up a payment plan. To my surprise, a COLLECTION agency answered the phone. I moved out of my apartment on May 31st, the letter was sent on June 9th & I called the number that the letter provided me on the 15th. How could they send me to collections without giving me the chance to pay the balance due & only 2 weeks after the end of my lease? When I contacted the office (after calling & getting the voicemail a total of 8 times & leaving 3 messages), the assistant manager responded with, "well that's just our policy so..." The management there are some of the worst people I've had to deal with, which says a lot considering how level headed I am. They don't care about what's going on in the place that you live. They shrug everything off. To them, you're just a hassle. Please, DO NOT WASTE YOUR MONEY, TIME & ENERGY ON THIS PLACE. They are scammers.
Charges you more than what you actually owe, refuses to answer the phone to talk to you, bedbugs, maggots, cockroaches, scorpions...rude and incompetent staff.
I have lived here for a year and a half. This is the worst place ever. Staff is rude and they hire and fire every week so it's never the same people. Scorpions everywhere. I mean everywhere all the time. Roaches, robberies in broad daylight, water is always shut off, gym equipment always broken. Had a broken water heater that jacked nutty electric to $325 a month for 3 months and they will do nothing about it. Seriously, don't move here. If you have options, go with the other one
This place has roach problems. Don't expect help from the office either
I wish I could put negative stars! Worst experience I've had renting. Dishwasher and sink backed up 5 times during the year that I rented there. I moved out and paid them what I owed before receiving a statement. They sent the payment back uncashed and told me I had been sent to collections. I was paying before receiving a statement and it was less than a month after move out. I was charged for insurance though I had my own and was charged 200 for cleaning fee though the appt was cleaned except for the dirty carpet that smelled like wet dog and looked dirty when I moved in. Will never consider renting here again. Renter beware!!
Been living in my apartments for almost a yeah and they are a decent place to live. There are some cons and pros like every other place but the rent is just right and they are upgraded as well. For a two bedroom one bath we only pay around $630 a month with water and trash included. New management is really nice and helpful and the remodeling is turning out really nice. Quite residents.
I love this complex. It is conveniently located near everything i need. The viee is great and management is super friendly. The rent is totally affordable and i enjoy living here.
We just moved in not to long ago, great location, close to the freeway so I can get to work, visit family, and everything else. Nice looking park up the street, grocery store close by. Very comfy and roomy apartment for a great price!
I have not really had any issues since moving in. The couple things I found upon the initial inspection were fixes the next business day. I have seen scorpions a couple times, but it's Arizona....I expect them. When I reported the issue, they had someone in to spray within a couple days. The staff has always been courteous with me, and I have no issues with the neighbors. Overall a very nice plane for a great price!!
They do not keep the up keep in the apartments They are more interested in landscaping. We have alot of bugs that comes in to the apartments. They come & spray aliittle bite Where the air condition is in the attice is a big hole where the bugs can come inside. Some of the apartments sure can use new cabinets & other things. We have a new owner & the people in the office refuse to give the tenents the phone number. That is wrong I live on Disability & get very little income I could use a little help lindablacks49@gmail.com
Would love to move from here. Have new owners. the people in the office refuse to give out the new owners phone number to anyone. I do not think that is legal Have problems here.I am on SSI & would like to find a better place.lmb49lmb49@hahoo.com
This is a nice area,to go for a walk. But if you do not have a car then is a little hard to get around. The staff hear are very nice people.Has a nice play area for the children,a couple of swimming pools.soccer & basketball courtyard.exercise room, soon will have game room for the children. All & all is nice.blackslinda@yahoo.com
outstanding customer service, people are nice and friendly. Alsothere getting upgraded so it will be even more better.
This is a great apartment complex , the people working here are great. Management and maintance are great too they fix work orders as soon as they get them. That is very helpful.
For being my first apartment these have held up pretty well. Now they are not perfect, but they are one of the most affordable I have found so far. It's a big complex with two okay sized pools, they get the job done for swimming, and the complex is pretty clean. We live right by a mountain so as to be expected i have seen a couple, but few, scorpions. It's a good place to get started off, if it's your first time out, or if you are looking for an affordable place for you or you and some roommates! The management is very helpful too!
This is my first place out on my own, they are very affordable and have a extremely clean complex. Right by a couple food places, a home depot and a best buy! We have a view of the mountain right next door, and a high school close by! Great for families or just a few friends! Rent isn't bad, and laundry units found all around the complex! Cat and Dog friendly! All around cool place, check it out!
This place is infested with roaches and scorpions. Upon moving in they told me there were dual sinks in the kitchen, they had no models to show, I signed a 13 month lease and when I moved in there was only the one sink. It just gets worse.
Decent, has pools, walls are thick enough to keep the sound from getting through, cheap and in a somewhat decent part of town. Although there are alot of weird people that live here but that happens at all apartment complexes. One downside to living here, if you plan on renting with another person you will still only get one covered parking spot. Otherwise The Autumn Ridge apartments are decent for the price. Hope you liked my review!
Friendly customer service with a smile. Nice layout of apartments. Great neighbors and super quite place to live.
