I would give them zero stars if that were possible!!!! My husband and I lived here for two years and it was the worst two years ever. We constantly had issues with the air conditioning and would put in a maintenance request that would be answered more than a WEEK later!!! Mind you, this was after constantly hounding the people in the office, I went all 5 days in a row. They charge all kinds of fees that we never used for valet trash and locker. We turned in our keys on 12/28/2023 and they still charged us $150 rent for 3 days in January because “our lease” was through 1/3/2024. Manager and assistant manager was a total joke. No help ever! Tried to be nice and was never late on anything and they said they would boot our car for moving! I swear I can’t make this stuff up! I would run as far as possible from this place and never look back!!!!

Don’t care about residents. Not recommended. Unnecessary fees / charges for some irrelevant, unnecessary package. They are charging extra for valet trash service, $25 fine if you miss to keep your trash bin inside and now asking $100 more for some unwanted Spectrum cable service..

Management is very rude and not professional. They did not allow me to hold a spot for the u-pack trailer somewhere on the property. Had to go back and forth for a week and was allowed 24 hours. If you consider moving with a trailer like pods, upack this is not the community. They charge for Valet trash but pickup is irregular. They came up with technology package(for internet and cable) and just gave a notice that we will charge after 30 days. We don't need such value added service and should be optional but is being forced upon in middle of the lease. We will be paying 2X the price with that package than offered outside. Why is the community pushing to take the technology package and join spectrum when we already on spectrum ?? When we go to talk to the leasing office they asked us to leave and locked the leasing office door. How unprofessional!! Also w**d smell in the community common areas most of the times and inside the house on day 1 when we moved. This is also noted in the move in condition form.

I was reading so many 1 star posts on this , One more practical experience for myself on leasing office & management, Really unprofessional and dont recongnize they are talking to humans. Very much brings the city/country standard down. They dont feel someones issues as an issue just staff are loitering and laughing around. Am sure we will have the admin respond to this post as well like other posts with an apartment email id and unrealated response which doesn’t help.

Management doesn’t care about you, they only want your money. I’ve had 5 leaks, nobody knew why, ants from inside the walls, adding stuff in the middle of my lease. No type of apartment activities. Wouldn’t recommend this place AT ALL. Avoid at all cost

We pride ourselves on customer service. Every community has set policies that need to be enforced. It sounds like you missed our community events. We have at least two community events a month. Please see your email as the events get blasted through your resident portal. If you have any other questions or concerns, please come down to the office or email latitude@alapts.com.
Leasing staff is rude. They omit need to know information like the lack of security. The extremely high number of break ins. The issues with the air conditioners that they admit they don’t know how to work on. The maintenance staff is always high on weed and could care less about your issues. They always have an excuse as to why they can’t fix anything. Then when you move out they charge you 300 for the stove top to be replaced when all we have done is cooked on it. But they claim that is not regular wear and tear. Save your the trouble and don’t move here.

LaToya was great. Took her time to make me feel at home before I was a resident. Have a personal stake in my understanding of the rental process. Explained everything in great details. Made me move a pleasure. Once again Latoya was AMAZING.

My door has been egged and management has not taken any action to tighten the security. While move out they charge you like anything where we do not see those charges any where. I do not recommended any one to join latitude mallard creek apartments. Safety wise , it is the worst apartment

Management is always great when you have questions or concerns and the maintenance are always doing their job.
Let me start my review with the management. Horrible people at the front office they are RUDE (Manager) and UNPROFESSIONAL (staffs and rest of the employees). Nobody like to talk with this rude manager lady but at the same time I wonder how the other 2 staffs got their job in here with ZERO knowledge. Don’t expect to get your deposit $500 back. They gave us an old stove and they charge $325 for replacing that at the end of the lease and now they are saying that “THEY ARE NOT GOING TO GIVE THE DEPOSIT MONEY BACK” and still they have charged extra $100 ($500 $100) dollars stating that we left the apartment super dirty. Uffff. They will steal your money like anything. No security. Also, in the name of building the “PHASE II” they made everybody to suffer a lot such us Parking, Air Pollution, made the roads nasty with mud and then they park their trucks in front of your car and they will take their own time move during morning busy hours. Gym with no maintenance, no clean, no wipes, no AC control. Maintenance people always walk inside your apartment with dirty shoes to change the AC filters. They enjoy snatching money from you. If you guys like to give away more money, go to “Phillips Mallard Creek Apartments (JURASSIC PARK)” and you will be entertained with that Manager lady whenever you got bored and they will charge you for the entertainment after the end of your lease.
Dont expect to get your deposit back. Plus $700-$800 mimimum move out charges for nothing. One of the worst management
I’m just writing a review because I couldn’t help but notice they haven’t been updated in 3 years. I’m going to start with the rude staff that is currently at phillips mallard creek, they will lose your rent checks and try to charge you $100 late fee and take NO responsibility. Julie, the manager, absolutely HORRIBLE. She is unprofessional and will yell and even threatened to call the cops on me because I simply wanted to know where my missing check went that she LOST. I’ve been living here for about 2 years now and the the apartments themselves are alright, but not worth the price. You will lose more money dealing with these leaches than at any other complex. Take my word.
This place is the worst that I ever lived. Their were many thefts and robbery. The management is rude and wont cater to the needs of the residence. Their are too many repairs and damages in the house. The leasing office is closed very often without notice. The management thinks they can anything because they are the lease owners. I will moving out the movement I get chance.
I've lived here for 9 months and have recommended to many. It's apartment living and yes there is noise and pretty much the same issues that you run across living in any apartment. But the property is clean, safe, well lit. Amenities are beautiful. I enjoy working out in the gym and grabbing a cup of coffee after. I always stop by the office and say hello. Darrel is awesome, he enjoys visiting with the residents. The office stays busy, so sometimes I just give a wave and I always get one in return. I think that residents some times forget that there are 300 apartments and the staff has a lot going on. I hate to see negative reviews about apartment communities because they are so shallow. I've lived in a private home in a neighborhood, and guess what....there's issues there too!
The staff is terrible and not friendly. Nobody knows what they are doing. Neighbors are so loud. After my washer was ripping my sheets they told me they wouldn't replace the washer and that my sheets were just too thin to be washed.
I LOVE this apartment complex. After living in student housing for 4 years, I wanted an apartment that would be just as sophisticated as my previous residence, yet more spacious, and homey, without having that college style feel to it. The Phillips at Mallard Creek is JUST that! Peaceful, gorgeous, with great management and fast maintenance. I don't plan on moving anytime soon!
I've only been here a month and already had multiple water leak problems and three cars have been broken into in the past 4 days (mine included) managment won't do anything about much less return your phone calls
The stainless steel appliances are great. Kitchen is very well designed with granite counter tops and wood flooring on the 1st floor apartments. Nice work out gym!
