Property Ratings at Laurel Canyon Apartment Homes
Neighbors smoke on their balcony, inside their apartments. It comes in through your closed doors and windows. Why this isn't a non smoking apartment in 2023 I have no idea, but its a major draw back and I wish I had realized this when I moved in. This lowers quality of living and health conditions. Will break lease
Taking a new offer of employment is leaving me with a bitter-sweet feeling. While a new career is promising, I'm at the same time saddened having to leave the Laurel Canyon community in Ladera Ranch. Living here has been my most satisfying rental experience ever! The neighborhood and nearby Chaparral elementary school are without a doubt the best that Orange County has to offer. Management takes great care to see that you are comfortable and happy in your apartment. You will not meet a more friendly and helpful office staff. In the very rare event that something was broke in my apartment, they saw to it immediately that is not just fixed, but even replaced with new installations. The pool is always clean and ready, and all of the equipment in the exercise room is like new - and they even have cable TV in there! Stater brothers, fitness / sports centers, lots of restaurants are all within a 5 - 10 minute walk. People in the neighborhood are extremely friendly and helpful. I have had absolutely no reservations about letting my young son out to play or to walk to and from school on his own. It is by far the safest community I have every lived in.
We lived here for two years, and when we moved in the complex seemed great, especially since it was in an amazing community. However, as time passed we time and time again had issues with maintenance, whether it be incomplete jobs, or just plain neglect. The plumbing was the worst we ever experienced, especially when the maintenance staff took control of our garage on two occasions to fix fire sprinkler lines. It took them three weeks each time to complete repairs, and didn't bother to clean up the drywall dust or paint splatter. I would like to also let every future resident know, that the walls are thin, some neighbors are really noisy, garages are used for storage, parking conditions are poor, and they allow smokers to smoke near the building. The quality of the interior is fairly poor for the price they are charging. It may seem on par with some other apartments around the area, however they will raise rent on you $100 after a year. After two years of living here, we could afford to move to the Irvine Company Apartments and receive some real quality service. The only reason they get two stars is because the new management team are trying to make things better. But from my experience, they have a long way to go, and it definitely will take a few years before this complex is deserves anything more than 3 stars.

The Laurel Canyon apartments are located in an awesome neighborhood. You can walk to the park, market, restaurants, etc. The apartments are clean and cozy. Love my new apartment!
