Property Ratings at Laurel Hills Preserve
repairs after a water leak On Nov 14 I had a leak from the above apartment's water heater. It took a few days until someone brought the dehumidifier, and the one that was brought was inefficient. It took more then 3 weeks for someone to come and replace the A/C air filter. It only happen after I asked 3 times that it will be replaces. I am asthmatic and the two weeks I waited for the replacement of the air filter where agonizing. To finish the job, a contractor came by and painter only one of the damaged walls, and the ceiling, while all my belongings where still at the apartment. I have paint spots on the sofa, and one of the old dressers I have in the living room(that I know of). On top of that, the guys that came to take the layer below the carpet broke my hand made Glass Mezuzah. Not sure yet how much it will cost to fix that. Twice the repair crew left my apartment open after they left(i was not here when the repairs where done except for the day the Air filter was replaced). The damages in the closet where not address correctly and I still have stains there. Over all very low level of work, and very low level of care for my well being, and my belonging.
My Roommate and I have been dealing with rats for the last year unfortunately it started right after renewing our lease. when contacting management regarding they closed our service request 3 times before sending anyone out. The person they then sent out provided us with one pack of glue traps and a snap trap. We have killed 7 rats since and there is no sign they will be stopping any time soon. Do not move here if you value your sanity. This on top of a pipe burst the previous year that they barely addressed. We had considered moving out at that time but could not afford the competing apartments at the time.
The property look nice, I couldn’t believe how poor the communication was from management.. I’m disappointed I didn’t think this company would be that way. The agent I worked with was incompetent, she never followed up on much of anything, I always valued there time, how unprofessional they refused to value mine..

Zed was veryyy helpful in giving us the perfect amount of information and guidance during our tours and the energy in this place is very nice! It was a great experience just simply touring this place. Feels safe and spaces seem very clean and look good quality.

Took 105 days for Ac unit to be fixed in summer and was only fixed after having Marietta Code Enforcement to come out and issue them a warning. Office staff does not care about residents and in fact blames them for most problems. Gates not working for years. Garbage compactors are defective and constantly have trash pile up. If you go into the office for an issue they will pretend they want to help then shrug you off. Maintenance will close requests and say they completed them without ever stepping foot into the apartment. Please, if you can, find another place to live.

There was no apology and was told they do a walk through in a week , first impression was I was doing them a favor this is a very large complex, I was excited, Dog , park, Car wash area : On Apartment.com reviews all seem to say Georgia has the same complaints, Roaches, Weed smoke in your apt, trash problems , staff never picks up the phone, they do not care what is wrong with the apt staff in Georgia

This apartment home is the largest and most poorly maintained and managed in Marietta, GA. Please do not rent from here! Spend a few bucks more and rent from a company with integrity with staff that care and are accountable to the tenants. The apartments are not as shown. The above are photos of the 20 renovated units not the 500 units falling apart on the property! Please take this as a warning a rent elsewhere.

Check your unit first, if it is unlivable and has major maintenance issues you will still have to pay and it takes them forever to fix those. And by unlivable I do mean unlivable, no heat no power etc.
Property Manager at Laurel Hills Preserve, Responded To This Review
Thank you so much for sharing all of this with us, User. We're very disappointed to hear that your initial experience here has been unfavorable. Don't move here unless you are going to be making over $60K a year, or have mommy and daddy to help you pay. The prices (even before inflation) are ridiculous. What you see in the pictures is ONLY the spots behind and around the leasing office, and pics of models of apartments from years ago to capture the best possible illusion of "quality". I moved out because I couldn't keep getting my rent hiked up. And because the people in the leasing office are incompetent and they are constantly replacing them with more of the same people who know how to roll out the red carpet for prospective tenants and treat the current ones like second class. The only good thing is the location and that it's close to KSU and downtown Kennessaw and the highways, but that's it, because the actual property is not kept or looks like the pics. Ask for a real tour, not a virtual one!
First and Foremost I want to shout out To Simone She was friendly, personable funny then whole interaction. Assertive she got me my 1br 1 ba, fully renovated new counters, carpet appliances paint cabinets, blinds etc. There were a few unforseen hiccups towards my move in date such as prorated pricing, and some small upgrades that were still being worked on. other than that the property seems clean, No roaches i see, no rodents the grounds dont have trash everywhere , i inspected my apartment corner to corner and didnt see one bug. I think this company has started under new management. It can be hectic in the leasing but MOST of the agents are really attentive and nice. they seem to care. OVERALL great experience for the PRICE. its just what i needed. I say take a look. !

We are so happy to see your positive review of our community. Thank you so much for taking the time to acknowledge our team's hard work and dedication to you. We're also happy to hear that your move-in process went very smoothly and that you are getting settled in your new home. We look forward to continue serving you here at Laurel Hills Preserve.
This is definitely the place if you want to live where homeless people live on the grounds in the wooded areas behind the apartments, and they walk around very carefree. This is dangerous to women and children that live here. The gates are never closed even though the selling point is a "gated community".Thus, that is false advertising. Mailboxes are consistently broken into, and the mgmt won't update the old mailboxes. If your neighbors smoke weed, the odor well be in your apt. as of you are the one smoking. People drive with loud music coming from their cars at all hours of the night. Cars speed through the parking lot and rarely acknowledge the stop signs; I'm always afraid that a playing child will get hit. The mgmt always seems to not be able to fix major issues and tend to minimize them. The pools are usually closed, and the water is visibly dirty when they are open. Tenants drop their huge trash bags when driving to the trash receptacle and rarely pick it up. Mold grows in many units, which is a health hazard. The leasing office has a high turnover rate. Rent consistently increases, but there are no changes for improvement. - I would never recommend Laurel Hills Preserve Apartments to anyone. However, if the person reading this review is comfy with the few things I listed, you will feel right at home!

The price for what you get just minutes from Barrett Parkway is great. The place is convenient to get to shopping and to 75 for work. The office staff is nice and maintnance responds in a timely manner but apartment itself needs some help. I understand it’s an older building that’s going to have a few issues, but the lack of air circulation, especially in the bathrooms, causes a nearly uncontrollable amount of black mold. I’ve had to spray bleach on the bathroom ceilings, bedroom corners and bedroom windows multiple times in the last year of our lease. The gate is a constant problem. When it’s not broken it’s extremely inconsistent in the times it opens and closes causing back ups onto Bells Ferry from all the residents unprepared with their keycards and unable to get in. The office says it closes at 9 but on multiple occasions in the last few weeks I’ve come home from work at 7:15-7:20 to find it shut, and myself among many residents waiting for people to ether find their key card, figure out their gate code or get out of the way. Then the very next day I’ll come home from the store at 10 pm to find it wide open. It seems like there’s an ongoing battle between management trying to have a functional gate and frustrated residents breaking the arms off on a regular basis. All that aside, it’s a decent place to live. My partially renovated apartment wasn’t the most visually appealing since it seemed like the few upgrades were done many years ago, but you get what you pay for, and for the location it’s a great price.
I would never recommend anyone to stay here. It’s very nasty. My apartment is Infested with gnats. It’s like they painted over everything. My bathroom ceiling has MOLDDDD ?? on it. I really wished I would’ve paid attention to everything when I was moving in. DO NOT I REPEAT DO NOT LIVE HERE. You will regret it !!!
I have really enjoyed living here at Laurel Hills Reserve and have received white gloved service from Alec (Leasing Agent) and Ms. Williams from the Leasing Office. For any issues that I have had, Maintenance has arrived immediately or within 24 hours of my call being placed. The Community is diverse and my neighbors seem to be very nice. Thanks so much! Chyna
I moved here in 2016 and just moved out yesterday. I didnt really have any issues with this complex while staying here. My neighbors were cool, the leasing office representatives were helpful (not all, but some), maintenance was timely, and so on. Some of the renovations could've been done to withstand wear and tear a little longer so I would look into that in the unit you'd be in prior to signing anything OR take very detailed pictures. It's just like any other apartment. Pay your stuff on time and you'll be fine. They've never lost any money for mine and the move out process was smooth too. Hope this helps!
Loaded my Uhaul and traveled from TN to get to GA and was told there has been a mistake and there would be additional hundreds required for my deposit! I had no choice at that point but to pay. Since I’ve been here my keys have been “lost” multiple times by the office (in this situation and many others, the manager was non responsive). I discovered my keys were missing because I had a constant issue with bugs and was told they could not spray because their key didn’t work. I brought them MY key and that key was even “misplaced”. I currently get on average 4-5hrs of sleep because the walls are paper thin (I literally hear when my neighbor sneezes) and my upstairs neighbors are CONSTANTLY running, dropping weights, and etc all hrs of the night/day. There’s an issue with the water, causing the water to be turned off often. I’ve asked for the contact info for corporate and it was never given to me. I’ve gone to the office many times during “work hours” and no one’s there. If someone is there, I’m rarely greeted with a smile! The list of issues continues to grow, but I’m trapped in a lease.
I applied for an apartment and was working with Valerie. i had to keep calling over and over just to find out what was going. At a point she said to me she will take. a look at my application when she has time.. Imagine that ..she told me she called my reference but it was lie .. She finally called after i mounted pressure on her .. She hang up on them when they were still talking.. I called her back and as we were talking she hang up again... She is very rude .. Very unprofessional.. She needs to go.
I've been at the complex for 2 years and by far the worst place I've ever lived! The area is nice but this complex is frustrating at best. Going into the countless issues would take too long to go into but the most recent one will give you an idea. When the front gate was fixed (after 18months of it not working) I didnt have my name for the visitor list in the system. When I went to inquire about this I was told I cant have my name on the list because my roommate already does even though I am a lease holder as well. I was told too many names will "overload the system". So any visitors I get I have to meet them at the gate which is screwed up anyways causing traffic on bells ferry rd everytime they close them. Please try somewhere else!!!
Put down $200 to hold apartment in April 2018, they no longer had it when it was time to move in, needed a lawyer to get my $200 back. Beware, Awful Apartment complex.
Where do I begin.. we signed a lease to move on a specific day (Oct 2017), they had no issues taking our money, when we showed up on move in day with our truck (utilities all transferred over), the apartment was NOT ready. Our move in date had to be pushed 2 WEEKS which meant we were homeless for those 2 weeks. After 2 weeks, our apartment was finally ready.... scratch that, was available... our carpet was wet, the fire detectors were broken and hanging from the ceiling, we had mold in the bathroom, the bathroom exhaust fan was hanging from the ceiling (also broken), our dishwasher wasnt working, we had a big white stain on the cabinets, the kitchen cabinets had old grease stuck to them and on the stove, there were cockroaches coming out of the dishwasher, and they painted over mold and HAIR yes HAIR on the walls. It took about 2 months to get it all fixed because management is awful. You have to put in multiple requests through their website, call them at least 6 times, and also email them 4 more times before they even acknowledge you. Also our water heater broke... THREE Times... we were without hot water for about 2 months. It took 5 phone calls, 3 online requests, and several emails to management for them to realize that this was a problem. They did come out and would change something, work for a day then break again. We had 4 maintenance people come out with no success instead of just replacing the water unit and be done... We still have no hot water. Anyways, we pay for amenities that have never worked. The gym has been closed for about 10 months, the pools just opened a few weeks ago, the GATES have never worked ONCE, the car wash has also NEVER worked once... We haven't been here a year and we have had problem after problem after problem. Best advice I can provide you and myself: DONT EVER MOVE HERE!
the buildings are old and a fresh cut of paint doesn't cover the rotting wood. I have been harassed by matientece workers who have out there foot in my door and the management didn't care just said "it probably was taken care of" and things that are broken are never fixed in 30 days BY LAW. If I could afford a better place I would. Be ware. Even the new managment sucks. And there has been 4 in the 4 years ive been here.
This is absolutely the worst property I have ever visited and I almost never take the time out of my day to write a review on things like this, especially if it is bad but this will be the first. So for starters I live over an hour away and I sought out this place to rent and when I got here I did the whole tour and everything and at the end my drivers license was never returned to me. And of course I understand that people forget things sometimes—I did. But that’s not half of the problem, I called the office for the entire day trying to get in contact with someone and no answered the phone. I left voicemails on top of voicemails about my drivers license and no on ever picked up. (For two whole days they had my license and number and no one even bothered to reach out) I finally got in contact with an off site agency and they told me that they will let the leasing office know about my issue and no one ever got back to me. I even went as far as to say put in an envelope or something and leave it outside, I will come get it. I drove an hour there and it was once again not there and no one left a note or anything. I called maintenance and their response was “that’s not our problem.” Smh!!!! Unbelievable!!!!
Very pleasant and patient leasing consultants. They've recently renovated the entire property and it looks amazing. My fiancee and I love this place.
This use to be an amazing place to live but after they hired new management, some time in 2017, this place is an absolute nightmare. If it were possible to grade lower than 1 star for this review, I would select it in a heartbeat. They will have you move in and then proceed to squeeze as much cash out of you as possible. It's almost as if villains run this place and they find enjoyment in trying to tack on fees for fun. The managers act like they're above all with their nasty, careless, demeaning, personalities, and trying to talk to them calmly about any kind of issue will be met with HORRIBLE ATTITUDES. For the sake of your mental health, LOOK ELSEWHERE.
This is simply the worst housing complex I have ever lived in the staff is rude unhelpful and pathetic if you are considering moving here safe your money for something better because this place is terrible in every way shape and form.
I've lived here for 6 years now and have never had a good experience with maintenance the gates have never worked maybe but for a week at a time throughout the entire time that I've lived here and while I said this would be my last year here last year I've decided to stay one more year as I continue to work on trying to get a house next year this morning I woke up and while I had six months ago a horrible leak in my kitchen sink that nobody could seem to repair and had flooded my dining room three times before it got fixed. this morning I wake up with two leaks in my ceiling near the second bedroom. I called this morning at 7:30 a.m. to advise them of the leak and that I knew that this was an emergency. I've now made 37 calls to the rental office for maintenance since they opened at 10 with no answer at all this morning 6 calls to their customer service line which only got two answers and and three calls to their corporate office which hasn't answered at all I absolutely will not be renewing my lease next year this is the worst apartments ever! I thought that it would get better once the new management took over or the new owners but it has done nothing but got worse everyone in that office is completely unprofessional and horribly rude except for Josette and Alex. they have horrible attitudes and they act like its a burden for us to come in there and speak with them as if they have something better to do. Oh and as a resident don't expect to be notified about anything whether it be changes or issues you'll be kept completely in the dark about it!!!
I'll start off by saying our apartment is VERY tiny (under 700 sq feet) for the amount that we pay and it definitely has it's issues. The carpet was stained in several areas when we moved in, the bathroom door was literally falling off of the hinges because of dry rotting (we had to fix this ourselves because maintenance is awful) and in several spots where the carpet ends and tile begins there are sharp nails sticking up where the carpet obviously wasn't put down correctly. I have torn clothing and even cut myself on those areas. The apartments are old and quite literally falling apart. We have had issues with bugs (cockroaches mostly) getting into our apartment and we're on the top floor and do not leave trash out. I think this is because there are gaps between the doors/windows. Maintenance takes WEEKS to get to your requests. No, I am not exaggerating. I live at the end of the apartment complex and maintenance doesn't keep up with trash pick up, lawn/flower care, or general clean up as well as they do when you are more towards the leasing office. I have seen broken glass, food and even used condoms all over this complex. The farther away you are from the leasing office the more trash you will notice. I understand it's a big complex but come on. One of our neighbors recently stopped us and asked us to sign a petition for security guards because her apartment was broken into. It makes you feel unsafe. I have tried calling the "courtesy officer" when there was a noise complaint, no one answered my call. I left a voicemail, no one called me back. No one came to investigate. Oh, and the gate hasn't worked ONCE since I moved in on 06/27/2017. Not once. But they charge you for a gate key anyway. I can't wait to move.
Do not apply. Do not set foot into this concession stand of lies run by people who should not be allowed to run a workshop on fingerpainting. My fiancee and I applied and were all but promised to be accepted. We were naive and that is on us. But the deception from Wendy and her manager is appalling. This is nothing but an application factory. Their prime objective is to get your application money and then their work is done. The manager is never there when we call or if she is, she is avoiding doing her job. We were also promised by both Wendy and her manager that the $200 holding fee was refundable and now after over a week of calling and being put on hold for fifteen to twenty minutes at a time by the inept staff we are being told this is non-refundable. DO NOT TRUST THESE PEOPLE. DO NOT APPLY. DO NOT PASS GO. DO NOT LET THEM COLLECT $200!
THE WORST PLACE TO EVER LIVE. Management is a joke and maintenance is a bunch of guys that get drunk all day and don't do any work. Don't be fooled by LaiLa and Alex's niceness. Great people but their jobs are to simply get your money. Most apartments are infested with roaches or bedbugs I've also heard some cases of fleas. The pools are NEVER clean. The laundry room washers do not work properly either your clothes are still dirty or soaked because these washers are so outdated and no one has came to fix them. The car wash water is rarely running. The front gate NEVER works but they will charge you an arm and a leg for the gate card. And the pictures don't do these apartments justice those are just models the real apartments are bad. My lease is up in 6 months I won't be resigning
Below is the situation I am going through right with them. I copied one of the emails I sent them. Still no response. "I have requested the same maintenance request twice now. Last time I submitted it, I got an email saying it was done the next day. Which is hard to believe cause I was home the whole day. So I have been busy and haven t gotten a chance to get in touch with the office. But the bath tub still has the floor bubbling up, the AC within the apartment still makes a squealing sound and it didn t do that before. Now there is a 2 foot crack in the ceiling within the bedroom going in to the bathroom sink area. It s getting bigger from what I can tell. I also requested pest control which never came. I have been having bug issues all around the. So I am getting quite frustrated with this because I receive emails saying this stuff is done without anyone showing up and doing anything. My whole experience with this complex has been very poor. First I was mislead about the utilities and my move in date my lease wasn t even ready for me to sign and I had to wait about an hour and a half for you guys to locate it and I had to pay the movers for that time to just stand around. So I am running out of patience with this whole situation. It keeps being one thing after another here. So you tell me how I should feel about this? Cause like I said above I am getting annoyed with this. All I hear is I am sorry but nothing is done about it."
We have enjoyed living in this area of Marietta for three years and liked the apartment in which we lived. Unfortunately the management staff at Laurel Hills leaves much to be desired. Our original move-in day was postponed almost a week, requiring my driving in from Athens for the first week of my new job. This was a minor inconvenience, but an inconvenience nonetheless. Unfortunately this postponement resulted in our "one year" lease being written for 12 months and 25 days (as opposed to 11 months and 25 days). This has resulted in our having to pay rent for an empty apartment for one month. Moving out a month early is actually more expensive than paying the extra month rent. We found this especially perplexing as there was a future tenant waiting to move who had to wait an extra month for the empty unit to be free. Their bottom line is unaffected, but apparently sticking to the legal contract is more important to the JRK corporation that customer service or common sense. In hopes that the JRK corporation might be able to override their local leasing office, we attempted to contact the corporate offices but received no response. This poor customer service appears to be at the local and corporate level and has been present through much of our stay. Maintenance requests are sometimes addressed immediately and sometimes take over a month. Perhaps most bothersome is that the pool is open only Memorial Day until Labor day although the Georgia summer lasts twice as long (April-October). While these apartments are nicely renovated (and priced to reflect it), the management staff has shown little effort to accommodate their residents. Overall we give the property a 7/10 and the management/customer service 3/10.
Here are some things I encountered while living here: 1. Upon moving in we had a walk through of our apartment and were able to write down things that needed to be fixed before we moved in. We were told that these things would be addressed before we moved in. Except they weren't. After putting in 4 work orders....1 1/2 years later....still nothing fixed. 2. The (one) pool did not open until mid-June. The other 2 pools were not opened the entire time I lived here. During the winter they do not cover the pool. Causing ducks and frogs to live there. So sanitary! 3. The water bill is based per apartment building and usage is split upon the current residents. Some of the residents in my apartment had multiple families living in them. Causing our waterbill to skyrocket! 4. In the fall our apartment had an influx of scorpions. Yes, scorpions. 5. There were a few "domestic violence" neighbors. Lot's of yelling in the middle of the night. 6. Speaking of residents.....I would advice not going to the pool alone. A lot of the apartment residents (grown men) would hang out around the pool (fully clothed)and in the middle of July why would anyone go outside and hang out at the pool and not swim? They were obviously watching the women who were at the pool. Completely inappropriate! Especially some of these women were mothers. Not safe! 7. We had a (huge) rat issue in our kitchen. After catching the rat, we were told that it was our fault that it got inside. What?! 8. After leaving this apartment complex, we gave laurel hill our change of address. Thinking that any bills would be sent to our new address. Nope. We did drop off a check for our last water bill that we received. Then a few days later we were notified by a bill collection agency threatening us to pay our bill....the same bill we dropped the check off for. Paid the angry bill collector. Called laurel hills. They lost my check. 9. The trash is ALWAYS broken and overflowing. 10. The gate is ALWAYS open. Even at night. 11. When we received our lease renewal notice, the rent had doubled in price for apartment. Kinda weird for them to raise our rent so significantly after they never fixed anything. Just a warning to anyone thinking about living here. Sort-term, yes they can move you in asap...but in the longrun, not a good option.
We have lived here for only 8 months and it has been the worst experience. The first week living here, we have a terrible roach infestation and I kept house clean becauseci was pregnant at the time. The cabinet in the bathroom broke instantly as if it were glued on while opening and it has never be n fixed yet. Cold water in the kitchen doesnt work and it is leaking causing our water bill to be high. It is also unsafe because a few weeks ago, my car was broken into, valuables and money was stolen, when we told management, they acted like they didnt care and did nothing about it so we are moving asap!
We kept our apartment clean and paid rent on time yet were infested with fleas, it took MONTHS to get them to move us because of illegal drug problems with our neighbors, then they filed our move-out date as a week after our lease was up when we had moved out 2 weeks BEFORE our lease was up, sent the incorrect forwarding address to corporate and because of THEIR errors in that whole process, they sent us to collections and we have had to deal with that ridiculousness... I'll leave it up to you to decide if you wanna live here or not. I'll just say, this has been the WORST apartment experience I've ever lived through and honestly, I'm shocked that office staff AND management still have jobs here.
Our first look at the model apartment made us interested but then they let us look at an actual unit and we were sold. Once we moved in the problems started. The apartment was not ready to move in, it was not nearly in the same condition as the ones we had viewed. 2 months later and nothing we submitted to be fixed as been done...not what we thought it would be for $960 a month. Can't wait for this lease to be up....
BEWARE!!! There have been nothing but problems since I moved into this complex in June of 2015. I moved across the county and had everything set up to run very smoothly...then I arrived to Laurel Hills to move in to my new apartment. They took me to my apartment and it was on the wrong floor (I wanted a top level with vaulted ceilings and fireplace). They didn't have any top floor units available - except for a dirty one that someone had just moved out of. I of course took it, since it was my only option. The cabinet door under the sink was broken off and laying on the floor and it still isn't fixed to this day. (also, they never came to clean it) From the minute I moved in the A/C was not blowing cold air. It constantly ran, thus racking up my utility bill. Keep in mind that Georgia gets HOT in the summer and I had an A/C unit blowing warm air. 6 service requests, a fight with the manager, and a call to the corporate office later - I finally got a new A/C unit (just in time to shut it off and open my windows). The trash units are absolutely disgusting, the laundry facilities have standing water on the floor - also disgusting. One of the pools has a chain around the fence because it is...you guessed it! Disgusting! Oh and the gate at the entrance has not worked since before I moved in. Overall this place is poorly run and the facilities are run down, outdated, and...disgusting. I will not be renewing my lease when my year is up.
I have been here since January 15' and have had nothing but problems! First my air was broken when I got here, which took them about 2 months to come look at which still was not fixed. My apartment constantly has the weirdest bugs I have ever seen and when I called to set up the pest control that you have to pay for in rent even if you don't use it, they came one day (out of their intended two days a week) and sprayed and never came back. Also all my lights are currently broken and many outlets do not work. Oh and don't forget about the very thin walls and neighbors who love to smoke weed. Hope this is helpful because I can't wait to get out!
My apartment is so quiet neighbors are friendly and the neighborhood seems very safe
Love all the amenities with the newly stainless steel appliances and wood flooring Very affordable with everything that's included from the 3 swimming pools, to the laundry rooms, to the fitness center and business center.

Moved out of this apartment in July and if I could have broken lease a year ago I would have. Was moved into a apartment that was not renovated where the floor was torn, walls had holes in them, toliet was old and moldy, oven was rusted and filthy, doors were broken and laying on the walls in addition to bugs crawling in door. Was informed they would not fix everything broken or old and had no choice but to live here until lease was up. Had mold growing behind my refrigerator and all that was done was being painted over. Maintanence was horrible and you would have to continuously contact office to fix things. This was the worse location I have ever lived and if looking for updated, clean, nice apartment. This is not the place. Yes rent is cheaper but it is not worth the health hazards or paying for what you were told the apartment would be in terms of renovations.
They are the best apartments I love them and the scenery
I've lived in Laurel Hills for about 1.5 years now, first in a 2 bed/1 bath and now in a one bedroom. The 10 months or so I lived there I did not have a problem there because I did not have anything wrong with my apartment and did not need maintenance. When I did need maintenance it is sometimes like pulling teeth to get them to come out. You have to be on them and submit requests over and over to get them to fix non-emergency requests in your apartment. The plus, the one time that we had an emergency issue with our toilet they came out right away at 7am and fixed it right away. Pros: Convenience location, cheaper rent, pretty good floor plans, pet friendly (can split up pet fee into 3-4 monthly payments instead of paying it all up front), low security deposit if you qualify/have good history and credit, quiet (don't hear our neighbors, no loud parties or crazy people and people mostly keep to themselves! Laundry site on facility but most apartments have washer dryer hookups that you can rent for $30 a month! Cons: Rude/inconsiderate office personnel, assistant manager can be very rude, don't plan on moving the day the apartment is supposed to be ready (ours was not ready the day we were promised and they "forgot" to tell us the apartment we had signed for ended up being unavailable so we were put in a different unit the day of), minor cosmetic issues with some apartments, again maintenance is HORRIBLE, but we are kinda stuck here and trying to make the best out of it and get the few things wrong at move in fixed and then not deal with maintenance again if possible.
As an adult over 55 Laurel Hills provides me quiet, peaceful surroundings, and an unbeatable location. Here I have three pools, two lighted tennis courts and 24 hour gym. I have easy access to I-75, I-575, and Hwy 41, we're just minutes from WellStar Kennestone Hospital , Kennesaw State University (KSU), Town Center and Cumberland Mall . The professional management team's first concern is your satisfaction. Quality living in an accessible location...it's a wonderful life at Laurel Hill Preserve!
I've lived here for 3 years now. Only because I have a broken lease and a 5,000 charge off on my credit. This place is terrible and falling apart. Things are constantly breaking and they never want to fix anything, bugs, mold, and they just paint over everything. I have no joke painted over daddy long legs on my ceiling.
When we first moved into this complex 5 years ago management was fine now since they have changed managers they have been doing so good in responding to tenants needs. We had a leak they came to fix it, they did, but they left a Gaping hole in the ceiling and it has been there for over a year and have not come to repair the hole, we have made numerous requests, but they will not respond, now we have a roach infestation from former neighbors and maintenance have not come out to spray....this place is a joke....help us move to a place that will treat their tenants fair. especially rent paying on time tenants.
The apartments are old and need some renovations. The amenities are always broken and never kept clean. Staff is friendly but just takes a long time to get things done around here.
