Do not come live here at this property, they are unwilling to work with you when it comes to paying rent, they set up barriers and make you jump through hoops. We attempted to make the payment online, when you try to make it online, it says "you don't have permission to make online payments." I had made a partial payment last month on top of my rent, when I tried to make the payment using their PayNearMe, they declined the payment twice. I talked with the office person, she states the paper said you need to make the full payment or it declines, I looked over the PayNearMe paper, it doesn't say that anywhere on that paper. I made a partial payment with last month rent, it should take into account when you make the payment. The paynearme charges you $3.99 to make the payment, those are barriers placed by the property, if you can't jump through those loops, they automatically take you to court even though you are attempting to make the payment. On another note, they will do random inspections to see if anyone is smoking in the property because neighbors complain about smoke. They're not taking into account if someone is cooking you accidently burn something, that creates smoke and sets the fire alarms off, the neighbors will complain about it as someone is smoking in the property. I get it, that it's a non-smoking property, but consider those outcomes. Maybe, stop creating barriers for people and actually work with them. You will also see random big cockroaches roaming the property when you walk to your car.

What hasn't happened here?? I've been battling roaches for over a year. My apartment has flooded 3 times. Neighbors let their dogs poop in the yard and never pick up after them. Water from the taps smells musty/dirty/like sewage. They might "fix" things, but I shouldn't have to call EVERY MONTH with issues.

I moved from Denver to Dallas and had to find an apartment over the phone. La Vita did everything they could to help me in getting approved and doing everything I needed to be done from Denver before I arrived here. My rent is much less than can be found in Denver these days and I love the apartment I am living in. I get into the pool for 10-15 minutes on most days just to cool down and be in water. The management here is really great and always willing to talk too you and answer any questions that you have.

I will echo the comments of others regarding the atrocious customer service of this property; it seems like the management has used Covid to completely disregard speaking to tenants. I have left multiple messages on multiple days and never received a call back. Others mentioned a manager named Jared---never saw or heard from him. The web portal to make payments has a notice dated March 17, 2020 asking you to “please have patience while their service may not be up to standards”…sixteen months since that message was posted...do they ever plan to resume “normal” procedures?? My daughter was a senior at SMU and wanted a place close to her art studio and selected the apartment while in California without visiting. When she and I went to move her in I was appalled at the appearance of the outside of the buildings. Sidewalks are cracked and uneven, buildings and railings need to be stripped and repainted, the fountain and pool---non-existent. Honestly, had she not already paid the deposit and signed the lease, I would have not let her move in. The first thing I did after moving her in was to buy a 3 pack of pepper spray and security bar for the door. The inside of the apartment was fine, nothing out of the ordinary for the price she paid. In my assessment, normal wear and tear of a rental unit. My daughter was there during the fire and the Dallas freeze and had to leave her unit for multiple days because there was no water and no heat. I understand that things happen and are out of the control of management, but perhaps offering a reduction in rent that month would have been a gesture worth offering. Tenants were displaced and inconvenienced far too often because of what seems to be the lack of routine maintenance and upkeep. When my daughter’s lease was up she was instructed to clean up, take pictures of the unit, and leave the keys on the kitchen counter--no one checked the unit before we left. This was after Texas opened back up after Covid and people were no longer required to wear masks. One month later we still do not know how much the prorated utilities are or the status of her deposit. As I mentioned, I have made multiple attempts to contact them via phone and email with no replies. Additionally, I have contacted Cirrus Asset Management in California since they are the management company and again...no reply.

This is the worst managed property I have ever experienced. It is dirty, roach infested, and the management is unresponsive to any and all issues. It will take weeks and multiple email and phone calls to have anything major repaired. It floods when it rains and they will find any reason to put an additional charge on your account with no notice or rational. The trash fee increased 150% year over year and they will rent the same units for less than what current residents are paying and still increase the rent to renew. I have lived here for over a year and have never paid my rent late. My apartment was not cleaned before I moved in and after multiple complaints, emails, and photos sent to the office I had to hand scrub my floors myself before moving in my furniture. There will be roaches coming in from every corner in every room. I have to consistently put in work orders for pest control who will say they will follow up in two week but don't unless you request it consistently. It is not worth your time or money to live in this place. There are plenty of better well kept options in the area.

Overall, it's a decent spot to find an apartment if you want a cheap place to live where the units are actually pretty nice: granite countertops, stone tile floors, neat stucco wall texture, modern appliances). I think the issue was that lower status individuals from up Abrams (near Park Ln) started realizing this and began moving during my second year here. I've been here two years and am now moving out mostly due to me wanting something new. My first year here, there were almost no issues, although I did have to call maintenance 2x to get rid of roaches. All the people here were super nice, quiet, quite a few families, cars in the lots were respectable (no luxury cars but nice Hondas, Fords, etc). No cars got broken into, parking was easy to find, and things were clean. _________________________________________________________________________________________________________ My second year here, that's where I saw quite a few issues: hot water went out several times (once went out for about 2 weeks and took 2 maintenance requests to fix, which included a big plumbing job that took 4 days b/c of rather messy plumbers). The property started going downhill b/c of the negative influence across the street (NW Highway) starting impacting the complex, e.g. graffiti by one of the dumpsters, dumpy cars started appearing in the lot (missing bumpers, perpetually low tires or entirely flat), noisier residents (yelling outside, cops being called and taking people away a couple times, pot smoke smell being constant). Teens who didn't live here would hangout by the pool. The entrance and exit gates were always open, same with the pedestrian gates. A car or two got broken into during my last couple months here. Lastly, management did some projects around the property that made the place look worse, e.g.: removed nice outdoor stone tiles on the walkways and left the carved up sidewalks underneath to be the permanent style, replaced SOME of the stairways with treads that didn't match existing treads so now stairways don't match; they ignored the broken/splintering wooden rails on some of the patios.

This complex is dirty, unsafe and the management has absolutely no customer service skills whatsoever. The stairwells have been broken and caution taped (Steadily worsening) for 9 months. The balcony is literally rotting away. They've allowed a leak under an apartment to get so bad that water has consistently been seeping up through the floor for months and the only "resolution" was a high powered fan to stay on at all times (At resident's electric cost, of course). The apartment is now infested with gnats thanks to the moisture. Residents have gone more than a month without moving HVAC, causing one resident to contract pneumonia. There are also only 5 guest parking spots, which residents were told would be policed regularly for anyone who shouldn't be parking there, but when management was told that the same 3 cars were always taking up the exact same 3 spots, their response was "If a resident thinks someone is parking there in error, they can call the tow company". But actual visitors are threatened with being towed if they aren't parking in one of the 5 approved spots, when there are no less than 20 spots available any given night. The leasing agent at the front office is rude, talks over people and has absolutely no authority to help. The manager is defensive, doesn't listen or do anything to help, and literally called to yell at another apartment complex when it was brought up that they'd been trying to do residential verification for a week with no success. They also do not know the terms of their own leases and do not provide the required advanced notice on information for lease renewal, and then try to require a longer-than-appropriate advanced notice for notice to vacate. Unless a major overhaul happens, I do not recommend.

Property maintenance poor. Non-workung appliances not replaced and are technically "not included" in the lease. Questionable chatacters come onto property freely. Stay away.

DO NOT MOVE HERE! There is black mold growing in most of the units (particularly in the bathroom walls). I have filed complaints and maintenance requests several times. There have been several fights break out in the units by the "community garden" with the cops being called on most occasions. A neighbor had beat his wife up and the cops were called and arrested him on a regular basis. The fence is falling down in most areas which does not make it "a secured and safe parking area". The entrance and exit gates are open 95% of the time and the front pedestrian doors are also left open. Basically, this place isn't secure. The gym equipment is torn up and the tanning bed is never cleaned. Office staff gets fired and hired every other week and they all have the worst attitudes. Do not expect to get "notifications on your door" like they claim. They pick and choose. Cars will be towed even with a resident sticker and only then the apartment complex will offer a "discount rate" to get the vehicle out. The parking sucks and cars are constantly being broken into. The laundry machines are usually broken allowing 2 washers per entire building. This use to have many SMU students but in the past couple of months its a whole other crowd (from other apartments being reconstructed, think of gentrification) that has moved in. Lots of drug dealers. DO NOT MOVE HERE, YOU WILL REGRET IT.

In 2 years of living there: cockroach infestations, cars broken into constantly, gates are never closed so homeless and vagrants roam around, ALL appliances break and never get fix (washing/drying machines, microwaves, treadmills and other gym equipment), foundation issues, negligent management, thievery, acidic tap water, easy mold/mildew formation, cheap materials that break on their own, dog urine and feces everywhere, it always smells (watch out in the summer!!!!), no cooperation from management (which changed 3 or 4 times), they would rather paint over or hide anything broken or disgusting, trash thrown everywhere, trash service YOU PAY FOR never picks up your trash, this is one of the worst places imaginable and it never gets better, only worse. They will never take responsibility and ALWAYS blame you for their shortcomings. AVOID AT ALL COSTS!!!!

Well unlike any other apartments I've had disagreements with the staff due to lack of organization. But Cindy has been very helpful so far, and understanding. As far as the apartments themselves, I can say after they had a meintence change about two months ago, everything has changed for the better. It's so much more clean. The laundry room is always clean when I go. I love my apartment, I've made a little changes to make it mine but I love it. My neighbors are cool, I have no problems. Parking can be a problem but we have two sides to park so you'll be okay. Everything is walking distance, and we have everything around us from 5 start restaurants, to family owned, shopping center, pray if grocery stores, herb stores. I mean we are in a pretty good location.
