Don’t move here unless you want: -unsecure doors -nauseating smell of dog urine and poop from your neighbor who never walks his dog outside. -can’t let your kid(s) play outside because there is dog poop everywhere. -want to smell weed and smoke every time you come home. -want to shovel and salt yourself. The complex makes a crap attempt to plow (perks: watch out your window to see plow truck almost hit multiple vehicles in the process) and they never salt or shovel the sidewalks. -want to move into a dirty “move in ready” apartment. -want your son or daughter to come home and vomit or get nauseated from the smell. -want to be embarrassed to have family or friends come over and visit. -office that can’t add or subtract and still owe you $60 from the beginning of December even though it’s almost March. -extremely high electric bills - to the point they have to have a rep from NEP come explain bills to tenants. If this sounds great, then this will be the place for you!
I was warned; we came anyway. 300+ utility bills while everything is turned off and we're out of state? No way, jose. Staff are the worst I've ever seen, and rotate turnover it seems monthly, without any training. ALWAYS speak to management, regional if possible. You WILL receive a different answer at each level, and be fined for their mistakes. Fees are unfathomable. Almost $3,000 in fees while here, for obscenely small things. Like an aggressive HOA. Policy changes very frequently, to intentionally charge you. Have an autopay? We only accept in-person money orders, its cancelled. Remade it? Now we need it in a different place, and you won't get an email about it. Late because of the IT failures? $250 fine, same day. On vacation and don't notice? 2 days later: Eviction Notice, for 3 days late on first ever late rent payment. Save yourself from this hell. Add ~300 to rent in unseen monthly fees. If its still worth it, then I'll say this: the property itself is pretty decent.
One of the worst complex , I have ever lived in especially for the pricing, NOT WORTH IT AT ALL. The area and neighborhood , beautiful never had an problem with an neighborhood, when it comes to management , its poor .. you call rental office they never answer , the phone . When you finally talk to someone , and there suppose to refer the message needed to an another co worker or management , you never hear back . Have called corp for a month straight , spoke to someone one time stated would call me back basic on my issue , and I have heard nothing and now when I call no matter the time of day I get no one . Maintenance takes for ever to come out and then when they do they half way fix It , and then I end up having to put in another request . Place is a total joke especially for the pricing, they are not for their resident's , by any means . Cant wait to move .
I loved this place at the beginning. Quiet neighborhood, management seemed nice, my maintenance requests were always addressed timely, apartment was spacious... Upon moving in, we were given a "move in checklist" sheet which we had filled with remarks and observations about the condition of the apartment before we even moved anything in. Carpets were worn down, there were stains here and there, especially on the stairs, terrible paint job throughout, the kitchen floor was peeling off (which as I was moving in someone came to replace and just helped himself to walk right in), door handles had dents all in them, I can go on and on. Needless to say, this apartment was NOT in perfect condition when we moved in. We even had the carpets professionally cleaned while living there at OUR expense. Before we moved out they did a "walk through" and even said as long as it's cleaned then we should be good to go, which we paid for the apartment to be cleaned. I just received my final statement and low and behold we are being charged for the carpet replacement and the kitchen floor vinyl and well as downstairs. I called to try to resolve the issue with the leasing office and was told that there's nothing they can do that the carpets were stained on top (which was caused by mineral makeup and easily can be removed - I know this because we had the carpets cleaned at our expense while living there and it came up with ease) and the padding and the vinyl was stained... NO... the carpets were already dirty and worn when we moved in AND how can they know that the padding wasn't already stained from the previous tenants who lived there before us? She said they check before every move in... well if that's the case why did we move in to old carpet? I even wrote these details on our move in sheet upon moving in! Plus, my roommate was there while they were doing the move out walk through and she had mentioned the vinyl being dirty and he advised her we paid the cleaning fee and she assured we would be fine and wouldn't owe for that. Also, towards the last couple of months of us living there, they completely stopped acknowledging our requests all together. I'm very disappointed in this experience and company. I had nothing but good things to say at first, but they quickly earned a low satisfaction
We had high hopes moving into this place, it being brand new. Despite being new construction, we have had nothing but issues since moving in. The dishwasher door broke after a few months, laundry can hardly handle more than a small load (not to mention the poorly installed dryer vent that became frozen and clogged over the winter that could have posed a serious problem), blinds break if you look at them wrong, the water heater cannot stay hot long enough to fill a bath, birds nests in the gutters (with their associated mites). But worst of all- POOR INSULATION. Over winter we kept our thermostat set at a reasonable 66-68 degrees. The downstairs office would be 58 degrees, 68 degrees at the thermostat, and 78 degrees on the top most level. A 20 degree variation throughout a home is absurd. The office’s recommendation? “Get a space heater”. To top it off, our energy bills averaged $300 over winter, which by the way- LC owns the energy company that submeters & provides energy to the complex. Meaning, they get to decide the pricing and gauge their own residents. How this is legal, I don’t know. The biggest issue thus far has been parking. We moved in in the first phase with no parking regulations & were assured that there will be plenty of parking for everyone. There are no rules in our lease regarding parking. One week ago LC enacted a new parking pass policy where if you have a garage, you must park tandem directly behind it (white tags), and one black tag for visitors. This is extremely problematic for us as my husband and I work different shifts, his occasionally being nights. I am unable to drive stick & with this new this policy one of us would always be blocking the other in. Our neighbors are in a corner and are unable to leave their garage if both apartments next to them are tandem parked. If this complex was advertised as being tandem parking only, we NEVER would have moved here. The thing is- the new policy hasn’t even alleviated the parking issues. Townhomes that have street parking use their black visitor pass to park in front of their homes and the middle parking lots have plenty of open spaces at all times of day. Thus far management has only placed warning tags on cars in violation and don’t actually tow them. Actually, they don’t tow anyone- including cars that have been abandoned for over a year. This 100% should have been figured out by management far before anyone moved in.
I have really enjoyed living here. It’s very nice, with granite countertops and hardwood floors. I like the color scheme, light gray walls instead of an ugly pale yellow. I’ve never had a maintenance issue. My energy bill isn’t too bad, normally $100-$165 which includes energy, water, and a $25 “community fee.” I have a one bedroom apt without a garage but normally don’t have too much of an issue finding parking unless I come home really late at night. The pool is wonderful. Fitness center can get packed in the evening but is much nicer than most. They did say they were building a brand new, much larger fitness center but that hasn’t happened yet. I don’t normally hear my neighbors unless they are being quite loud. I do wish it was easier to meet my neighbors though. Haven’t made any friends in the neighborhood. But overall really like this apartment!
Save your money! Cheaply built and very expensive. Looks pretty from the outside, however, I can hear the neighbors talking through the walls. Electric bill is outragious past two months....350 -380 a month!! First floor is freezing and I put in 2 maintenance requests only to be told to buy a space heater!! Really??? For the high rent I am paying???? I should receive a discount for not being able to use my first floor.
Pros: -Great Location: Close to highway, 2 grocery stores, etc. -Wonderful Community: Gym, Pool, Restaurant, etc. -Great Maintenance Staff -Safe Community -Great Neighbors Cons: -Poor construction: Cold comes right through windows & doors, have had multiple issues with washer & dryer, disposal, dishwasher, toilets, etc. -(LOVE dogs) BUT there is dog poop everywhere! Even on sidewalks- gross! -Not enough parking! Tenants with garages and driveways don't use them. -Have to cross 4 lanes of traffic to get mail. Major reason for 1 star rating: Office Staff lies! I have spoken to several neighbors who have been lied to when they moved in! Here is a list of a few of these promises that I have heard be made: -Promises of a business center with computers for residents -Promises of businesses moving into empty storesfronts within a month (FYI: if that ever happened there would be no parking for residents!) -4 different neighbors have told us they were told they were moving into a brand new apartment only to find out someone else had lived there before.... 2 neighbors even had to report to the office that they had dirty carpet or toilets and the office staff still maintained the apartment was "brand new". To be very clear if it wasn't for the office staff we would be recommending this place.... but the things they have lied about seem to be borderline criminal and we have learned they will DO and SAY anything to get you to sign a lease here. LOOK ELSEWHERE!!!
