Don’t be fooled by the images that have been clearly taken years ago. What you see is not what you get management needs to work on their condescending tone and punctuation in emails. I moved into a dirty apartment with layers of paint on dirty walls, stained or rusting bathroom fixtures. I lived with broken blinds for over a year in my apartment, and the rumor was that they were on back order or hard to find because of shortages. I moved into cracked tile but when it was replaced, contractors who did it we’re clearly not with any good reputation and disrespecting my home, and the job was poorly done; management didn’t care. There’s only one dumpster for 1/ 3 third of the units and a lot of the staircases have rot. Don’t waste your time or money here, the gym is filthy layers of dust, and half of the equipment is broken. The pool will cut up your feet because it definitely does need to be re-plastered! Not pleasant at all. I was so happy to leave, so much so, annoyed when I got another bill for any last thing they can rudely explain I owed.

The office workers in this apartment are doing a good job and have a great sense of work The refrigerator in the apartment house produces ice automatically, and the house structure is nice and the view over the window is beautiful There is a structure that looks like a desk in the living room, so it is convenient for research The storage space is well positioned in the right place

Don't know if it is like this in all the buildings in this complex but do not move into building 16 unless you love to hear screaming children outside at all hours and parents that allow their children to run up and down the stairwells. No consideration for others that live here.
So, I’ve been in the property management industry ( leasing ) for about three years and this is the first property I have lived at that I don’t work at. All that to say, my expectations are high and I’m kind of biased as to how I like things done and taken care of. The management team is AMAZING. I couldn’t say enough wonderful things about them. Brandi is always on top of updating residents of events, giving instructions when the storms knocked the power out, and just letting us know we are appreciated. I haven’t dealt with the leasing staff since moving in but I know that behind a great manager is a strong, supportive, “killing the game” leasing team. Maintenance, 100% the best team I’ve dealt with. The grounds are spotless and the work orders are always done same day if not next day. 10/10 would recommend to my friends and family!
I can not believe this place has 4 stars for rating. Those reviews can not be real or come from real tenants. The place is a complete mess. Rats everywhere!!!! I'm pretty sure the rats are living and multiplying inside the walls of the buildings. You can hear them all the time. If you get to the parking lot when is already dark be ready to see the rats running everywhere, even through your legs. Nobody cleans there. The rails of the stairs has never been clean up -you can go a see the years of dust accumulated on those rails. The management don't enforce the rules so nobody will follow them. The maintenance is ok. They will fix things promptly. I remember we used to see more rabbits, squirrels, armadillos, even bob cats around the green belt but since the rats arrived there is no one else other than the rats. It's very disgusting. Beware of Nicole (management) she is all smiles in the beginning but that's it, then she will turn rude. She needs to get some training on customer service. Glad when I left that place! By the way the "gated community" benefit is not that great either because the gate is always broken! What a joke! One star max just because maintenance does his part.
I moved into a 1 BR in March 2017. Before I wrote a review I wanted to give it a few months to "see how things go".... Well, I have to say, this place is amazing!!!! I had many "must haves" in order for me to be comfortable moving to such a large city (I come from Upstate NY). #1 - the apartments are clean and very well kept. 2 in "wooden" blinds are provided so you don't have to worry about privacy from day one. The floor plans are roomy and I love the open floor plan between the kitchen/dining/living area. The island is perfect! The apartments come with a washer and dryer (full size), large pantry and huge walk in closet. Stainless steel/black appliances are provided. I have heard that some residents have had issues with noise above them... but honestly you live in an apartment, noise should be expected. But I think I am the luckiest girl ever... my upstairs neighbor is 1 person, rarely home and I NEVER hear them! #2 - The Staff - I signed on with Haley. She is truly amazing!!! Always has a smile on her face and very pleasant. Each girl in the office is very friendly and I have not had any issues. They are also very responsive to any questions or requests. I feel like every time I walk into the office, they all know who I am (but honestly, there are so many residents... I don't know how they would ever keep track!). #3 - Maintenance - The grounds are impeccable!!! The grass is always mowed and bushes trimmed. The pool area is very clean. I never find trash anywhere on the grounds! I have had to put in 2 maintenance requests both for my A/C. I was having trouble getting the thermostat programmed to cool properly. By the time I got home, the thermostat had been changed for a non-programmable one and my apartment was cooled down nicely. Josh is fast and efficient and I am very grateful he is on the team! Then suddenly after hours my A/C had stopped cooling. It wasn't that hot inside bc I live on the first floor and it was at night. But the next morning by 9 am, they were there to fix the problem. Took maybe 5 minutes... again fast and efficient. I feel very lucky to have found such a great place to live... I love my apartment and my new home! Thanks Lebanon Ridge for making me feel so welcome!!!! <3
I don't even know where to start. The noise here is ridiculous. The walls are paper thin! If you have anyone above you prepare for noise. Do NOT get a unit next to the pool. You will never go to bed before 10. You complain about noise and are asked for a sound bite or video. And the bugs.....terrible! Wasp nests everywhere, bugs crawling at your front door, oh and the ants....if you get ants you have to wait until pest control comes. Please don't go out of your way to keep some insect spray on hand to help while waiting for pest control make the renter buy it. Make sure you ask if previous renter had animals. There are fleas in our carpet and we don't have pets. We have been suffering the wrath of flea bites for a month. Do NOT waste your money on a garage if you want to use it for storage. Rat poop everywhere! They even chewed through our boxes! Tell the office and again.....nothing. Poorly managed property. Save yourself the nightmare and move elsewhere especially if you have kids!
The complex is pretty peaceful and the view of the protected greenbelt south of Lebanon is nice, but my recent experience with management has soured my opinion of living here. My apartment recently became infested with bugs due to the changing weather and the location of the lights on the outside of the building next to my windows. Management's response was "that is normal for this time of year". My choices were to wait a full week for the next time that they perform pest control and live with the hundreds of bugs crawling on my walls and flying around my apartment in the meantime, or go purchase my own pest control supplies out of pocket and take care of the problem on my own. Apparently pest control is considered "a courtesy" service. In return, I will do the "courtesy" of informing the general public of how you really treat your residents when an issue of customer service comes up.
First off the management is unbearable, the only reasonable one is Nichole. The yell at children and sometimes when I'm taking my dog for a walk I see one of them smoking out back!! This is very alarming to me because I find it unpleasant and unprofessional to smoke while working. Secondly, the walls feel like they are made of plastic, I can hear everything the neighbors do, and say. You can hear water running from upstairs, even when the shift and the bed makes a noise, it makes me feel like a stalker.Lastly it's not worth the money you pay,I highly disapprove of this complex.

Prior to my lease renewal date, I went to many, many other properties in the area. I also viewed the 1X1.5 on property at Lebanon. I can honestly say that you get way more for your money here. The units here have higher quality cabinetry, real tile flooring, normal size appliances, large windows with thick wooden blinds, lots of built-in shelving & storage and most patios are big enough to consider an additional room. All are painted non-white and have decorative crown molding. None of this requires an "upgrade package". The pool is not just a simple square of water surrounded by cement, definitely fits luxury. The fitness center is open 24 hours, has more variety than any other place I looked at, & has a kids play area. The office staff is friendly & flexible. Most live on-site so they are aware of what really goes on around the property. The maintenance staff has always been helpful, clean and happy to help with all possible issues. There are some negatives but overall, the positives far out-weigh them. I transfered from a 2X2 to a 1X1.5, not sure why but I hear my neighbors steps more, know when they are doing laundry and can hear water going through the plumbing much better than I ever did in my 2X2. There aren't enough garages and the rental cost is higher here by almost double than all the other places I researched. Cost-wise, the prices here are about the same as everywhere else but the quality of the units, as I mentioned before, makes the cost for these apartments seem like you are getting a deal.
This is the perfect complex for families who are wanting to build a life in the Frisco area. The complex is extremely kid friendly and it is pet friendly as well. The rental rates are affordable and the location is amazing. The floor plans are spacious and the apartments are VERY well kept. You definitely get the most bang for your buck here. This complex is minutes away from many of Frisco's main attractions which is a definite plus! I absolutely love it here and I look forward to renewing my lease!
Lebanon Ridge Apartments provide quiet and comfortable living, with spacious apartments. Management and staff are always courteous and prompt when residents need any form of maintenance. Annual checks are done to provide safety for residents as well. Child and pet friendly, providing a playground for the children and a gated pet park. They strive to get their residents to get to know one another by having get togethers in the clubhouse/pool. Located in an area where there are great schools as well. Best complex in the Frisco area.

If you live in an apartment with someone above you be ready to hear the sounds - Children or pets playing, anything to do with water (shower /tub, washing machine and my favorite toilets flushing) and if they wear heels it is so fun to hear the click on them on the floor. The apartment floor plans are great but for the price you would think there would be more updated finishes....don't be fooled by the model. The complex could use a good paint job - the balconies especially. There is zero landscaping around the property with the exception of the entrance. Don't get me started on the dog "park" it is embarrassing.
The noise transfer between floors is HORRIBLE. A simple walk from room-to-room sounds like horses over your head. If there are children in the unit above, you will be woken up in the middle of the night with their crying and screaming. You will also have to suffer during the times when children are awake with all the running and stomping. Noise complaints to Management are not taken serious. Would not advise living on 1st or 2nd floor unless you have a hearing problem.
These apartment homes have unique features unlike most. I live in a 1bedroom 2 bath at a reasonable rate. I love that guest can use the powder room instead of my bathroom. I really don't need to pay for another room!
I am retired and am around more than the young proffesionals who reside at Lebanon Ridge. I am aware of how much effort to make this a truly great place to live that the office staff and maintenance crew put into the community. The office staff is wonderful and are always looking looking for ways to make living here even better than it is. The maintence crew keep the outside area immaculate and are always quick to respond to any tenants needs, even going so far as to offering to help carry groceries to my apartment. I live on the first floor, so depending on who lives above me, there can be a little more noise at times, but nothing so bad that it causes a problem. In short, Lebanon Ridge is a great place to live!,
My Lebanon ridge apartment is not just my home, it is where I can be myself and truly feel in peace, my sanctuary . The apartment design and setting really gives a very cozy and comfy feeling and still has that luxury look. I love my apartment, Lebanon ridge truly is an amazing place to live.
Lebanon Ridge Apartments are more than just a place to live. The staff is so friendly, they always make you feel like this is truly your home. The maintenance team never leaves you waiting for repairs, and are on call 24/7. Events are structured for the community; some are geared toward singles and others toward families so there is always something for everyone. We are located in the Frisco school district, so we have access to great schools and a fabulous community.
The apartments are beautiful!! Inside and out! The staff is by far the best staff ever. They are always doing fun parties and games. The maintenance is the best also. They are there to fix whatever problems you may have that day or the next day. I highly recommend this apartment complex. It is in a beautiful area of Frisco as well.

I LOVE where I live, it's that simple...The area is absolutely beautiful, breathtaking. If you want to live like you're on vacation, this is the place for you! The apartments are amazing, the amenities are fantastic -- business center, complimentary gift wrapping, lovely pool area, there's a cute play area for pets, theater room, an awesome work out facility. After a long day's work, coming home is the perfect escape.
My husband and I are in our late seventies searching for a place to relocate when I drove by Lebanon Ridge. I went in and was meet by a lovely young lady. It was near closing but she took the time to show me several apartments that we could qualify for. We have lived here going on four years and have been treated with the highest respect. They are quick to respond to request with work orders or disorderly neighbors. Everything is kept up to date, security checks and caring employees. I feel like we were fortunate to have moved into such a caring and respectable home. Thank you for this opportunity to share with others this place we now call home.
I enjoy calling Lebanon Ridge my home. Unless you have major life changes, you'll want to resign your lease again and again and most likely even a 4th time. It is a peaceful, quiet, safe community. Of course there's a typical amount of noise associated with apartment living - walls aren't sound proof - but nothing that keeps me from having a restful nights sleep. Very family friendly with great schools in the area, not an expert on this but I have seen busses pick up and drop kids off at the front of the complex. Great suburban escape from the city for singles or couples as well. I love relaxing and grilling by the pool! Management is great and maintenance is quick to respond. Many community events, such as annual pool party, movie nights, and wine tastings, throughout the year. With all the additional shopping, restaurants and entertainment coming to Frisco area, there are few reasons to leave. But if you must travel outside city limits, Dallas North Tollway is 3 miles away and 121/Sam Rayburn Tollway is 4 miles away. Both provide quick routes for a work commute (quick-depending on time of day), to all Dallas-Fort Worth has to offer, and both Love and DFW airports.
Great apartment complex in the north Dallas area. Staff is friendly and knows us on a first name basis. Offers multiple lease options. Reasonably priced. Maintenance is on call and responds in 1-2 days on average. Multiple areas for grilling, hanging out. Pool is well maintained and other facilities are well kept. Highly recommended for renters of any economic status.
The few times I have requested maintenance, the response has been quick and the maintenance crew is always polite and effective. I've lived here for about 16 months and am very pleased with the complete support provided by the staff.
