Property Ratings at Ledford at Hamilton Place
Run, run far away. We lived in a 1bed and here’s some of the issues we had: Moldy/mildewy smells constantly, in the winter we would run out of hot water in under 5 mins (they were in multiple times to “fix” this), dishwasher sporadically leaked all over our kitchen and every time maintenance came they either couldn’t find anything wrong or “fixed” it, apartment was absolutely disgusting and run down when we moved in (due to personal circumstances we couldn’t fight with them on this, we needed a place ASAP), new management was extremely unhelpful (ex. No regular hours, even when they were supposed to be “open” the door would be locked with no signs about coming back or lunch, we’d try multiple times to check back to see if they had just stepped out, this was not the case)… I could kept going. As we left and pulled in our uhaul a neighbor who thought we were moving in loudly exclaimed “well they’re going to regret moving here”. Yeah. We did.
I’ve called and emailed since December with no call or email returned and I’ve driven by at 1130 during their open hours and no one was in the leasing office
Location is great. Quiet, close to shops. Nice office staff and quick with maintenance issues.
Quiet place. Close to the mall. Close to restaurants. The office staff is great especially Amy. They had things that go on in the community. If you own a dog you can walk it on a leash in the dog walking area. Which is very clean.
Office staff (Aimee) are extremely friendly and quick to respond to any needs. Mike in maintenance is great and will stop to talk to you at any time that he sees you! They really treat you like family! Older apartments, but new owners are working on upgrading! We have a toddler and a dog and are very happy here. Only complaint is the use of flat paint, which is difficult to clean.
When we moved in everything was great. They helped us with pet move in fees, deposits and half off our first month's rent. This was extremely courteous, and much appreciated due to the costs of moving across the state. Our first problems occured with other people's small dogs being off their leashes. We own two large dogs, and when other's dogs are off their leashes, they tend to run towards them, in a friendly manner or not, which forces me to calm my dogs while their owners rush over to collect them, not always easily done because of their size and obvious not listening to their owners. Then our outlets in the bathroom stopped working, and when we contacted the office they created a work order. We didn't get our outlets fixed for OVER A YEAR. We had our heat go out in the middle of winter, when we FINALLY got someone out it was due to a problem that meant ordering parts. We were told to use our emergency heat. Okay sure. We have also had problems with neighbors, mainly more ignorant people equating our dogs' size as a natural sign of aggression. Dogs bark, at night/day, when they see humans they are unfamiliar with; this is natural. When we recognize their valiant efforts to protect us, they bark no longer. This is what we want them to do, have a nice day. Also, they have scheduled maintence times that they were going to come in and fix or upgrade whatever they decide, they give us a time frame. Don't take this timeframe as accurate, they have came out of this time frame and left lights on in our apartment as well, doors open to areas they said they were not interested in. Everytime it rains, our corner of the parking lot floods within approximately 5 minutes of a heavy rain. This wouldn't be an issue, but our dogs pee regularly. Not only does this water accumulate to the middle of people's hubcaps, but the office people can't seem to find a contractor or a city official to fix this. Again, this has been years now. Several complaints, not just from myself and mine but from others. No quick maintence, although the maintenance men are quote sweet and helpful when you finally get them. The office is unprofessional. If we had a professional and courteous conversation it must have been in a dream of mine. Ps: this has been with the new management and old management. Honestly the old management was better in terms of handling problems and resident's needs. Hopefully this is helpful.
Pros: - Friendly Staff - Quick Maintenance and responsive to any inquiries when their is a delay - Close access to shopping & theaters off of gunbarrel Rd. - quick access to i75 and 158 - quiet neighborhood - on site pay laundry, though some apartments have washer dryer in them (I guess ask when renting) - Reserved parking space - Pool - Tennis Court - Exercise Room - Dishwasher in apt (my last 2 did not have one) - Affordable Rent - Low flood Risk Area (I checked, but don't take my word for it) Cons: - Parking lot could use a repaving - Have had some Rowdy Neighbors in the past - Have had some Neighbors in the past that did not respect the reserved parking space - only trash pickup utility a part of rent - Pet Friendly (this is only a con for me because I am Allergic to Cats and Dogs), though there is an extra fee as far as I am aware for pets Indifferent: - about 15-20 min from Downtown Chattanooga Overall I would Reccomend the Ledford to most people
