Property Ratings at Ledgeview Estates
Reasonable rent, average+ place - what’s not to like? The management, that’s what. Everything seems great until it isn’t.
Look, there are trade offs with any place you find. Ledgeview Estates happens to have a bunch of terrific qualities. The parking garage is nice. The open concept layouts are awesome. The pet policy is great. The laundry inside is handy. The rent price is reasonable for what you get. They do come fix repair requests very quickly (nothing has gone over 2 days). The biggest issue I have is the construction as others have mentioned. It is fairly cheaply built and it has caused issues. Mold all around my windows, got me sick of nearly 2 months. If you rent here, just make sure you bleach your window area and walls because they are susceptible to mold. Also, the windows are fairly shoddy in the bedrooms and it has quite the draft in the master bedroom. Overall, great neighbors, a great place to live. It's also close to Piggly Wiggly and about a 10 minute drive to Festival Foods. Pretty isolated but that's kind of nice. I'll also say this, I am looking for places in another city and the prices in the new city which I thought would be cheaper are actually more expensive than Ledgeview Estates. So, again, trade offs with everything in life. For what you get it definitely gets a solid 4 stars. Clean up the mold issue and you'd have 5 stars.
I moved there when it was first built. Since it was brand new, I can't complain about the condition of the actual unit. However, the management was extremely unprofessional! They were strict with some people (for example, I got a notice after my cousin stayed 6 days with me because she was sick) and others got away with smoking inside their unit. If they want you out, they make it VERY clear long before your lease is up. Oh, and I even hired a cleaning company when i left and still didn't get any security deposit back.
Not only are these apartments very poorly constructed (mold developed in our bedroom in the corner as well as our closet and we have an antifungal problem), but if you live downstairs like I do you can hear almost everything going on upstairs. I've already heard the guy upstairs with his lady friend and I hear his 3 kids running around upstairs all the time. It took so many complaints over a period of 4-5 months to finally meet with the apartment supervisor who told me there is nothing that can be done. I would not recommend thelse apartments to anybody! Save yourself the hassel.

I'm sorry to hear you are displeased with your apartment. Our excellent property manager met with your upstairs neighbors right away and yourself to work out the situation. Then I met with you and your upstairs neighbor to determine what could be done. We came to the resolution that the noise was only an issue on weekends and only in the mornings and your upstairs neighbor agreed to have his children refrain from playing in their rooms in the early hours of the morning. Further rubber pads were placed on all doors to soften their closure. There has not been a mention of mold to me or to my maintenance department. If there is a mold issue this should be reported to our property manager and maintenance department immediately. I do understand how frustrated you were with the situation, however I believe a resolution was found to the best of everyone's ability. To say Ledgeview Estates is a terrible place to live is a bit harsh. In an apartment complex setting there will be noise regardless of how "well built" the property is. We endeavor to make each one of our residents as happy with their apartments as possible. Please feel free to contact the property manager with any further concerns.
Mailbox is inside which is nice and laundry inside apartment which is handy. Nice and quiet country like setting which is nice to look out at. It is nice to have a garage now after many years without one. The grounds are well maintained and staff are very helpful when needed.
We moved into these apartments almost a year ago and were so excited because they were brand new and looked very nice. Looks can be deceiving. They are built so cheaply we have had so many issues. Not only that but the management is very bad. We are highly unsatisfied with this place and would not recommend it to anyone. It is kind of a joke. Don't move here you will regret it.
