It would be easy to characterize Gainesville as a pure college town—the University of Florida is home to over 50,000 students in a city of 130,000, and the campus is arguably the defining cultural hub of the community. Between the art exhibitions, concerts, lecture series, and, of course, the wildly popular Gator sporting events, the UF campus culture is a magnet for students, locals, and visitors alike.
But Gainesville has much more to offer than just an electric collegiate atmosphere. The historic Hippodrome State Theatre anchors the thriving Downtown district, which is packed with a vibrant assortment of bars, nightclubs, and restaurants. Local favorites like Flaco’s Cuban Bakery and Volta Coffee attract a steady stream of students and non-students alike at all hours of the day and night.

Property Ratings at Legacy at Fort Clarke
First off, I can say that my corner 1/1 unit wasn’t awful, but definitely not luxury and definitely not worth the price. After one year, I did not renew my lease with Legacy which ended this past June. I really do want to share more detail, but in the end, it is not worth the mental effort. Just avoid this place. Huge management turnover, clueless and impersonal staff, erroneous charges on your statement that go months without getting fixed, dishonestly, do not return calls or answer emails, and there is the pest problem as others have noted. There are better places in Gainesville. Don’t let the outside facade fool you or their website advertisement “Luxury Apartments in Gainesville, FL“. Maybe 25 years ago, but not now ,definitely not now...
The apartments have leaks mold they show you a model when you move I. Is a nasty apartment. Maintenance do a little touch up and leave don’t waste your money. I wish I can post pictures of my unit is disgusting. Justin is a lier and won’t do anything about your issues after you are in. Stay away!!
Don’t make the same mistake I did and fall for the pics online . This place is run down . I was given a filthy unit with multiple issues . Never have I ever had these issues with any other place I have rented in the past . Save yourself self the headache and keep looking.
They made a mistake which flooded my apartment. They refused to help with the damages, even with renters insurance (which they make everyone get). I wouldn’t recommend this apartment complex to my worst enemy.
My experience with this community has been interesting from the beginning but I'll refrain from providing specific details. Westshore LLC. needs to review its hiring practices more carefully and be more involved onsite. The community is not terrible but needs major change in several areas. It would not hurt to hire staff with decent rental experience AND basic customer service skills. The current office staff and manager are pointless, simply keeping the chairs warm. My complaints are about the same as every other negative review. Thankfully, my unit is not terrible due to maintenance saving me a day before move in. The new staff that is hired usually disappear in two weeks but have characterized what an ideal rental employee should be like. Overall, I do not recommend living here if you have other choices or basic rental expectations. That’s all.
Office staff needs improvement. Mold, air conditioner issues, and roaches. No regular pest control. Better properties in the area for the same money.
We just moved in late January and we have an issue with roaches and then come to find out we have issues with 2 leaks when it rains. I have sent emails and texted, and no one has contacted me back to let me know what the roofers said when they came to inspect over a week ago. I am really disgusted that we were placed in this apartment when they knew these problems existed. Our whole 3rd floor in bldg 17 has moved out due to these issues. We are the only ones left. And they are not responding to our concerns.
Very appealing on the website the maintenance crew is great, The office Staff and management are very un professional and rude. I’ve been living here for while and I feel completely bamboozled. There are some buildings that have a more visual appeal than others, which I only learned after moving in because they only show you the nicer parts of the complex.
horrible experience. I am moving out of this complex. the new management is very unhelpful and unprofessional. The AC has been broken for over a month in summer temperature with no help in getting this fixed. The office staff completely unhelpful, I was told to call the cooperate office to complain. How is that a solution to my problem? I just need my AC fixed or replaced in 90F temperature during the summer. with all the rent they charge, you would expect better service.
Over priced for no reason. You can hear your upstairs neighbors if you live on the 1st or 2nd floor. The staff does not handle problems like they should.
Unfortunately this complex has declined. The office staff is very pleasant and accommodating, especially Tina and Bridget. They advertise that is a gated community and the gates constantly are broken. This last time has been broken for 2mo now. They say they are waiting for parts. also the pool gate is broken. The sercurity your charged for you arent getting. My apartment is not an updated apartment which i really don't mind however i still get an increase every year. My lease is coming up soon and as much as i dont want to im looking around. Not sure if im renewing
Staff very unfriendly, not willing to help or accommodate. The place had bed bugs. Over priced, I would not consider this place as luxury apartments. Would NOT recommend

Our staff are trained to treat every resident with friendly professionalism, and we apologize if you haven’t received the polite service we expect from our staff. We have had no recent reports of bed bugs, and any suspected incident would result in immediate action from our staff. We are sorry if you have been dissatisfied with the cost of our homes. Our apartment prices are in-line with surrounding communities, and we are always glad to discuss pricing with our residents. We would like to speak with you about improving your experience and ask you to visit the office or call (352) 331-9322 at your convenience.
Everything at these apartments are very well maintained, the staff is very helpful with anything you may need. There is all types of shopping within 5 minutes of the complex, access to a main interstate, hospital, and a elementary and middle school and its all within a 5 minute drive. They also have valet trash, so you don't have to take out your own trash.
The apartment complex is great! There is gorgeous scenery and the staff is very helpful. However the maintenance has been quite slow on completing tasks assigned to the apartment.
The grounds are imacculate and the pool and clubhouse area is always clean and well maintained. Its also one of the newer apartment communities in the area. The layout in my apartment is well thought out and well lit, I love it. I had one issue with the thermostat during my stay. The maintenance staff arrived within minutes of the request and corrected the problem. He also encouraged me to feel free to contact him directly if I see him, anytime I have a problem. The maintenance staff is always around, approachable and very friendly. They always give notice well in advance of any scheduled maintenance. In my experience some apartment office staff can seem grumpy and irritated but here, they have always been very friendly, professional and responsive. The rates are not cheap but they are competive with other communities of similar quality and I would recommend to anyone. I am only leaving because I have found a new job out of town. Convenient location to grocery, banks, drug store, restaraunts, shopping, movies, libray, I-75. In Buchholz High, Hidden Oak Elem and Fort Clarke Middle school zones (a lot of kids walk together to Fort Clark Elem). If your torn between this community and another, choose this one, you won't regret it.
It is truly worth every penny. Staff is nice and neighbors are great. Never had a problem. They take care of any maintenance problem right away. Cant complain at all!
