Property Ratings at LYV Six Forks
I been terrible but getting better, im like the fact that the new management is making things work... they made the office look totally nice.
I like it here because the neighborhood is very quiet. I have been living here for a few years and I can't complain about the service and I recommend Legacy apartments to all my friends.
I've been here for 2 months. I started the process in July, and I kept getting told that the apartment they were going to put me in wasn't ready. They wrote up a lease and everything, I paid the money to get into that particular apartment, and found out (only because I had to keep calling) that they had to change and put me in another one. It was fine, except I asked for a first floor and they put me on the 2nd floor. I was very clear that I needed/wanted a first floor. I didn't find out it was a second floor until they sent me the lease over. I needed this apartment because I was already working for my job and still living in VA due to their delays. I ended up losing that job because the week my apartment was "ready," I was told about the new one. Upon moving in, I am not sure what they had to get "ready" because if any of the apartments they put you in look how mine did and smelled like mine did when I moved in, what exactly could have taken so long to get it move-in ready? There's overspray over the windows, the flooring has paint all over it, the door frames are chewed up and scratched, and they just painted over them. There are bubbles in the paint in my bathroom that have started to peel. The back door frame looks like it was kicked in, allowing bugs to come in. The kitchen drawers are horrible. They don't open properly, and the bar is leaning so badly. The doors are super hard to lock as well. My dishwasher hasn't worked since living here. Maintenance has come out 5 times now to "resolve" the issue. It still doesn't work. And now we can talk about the roaches, which are my BIGGEST issue. I have never, and I mean never, dealt with pests like this. I have said something since August and was told that I pay for pest control, so where is this control? I have pictures and videos of them under my fridge, under the stove, huge ones coming in from outside, crawling on our ceiling... This is crazy!!! I go into the office and my name is put down on a list with numerous others requesting inside pest spraying and I have yet to be contacted about this. And no one returns calls to speak to you, and good luck trying to get someone to answer the phone. I am so upset because I moved from VA here for work, and I am so unhappy with my living situation and the lack of support from the office. And open the gym!!!! 1

Thank you for bringing this matter to our attention. Efficient and professional customer service is very important to us and we apologize for falling short. We hope you can give us the chance to turn your experience around. Respectfully, Grant Reilly-Gates / Willow Bridge Regional Manager
Would recommend checking other apartment options first, upon arrival my apartment needed a deep cleaning as it was dirty, the sliding windows and doors constantly come off track, the front door lock barely seems to actually lock the door, and the way they did the framing I’ll regularly scuff/cut my finger on the door frame if I try to casually open the door without being mindful, countertops scuffed & bubbling up in bathroom and kitchen, the kitchen cabinet liner is coming off several of the cabinets, missing individual blinds on the sliding doors, uneven floors and junk left in the unit from. The gym and dog wash have been closed and “under repair” since before I got here but I’ve never seen any work being done and there’s no update on when they will be done The employees seem nice!

My lease is coming to an end soon and I figured I would warn any other potential tenant before moving here. It's hot and both pools are closed. The gym is also closed. The pool opened last year just to close a few weeks later. It's always something with it so if you think this is just a one time thing it's not. So if you have kids or you love to sunbathe, cool off, etc. Don't move here. Ever since the new management took over as stated by someone else the property has went down hill.

Once RPM living took over it was game over. When the apartments were under Hawthorne at Six Forks it was wonderful and the staff were competent and handled any problem that popped up without any issues. Now under RPM living, the complex has went down hill terribly. The grass has not been cut in weeks and word around the complex they (allegedly) didn't pay the Landscapers so they quit as they should've. The gym has been closed for almost a month now. I have also witnessed drugs being dealt in my building. I've had neighbors move in and move out within 2-3 months afterwards. It's clear the only thing they care about it is renting out apartments and that's it. If you're going to pay high rent, atleast get your money worth and rent from somewhere else at the same value or a bit cheaper. It's not worth moving here as long as RPM living is managing it. The staff are rude and don't know what they're doing. I urge everyone to get educated on your rights as a tenant and keep copies of your lease.

this is the worst apartment I have ever had the staff is rude that's if you can even get someone to answer the phone the "property manager" is non existent you can never get the time of day unless it's about money my AC has been out going on 3 months with temperatures in the high 90s I have been getting nothing but the run around no straight or direct answer.. everything is falling apart In this very cheap put together apartments don't let the renovations being done on the outside fool you.. I have had leaky pipes and a very bad bug problem I have not seen pest control on this property since I moved here almost 3 years ago they do not care about you at all!! also your car will get broken into mine has several times
So much, I don’t know where to begin, to sum it all up, just don’t, this is a terrible place to live, and for what they are asking for, definitely not worth it, you can’t even enjoy the pool during the summer, it’s never open, they have rats and roaches, they never fix anything, but will tell you that the work is done, well, cameras don’t lie. I wish on everything that I would have went another route, but I’m stuck, for now, I saw the red flags in the beginning, and didn’t listen, RENT AT YOUR OWN RISK. Stay blessed
I walked into hell my apartment was not ready to move I been living here 9month and I can’t wait till my lease is up I put in at least 5 work orders about bugs and all they do is close them out and the maintenance guys don’t know what they are doing
Legacy at Six Forks is a NIGHTMARE. I don’t even know where to begin. Management ignores every email and complaint, the leasing office is supposed to be open Monday-Saturday, yet, they’re always closed. The apartments are so called “renovated” , however, the floors are cheap and lift, the paint is cheap and peal, the countertops are uneven, there’s mice in the buildings (which they do NOTHING about). Maintenance and the office staff are complete jokes, along with their new parking policy, which plan on never having guest over unless you want them to park on the main road where idiots speed down and hit parked cars. I have work orders in that haven’t even been addressed for MONTHS. This place just needs to be bought out by new owners that CARE.
If I were to describe my experience at Legacy at Six Forks in one word that word would be Nightmare. On my move in date I came expecting my unit to be ready but it was a wreck. The bathtub had trash in it and the counter did too. My fridge is scuffed up, has missing parts, and my dishwasher broke. My stairs wobble as I walk up them. The ceiling over my stove is crumbling paint chips and dry wall on the surfaces beneath. The paint on my countertops is chipped in a lot of places. I’ve had an electrical issue. I’m in what they call a renovated unit and I could go on and on about issues I’ve experienced in my brief time here. The only reason I signed the lease and moved in was because I had all my stuff in the back of a box truck and had nowhere else to go on the date of my move in. I certainly didn’t expect my unit to be in such bad shape! So far it has been a nightmare but nothing tops their guest parking policy change. There are no longer visitor spots. In order to have a guest over you have to physically go to the leasing office when they are open and request a guest pass. The pass is only valid for 5 days and they won’t repeatedly issue you these passes. You aren’t allowed a frequent guest such as a girlfriend, boyfriend, or a babysitter. They will boot or tow any car that doesn’t have a pass. This policy is horrible for people who are in a relationship but don’t want to have to put their girlfriend or boyfriend on their lease as a leaseholder. It is absurd that your only option is to make them a leaseholder!!! Another thing that makes this policy so bad is that they are only open 5 days a week from 10:00am-6:00pm and they close an hour for lunch every day. They are also closed for every single insignificant little holiday as well as just randomly from their staff calling out. If you happen to be single you’ll enjoy not being able to freely invite your dates back to your apartment! I feel like a prisoner here with 8 months left on my lease.
The unit I moved into was in bad condition and has had numerous things go wrong in it since moving in. Such as wobbly stairs, dishwasher breaking, water heater flooding my apartment, electrical grounding issue, etc. To give you an idea of what a renovated unit here is, they painted over the old counter-tops that have been here since this place was constructed rather than doing a proper renovation and replacing them. On my move in date I had a U-Haul loaded with all my belongings and had no alternative apartments lined up. I had to choose between moving into this dump or being homeless. You’ll have the pleasure of dealing with an incompetent and unfriendly staff at the leasing office… if they decide to come into work that day. Due to staffing issues they are currently open 10:00am-5:00pm Saturday or 10:00am-6:00pm on Monday, Tuesday, Thursday, and Friday. They are closed an hour for lunch every day and are completely closed on Sunday and Wednesday. They close their office on days they are supposed to be open due to staffing issues. What upsets me the most is that they recently changed their guest parking policy. When I signed my lease and moved in they had visitor parking spots. They have eliminated those spots and are requiring residents to come into the office to request a guest parking pass. The pass is only valid for a maximum of 5 days and they will not issue the pass to you on a regular basis. Meaning, if there is someone who needs to come to your apartment on a regular basis such as a babysitter, dog walker, or girlfriend / boyfriend you should not even consider this place. Unless you are willing to put them on your lease as a leaseholder and pay for their parking pass; this is unacceptable! It also means if you want to invite someone over on a whim and it is past closing time at the office (5:00pm or 6:00pm) or on a day they are not open (Sunday, Wednesday, major / minor holidays, or when they don’t feel like showing up for work) then you are out of luck. NO GUESTS FOR YOU! Any vehicles without the pass will be booted or towed. This is atrocious for anyone who is single and wants to invite their dates over. The ironic thing about this parking policy change is that it creates more work for the staff. Management has been openly whining about being short staffed since I’ve moved in. Their excuse for everything bad about this place is that they are short handed and they decide that this is a good idea instead of designating some more visitor spots?
The apartments are poorly out together, poorly ventilated, the AC always breaks in the summer. Maintenance does not do their job. You can call them and put in requests and they will come months later, IF they even show up. The property manager does not care either. From roaches, to extreme heat in the summer and extreme cold in the winter, mold and mildew. Do. Not. Move. Here.
Don’t let the pictures fool you. Since change of management these properties have gone way down. The upkeep of the property is just horrible and the management doesn’t care about the tenants. They have changed management like 3 time.s. They have in all units an infestation of bugs! Folly polies, ants, roaches, water bugs, and worst of all mice . After speaking to a few neighbors I found out that it’s all over the property not just my building. The units look nice in pictures but is cheaply put together and the first floor units flood. The maintenance doesn’t come fix anything! And if they do it’s a long time after. Just a lot of problems
While searching for our next home due to a job relocation, I stumbled across this lovely place and instantly applied. 24 hours later, I was welcomed into this warm community like family. The application process was simple and the office staff was more than willing to assist with any questions or concerns I may have had. Relocating and moving your entire life and family to a new city can be a scary experience. But with their superb customer care, outstanding professionalism and candor made transitioning that much sweeter. Everyone, from the leasing manager (S/O Mary Catherine), leasing agent and customer service representatives were phenomenal and really took the time to handle each portion of my application with care and accuracy. Oh and did I forget to mention...LOCATION, LOCATION, LOCATIION!!! Affordability, amenities galore, spacious living areas and walk-in closets to die for!! My family and I are looking forward to settling into one of the most stellar places in Raleigh :-)

I moved to this Apartment complex before Hawethorne took over. It used to look like the bougie projects. It was not good at all. Once Hawethorne took over, a miracle took place. I sincetely mean that. Anytime I have any maintenance issue, it gets taken care of immediately. The maintenance people are courteous and fix what needs to be fixed. This new management company is all about community. They are always having community events to get tenants to meet each other. In the summer they have pool parties with free food. No complex is perfect at all, but I can honestly say this new management company is on their job. Maintenance cleaned the parking lots so good, it looks like we never had any snow at all.

Apartments are poorly renovated. The apartment I was in had an additional water feature when it rains outside I needed a canoe to get around in my room and they can care less about the poor conditions of these apartments

These apartments are very spacious and cozy. The maintenance could be more on top of things. It seems the outside could use up keeping. I love the location because I am ten minutes from downtown and ten minutes from Crabtree Valley Mall. These apartments are also great for children, for there is a daycare less than five minutes away.
This is a great starter apartment for me. The space is good, comfortable and within my budget! I love this apartment complex. It's not too noisy as well. If you love the sounds of nature, I would suggest this apartment to you. It's become a home to me.
