Regarded as the “Queen City of the Platte,” Evans is a predominantly residential community located about four miles south of Greeley. Evans provides residents the comforts of a small town with access to many amenities often found in a larger town. Dog poop everywhere outside and trash bins are always full for days and gives horrible smell and look when trash is all over the floor. Parking is the worst here, people park on emergency lines over night/day and don’t care. Poor management

My partner and I have lived here for almost a year and a half now and we love it. From what I understand the management team that I meet when we moved here had just taken over. Ashley and Jade have made living in an apartment feel way homier than any I have lived in before.
We have lived here for a few months now and absolutely love it! The staff here are extremely helpful and nice. Jessica and Matt have both went above and beyond for us since the start! The units are beautiful and the clubhouse offers everything you need and more. This is definitely where we will be staying until we're ready to buy. ??
My fiance and I rented the Clapton model in the Allman Brothers building for 14 months. During that time we enjoyed our unit very much. The kitchens are very nice and upgraded as well as the restrooms. The community is a very strong selling point because the people who make up the Legend Flats community are primarily young hard working people and some retired folks as well. We never had any issues with any of our neighbors and I think there is a good sense of community. The office personnel, maintenance people, and grounds crew did a truly respectable job upholding a high quality and standard of living. My favorite memory was having a birthday bbq for my fiance at the swimming pool and Jessica even allowed us to pick the radio station! We jammed out to Sublime and everyone had a good time! I was truly thankful for the opportunity to call Legend Flats home and who wouldn't like telling people they live on Abbey Road?

I moved in when the place was brand new and it was obvious they were struggling to finish things. Two years later, everything is still a mess. I put in a work order when I first moved in for a couple of very small things, and they never got done, there's a gap along the bottom of the front door allowing unwanted cold/hot air to come into the apartment, drawers were attached crookedly, even my dishwasher hadn't been properly installed and my heat went out last winter (took nearly a week to fix). The maintenance guys are the most help you can ask for, but management couldn't care less. Very rude and would clearly rather take care of perspective tenants instead of the current ones. The apartments are very large and have big windows, and the rent is a little more expensive than what I would say is reasonable. Definitely not the worst, but I don't think I would recommend to anyone.

These apartments definitely have more pros than cons. The apartment is spacious and nice. The big windows are great. The staff is amazing. The neighborhood is quiet and comfortable, with parks and walking paths. The rent may seem a little high, but are at market value, and you do have to earn triple the month's rent. But rent does include FREE Internet, and the washer and dryer.
The people around here are very sweet, and are very caring. They are quick to resolve any problems! Love that there is a neighborhood watch.
Rented apartments when they were no where done. Our building was painted three months after we moved in. Landscaping just being completed. For price appliances are the lowest quality. Washer sounds like war zone when you run it. No lights in bedrooms or living room. If you get home after 6pm plan on a long walk to your apartment. People are parking in spaces for apartments that are under construction. It will be worst when these are all rented. Online payment site does not work most of the time. Huge charge for using credit or debit card to pay fr services or rent.
I fell in love with this place. It was new, looked gorgeous, and (at the time) it was decently priced. But I wasn't aware of what I was getting myself into with new apartments. My apartment wasn't ready when they said it would be (in fact still isn't, 5 months later), the staff was (and still is) VERY unorganized, nothing was done when they said it would be (landscaping, painting, amenities) and overall very frustrated with my experience here. Our door didn't fit the door frame so dirt and bugs were getting in and our cold air from the air conditioning was getting out. And it took at least 3 weeks after putting a work order in to get someone to look at it. They did their best but still it's not completely fixed. They said the door is just the wrong size, but their not doing anything else about it. Also, the apartments don't come with lights, which I thought was the strangest thing! There are kitchen lights and bathroom lights but they don't provide a light in the living room or the bedroom. It's just like two holes in the ceiling if you want to buy your own. It just looks like they were trying to cut costs last minute. So Cheap!! So to sum this up. It is no where near worth the cost it's gone up to now. When it was around 800 for the one bedroom that was reasonable, but now I see it's gone up to about a 1000. No way!! not worth it. I won't be resigning.
The staff is rude and unorganized. The apartments are nice at first sight once you get into one there's many things wrong.
