If you live in the 107th building you have zero access to amenities unless you want to pay for an extra key fob, even as your monthly payments are usually much higher than what your rent is. The carpets in 107 usually smell horrible, walls are visible falling apart, package thefts have been at an all time high because it’s very easy for people to break into this building. I’ve had many former residents on their move out days come up to me to warn me about apartment break ins as well. The parking structure is meant for compact cars which doesn’t really feel worth paying at a certain point. I saw someone say these apartments claiming to be 1 bed room say they are glorified studios with a half wall and that is literally what they are. The leasing office is hardly used and should be made into something actually convenient like a mail room or even a smaller fitness center that 107 residents have access to. The only redeeming factors of this building are its maintenance team that are incredibly kind and get things done quickly and the location of the apartment building.

These are nice apartments and newer construction, however the quality of appliances and fixtures is very cheap and things break frequently. The maintenance team is very responsive, though and typically can complete repairs within 24 hours. The Office staff is also friendly and responsive to issues, and the two combined are why I rated 3 stars. However, The property management company will increase rent by double digit percentages every time you renew the lease. The elevator in one of the buildings has constant issues, and has broken 3 separate times within a month. The neighborhood is safe for walking a dog in the dark, but there are a number of car break ins in the area/ even the parking garage, and packages are frequently stolen from the mailroom. Overall, an okay place to live, but a bit pricey and has some issues.

I am a current resident and haven’t lived at a Weidner property before moving here. From the online leasing experience to the lack of attention this building gets from the property management team - you do not get any value from living at 107 & Leilani. Rent is expensive for the size and “features” available to you (half walled studios) which are not displayed properly on the leasing site. You are charged a monthly fee and forced to use a 3rd party service for your utilities, which are 2x more than I was paying before moving in. There is no weight room, no community lounge, and the rooftop deck is small compared to most rooftop spaces around the city. Parking is extremely expensive considering the garage is open air, full of compact spots filled by non compact cars, and the locking door to the Main Street is broken every other week. The office downstairs never has property management staff inside and it takes 2-3 days for them to reply even though they list 7-days a week as their availability. We’ve had Herion needles left outside the main entrance for days on end. The office window has a bullet hole in it.... I feel with the amount they charge for rent the property is managed in a way to maximize profits, not maximize the resident experience, and it shows. The maintenance staff is great - same day fixes and friendly.

Do not rent here. They are rude, management unhelpful. Seriously terrible service and please pay attention to all the negative reviews here. Save yourself the headache and move anywhere else. Regional manager hung up on me after explaining legitimate safety concerns. Tried to make me divulge confidential information to him. Absolutely atrocious.

Resident at for a year, DO NOT RECOMMEND living here All the care about is duping you and extracting money in all possible ways. Hidden electric charges, fake management fees, processing fees, cleaning fees. Guess what they will also ticket you even if you have permission to park for loading/unloading. Very unfriendly management. DON'T BE FOOLED. I am out as soon as my lease ends.
I lived here for 2 years in several different units. The apartments are nice, with good amenities, and there is a nice little community, though with a lot of turnover. The biggest negative is the management. Expect a rent increase with EVERY lease. There is little room to negotiate, since it comes through a large corporate ownership. The amenities are nice (lounge, pool, fitness room, theater), but maintenance is really lacking. Pool is open in summer, but often closed unexpectedly for maintenance. Lounge is nice for planned and impromptu gatherings, but little things keep it from being a better experience- TV remotes go missing, and with no instructions there's always a period of figuring out how to watch what you want, or even run a movie. Office-based wifi for common areas, but unpredictable connections that frequently go out. Yes, there's a fitness room, but small and ill-equipped. A nice place to live, that could be a lot better.

First of all don't believe them when they tell you there is plenty of street parking. There isn't. They don't have enough garage parking either, you have to get on a waiting list. Now if you are lazy, filthy, disrespectful, inconsiderate, drug dealing, gun toting (and shooting) then this is the place for you! On Sunday 9/10/17 two residents got into a massive fight where one of them ended up getting shot. This took place in their apartment, not outside, they could have easily shot one of their many surrounding neighbors. Has the leasing office acknowledged this event happening, nope not a peep. They send out group emails at least 1-2 times per day, has there been any emails about the shooting? nope... Have they tried to say hey we are getting to the bottom of this and don't tolerate this behavior blah, blah, blah....? nope nothing, not a peep. The two residents are still living in the building like nothing happened. So until they disagree on whatever stupid thing they initially got into a fight over and start shooting again. Except next time it will be an innocent bystander that gets shot. The leasing office will continue along with their heads in the sand. You can't tell me they can't say anything because its a private legal matter when you can read about the shooting online, and see the 911 call records. On another side note if you don't mind living in a pig pin, this is the place for you. Whoever wrote the review about this place being quiet and clean either works here or is blind and deaf because its neither. The other folks in my particular building just let their dogs poop and pee in the hallways and/or elevators and they don't clean it up. My building smells worse than a kennel. They also don't pick up their poo outside in the courtyard landscaping, I'm not sure why I thought they would outside if they don't inside...? Wishful thinking I guess. They obviously don't do anything with the DNA swabs they make you do with your dogs when you move in. That is just another one of their many useless scare tactics that NO one is falling for.
Luxury apartments in North Seattle. Nice amenities.Accessible location with a decent staff. Newer construction, nice appliances Berber/wood flooring. Spacious, quiet clean community.

Leilani is a great complex, and the new management is way better. For the square footage, quality, and amenities- Leilani is a solid deal in the Seattle market. The location isn't perfect, but I've grown to appreciate it. Close to Ballard/Greenlake, but still easy access to I-5 and 99. If you want a newer/nicer complex and are flexible on location, this is worth a look.
