Current resident. Positives: The apartments themselves are nice, as is the pool and the gym. Two stars for this. Negatives: The type of place that only cares about funneling in new tenants and takes no effort to maintain the actual apartment complex. You can't walk ten feet without seeing garbage somewhere. The trash site looks like a toxic dump on a weekly basis that you get the pleasure of smelling if you happen to live in one of the nearby buildings. Very curious what my monthly trash fees are getting put towards. In the past month, I've gotten multiple emails about social events around the complex but not one email about the health hazard that the trash site has become. During the summer, the pool constantly had leaves and other things floating in it, not to mention overflowing trash cans and litter everywhere. Ant hills throughout the complex as well. Hopefully you're not allergic. The package room that I had to pay a fee to be able to use was broken into and now no longer available. What's the point in having security camera if you're not going to use them? This apartment needs to hire a dedicated worker(s) to maintain the cleanliness of the complex instead of pushing that on their probably over-worked and under-paid maintenance experts. Can confirm the other negative reviews about the rudeness of the front office.

Hey Eric, thank you for sharing your thoughts. We apologize for any less unsightly visit you may have had at the compactor. Please note that our Maintenance team does come out on both Saturday and Sunday to run the compactor and discard trash that may been seen beyond the ramp and area. I am sure after or before these times trash can be seen and appears like a dump. We are installing solar lights this week around the compactor in hopes people would not just leave or dump trash at the bottom of the ramp. However, we believe there are non-residents dropping their trash in our compactor as they may not want to pay an additional fee at the land field. Please call 311 or 911 if you see this ever happening. We would love to have staff around the clock but unfortunately that is not reality. Yes the pool occasionally has leaves due to the tree line on our neighboring property line. I guess you can say we love the trees for the shade it provides during the hot summer days but would love to find a solution on our windy days to prevent the leaves from going into the pool. Since we have purchased a new small robot that we place in the bottom of the pool to maintain the leaves. Please let us know if you have any suggestions. We are more than happy to see if we can accommodate. Additionally, the trash cans are emptied once in the morning and should it overflow during work hours staff will re-emptied cans. We are hoping the package room will be available on this Friday. We order an additional strike plate to help! Cameras were on and incident report was made by the police. Unfortunately, that night we were not the only apartment community affective by this loss. We will send out a community email and let you know once it is re-open. The property is fine, but at a cost. And no, not just the bloated rental market rates. Their parking is extremely limited. You are allowed ONE (paid) parking permit per resident that allows for guest parking beside the main office. The leasing office, who is rather cold and condescending, confirmed that any additional visitors would be towed. So if you, like most people, have friends and family who visit from time to time, you may want to look elsewhere. Find a place a bit more hospitable.

Lemmond Farm is a great community. With a rich history, nestled in the northern part of Mint Hill area makes for fun living experience.

They hold your deposit. I moved out two months ago and they claim to have mailed deposit but I have not received. Many car break ins! Rental agency (Bell partners) so unprofessional and ignore all complaaints

Apartments very nice but vehicles get broken into about monthly (has happened 4 times in the past 5 months) and management/bell partners refuse to make it safer with cameras. Nothing stolen police say they are looking for drugs and guns. Management/bell partners response is crime has no address.
Ever since the management has changed it's been bad , property manager is very unprofessional & rude . My heat haven't been working since October 8th 2021 & they didn't fix it until The last week of January 2022 this is ridiculous my son has been in and out of the hospital the whole time , i kept going online putting in new request for them to come fix it because they never answer the phone . When the maintenance man left after realizing my heat was broke he told me it was my blower and that he would go check a vacant apartment to see if they had an extra one , he never came back at all . I called about my rent balance after they fixed my heat to see if they would do anything about it because i didn't feel like I should have been paying to live here while my heat has been broken this long , the property manager pretty much told me that it wasn't cold enough in the months of October, November, December & January & then told me she would review my account and give me a call back before she go out of town Thursday now it's friday the next week and she haven't reached out . Parking is ridiculous you can't have visitors after 6pm without them having to walk all the way from the leasing office , ive been living here since june and they have put a boot on my car several times . Valet trash is horrible i have had my trash sitting outside without being picked up for 3 days straight . THEY BREAK IN CARS ALL THE TIME THE LEASING OFFICE DONT DO ANYTHING TO HELP THIS COMMUNITY ITS SO SAD .

Hey Amani, thank you for sharing your concerns. I do understand your frustration. We have communicated with you throughout the process. We apologize for any delays you have experience due to parts on back order. However, when offered space heaters as a temporary solution you declined and we are in no position to force you to accept. We have offered rental assistance for all residents. We have sent numerous of emails and called weekly. Feel free to stop by the office any day of the week and anyone of us will be more than happy to assist you in getting help to pay your rent if needed. I am sorry you missed my phone call. I am here this week and would love to sit down and discuss any issues or concerns you may be having. We do have parking policies for our residents and guest to ensure all residents are able to park near their building, we know this can be frustrating at times when you don't have the desired parking space you would like. We do offer reserved parking at $25.00 monthly that would guarantee your parking daily. Please see the office for additional details. We understand your frustration about the break ins. I am sure that you are as stunned about the break-ins as we are in the office. We are working diligently to get more solutions to these ongoing occurrences. Although you are frustrated with the idea that crime has no address, and we deeply understand, it is true. We have no control over the actions of others, like vehicle break-ins. We warn our community to lock their doors and not to leave valuables in their cars to prevent possible break-ins for the future. We have been cleared by corporate to hire a new security company that will be starting at the end of this month. They will be on sight more and offer more security. Hopefully, this will be one of the solutions that will alleviate the crime that has happened here on property. We ask that you please remain patient with us as everything must get approved. We deeply care about the residents here at Lemmond Farm and want to assure you that we are working behind the scenes every day to make sure your living experience here is good.
I absolutely love the apartment!! The management leaves much to be desired.
We have thoroughly enjoyed living in our apartment. We enjoy seeing all of the different breeds of dogs and very rarely do we hear any of them! Our apartment gets very little sound from outside of it. Maintenance has been very good at responding to any requests also
Lemmond Farms is a beautiful apartment complex. Well designed, staff is professional and easy to communicate with.
Broadstone Lemmond Farm is a beautiful community located close to highways 485 and 85. The 1 bedroom apartment is larger than most I'd seen. The modern appliances and design really sold. The apartments seem really to be a solid build. I have yet to hear any of my neighbors above, beside, or below me like most apartments with paper-thin walls. Overall I am really pleased that I made the choice to stay here.

Ever since management changed this community is not worth living in. The apartments are nice yes, but maintenance request take forever to get done, parking for your visitors is terrible, they boot and tow your visitors, there is dog poop everywhere because they don’t reload the bags, to reach anyone you have to email, the manager of the property is completely rude and unprofessional. The trash pick up has changed since I’ve moved they no longer pick up recycling or broken down boxes that they used to. This is not as good as it looks.

Hey Diana, We are sorry you have not had a good experience throughout your stay. We have nice apartments and want to make sure we take pride and interest in keeping them that way. With that comes some changes to help residents better navigate though their community. Yes, we change the parking policy to allow our resident first priority parking in front of their buildings. While this may inconvenience some visitors, it lets our residents know we want them to have the best parking option here. Visitors can be towed or booted if they are not parking in the designated parking in the front of the clubhouse with appropriate signage to indicate allowed parking. Lemmond Farm has a lot of dog owners. We have asked each one to take concern by picking up behind each of their pet and letting us know if they see any unattended dog poop. If you ever see any, please let us know so maintenance can come and poop scoop. Maintenance does a sweep of poop every morning, however I am sure during the course of the day many are out with their pets and forget to pick up. Please note that we now share common space with Atrium health and Wendy's which is located like we are right off 485. This does mean both businesses may have travelers and visitors who have pets that may leave waste behind and owner not take the responsibility to clean behind their pet's. Bags are replaced in the stations as soon as we get them, note that when ordered there can be delays due to shortages on all ends. Trash has always been the same and we have not changed the rules. We continued the services that was carried from the last management company. We take pride in greeting and ensuring everyone voice is heard at Lemmond Farm. However we do understand that changes to your community with management can be uncomfortable as relationships have been build and now new ones to start. There is only a very limited visitor parking area at the front of the complex and at that you have to have a parking permit. My daughter had her car booted last night while visiting her friend. LMS Parking Enforcement would not remove the boot until $180 was paid. Turns out several complaints have been filed against this company (some by residents who also got their cars booted)and Lemmond Farm management was of no help. Might be nice apartments but don’t plan on receiving visitors!

Hey Barbara, thank you for letting us know your concerns. We are sorry your daughters car was booted. Please note that ever resident has received over 5 notices of where visitors can park though our community email that goes to each resident email. We have also provided literature to each resident door that was hand delivered on last week. A tri-fold pamphlet sharing current details of our community polices. It is up to the each resident to share with their guess where parking is permitted. Visitor parking is only allowed in front of the office clubhouse. Should resident failed to communicate with their visitors, we have additional signage though the parking lots to show where visitor parking is allowed. Please note that we would like our residents to have first priority when it comes to parking. We hope this information has been helpful and hope you will continue to enjoy your visits.

I went to visit the property and as soon as I walked in, I was was greeted by smiles and excellent customer service. The property was beautiful especially the club house. The Leasing Consultant was friendly and personable. She did an excellent job of the showing.
The property itself is very good but the leasing office is very disorganized and rude.
All of the staff members have been very pleased and great to work with. Any questions or concerns I had were addressed speedily. The atmosphere at Broadstone Lemmond Farm is like you are living on a resort everyday. You come home and can relax to peace and quiet.
Broad stone Lemmond Farm has been so good to us. Staffing is great. Community is just quiet and peaceful .
