Settled in the early 1800s, Ballard has its own identity – historic warehouses converted into lofts, shops, and breweries, the must-see Ballard Locks (if it’s salmon season, be sure to head down the fish ladder and watch the salmon trying to swim against the current through glass panels), and Golden Gardens Park.

Great neighborhood and walkability. Nice staff. Appreciate the cleanliness of the facility and all the resident activities. Noise can be an issue if your unit faces the street. Can definitely hear my neighbor upstairs. Reserved parking and storage units could be less expensive. Street parking is either paid and / or time limited. For the most part a pleasant apartment experience.

Really love living in this building! It does get pretty loud living next to the fire station however and I don’t believe the price reflects that.

I haven’t had a great experience living at LEVA. While the complex offers some decent amenities like a fitness center, and the management is responsive, these positives are overshadowed by several issues. Maintenance is prompt, but the neighborhood feels unsafe and is not ideal, which significantly impacts the overall experience. The noise levels are acceptable but not exceptional, with occasional disturbances. Given these concerns and the cost of rent, the complex falls short of being a desirable place to live.

Good layout, but extremely noisy and poor maintenance. The elevators make a ton of noise, are constantly broken. The fans in the parking structure are incredibly loud and turn on and off unexpectedly. You'd live right next to a fire station that has sirens going off at 3AM. The 7/11 is nearby and a lot of street noise from homeless, cars and pedestrians. The elevator to the dog yard and community space is broken, even though we were promised they'd be fixed for the past year. The doors to the building are broken. The building just seems to be in disrepair.

Living in an urban area does attract more street noise, cars and pedestrians. Market St is a busy street and therefore, when the windows are open you do hear the city outside. The elevators are being worked on and we plan to start a full modernization later this year. This will take time, as it is a large scale project. Currently, the doors to our building are all in working condition. If you notice something different, please reach out to the office as soon as possible. Thank you again.
I love living here at Leva. I have been living here with my family for 2 years. There are soooo many reasons on why I love calling Leva Home. Some of the important things that I consider when looking for a place to live is location, friendly staff, amenities and of course the cost. I give Leva a 5 star rating for hitting all my marks. Been living at LEVA just over a year now and I’m still stoked. I’m still in love with my apartment and with being mostly stuck at home due to COVID, I’ve rearranged my furniture and decor a number of times because it’s so big, the possibilities are endless. I appreciate the helpful and friendly staff and their response times. For sure one of the top places I’ve lived. Its nice to live in a community of great people, both staff and neighbors. Plus you can’t beat the location. I’m never moving.

Pros: Open layout, nice rooftop. Cons: everything else, including poor elevator maintenance (making the elevators down at least once a month), right next to a fire department, TONS of street noise from homeless, cars, people yelling, etc. RENTER BEWARE: management kept our security deposit and tried to charge us multiple nonsense fees such as "$100 painting fee, $40 blinds cleaning fee, $60 carpet cleaning fee, and $181 professional cleaning fee. After keeping our $500 deposit, they tried to charge us an extra $250. While we communicated that we cleaned the apartment ourselves, they told us that "we had no option to clean the apartment ourselves and were required to hire a professional cleaning service." Our lease said nothing about us being required to hire a professional cleaning service. When I asked for an invoice for the cleaning services conducted, the manager omitted the blinds cleaning fee because "the company did not provide them with invoices." Interesting that a professional company would not provide invoices for its services. Keep in mind that they will try to charge a bunch of unreasonable fees upon move-out.

Thank you for letting us know about your residency at Leva on Market; it was a pleasure having you here. While we're glad to hear that you enjoyed your large floorplan, I'm so sorry to hear that noise was an issue for you. We are in an urban environment, so some city noise is inveitable. We find that the North tower, being concrete construction, eliminates much of the outside noise; I'm sorry to hear that you found that this not to be the case. Likewise, I'm surprised that this was not brought to our attention sooner so that we could assess possibile resolutions. Admittedly there were some errors on your move out statement, which we apologized for and corrected; we're at the mercy of our vendors, and sometimes our estimates don't align with their final bills. In these cases, we refund the resident the difference if already paid. Fortunately we were able to correct this before you had made any payments toward the balance due. Our leases do allow for cleaning charges (including carpet cleaning) as needed, at management's actual cost. These were the only charge passed on to you, and estimated charges were provided to you over 2 months prior to your move out date; detailed instructions were provided detailing our move out protocol at that time as well. I wish we'd been able to end things on better terms, but I'm confident that the final charges passed along were accurate, and truly apologize for any previous errors on our part. I wish you nothing but the best in your future residences, even if not here at LEVA. Stay well, and don't hesitate to reach out if you have any other concerns that we can assist with.
Leva was a lovely place to live. Not too big. Not too small. The place was well kept and people were friendly. I was happy that the staff were responsive and really stayed on top of things. I lived there for 5 years before buying a home. Never had a problem.

My husband and I have lived here for almost 4 years now and have loved it the whole time. Before Covid, the office staff was super great about doing resident events and keeping residence up-to-date on any renovations or cleanings going on at the property. During Covid, they have hired food trucks almost every week instead of doing events. Maintenance is very responsive and all of them are super nice. When they do come and fix things in my apartment, they are very sweet to my dog who is always excited to see them. As far as parking, I think we have one of the biggest garages of any apartment building in Ballard and the extra space is much appreciated. Also we absolutely love the new gym! During the summer, the rooftop provides stunning views and a really nice grill and seating area. Overall best apartments I have ever lived at!

My family and I lived at LEVA for 6 years!! We reluctantly moved (haha) when we finally bought a home. We literally would have stayed for as long as we could. The property was continually improved and when we moved in March 2021, there was really the best crew we’d had while living here. We miss the community and wonderful rooftop views.

Only moved out because I bought a home, but still stop back by often to say hi because the employees and former neighbors are simply the best and have become like part of the family. The larger units are why I stayed for so long (2016-2020), and definitely hard to find comparable size homes for the price in the neighborhood. I'm no longer a renter, but if you are in the market, this is the place you should be! They had wonderful community events pre-covid, which really got everyone past that "Seattle Freeze" everyone talks about; I imaging they'll resume these as soon as they can. I can't say enough nice things. Highly recommend!

LEVA feels like home. The staff are really what "makes it"; you can tell by the limited turnover and obvious passion for customer service, that these employees love what they do. I can't emphasize enough what an impact this has on my living experience. I don't plan on going anywhere as long as they don't! The new gym is fabulous, I love spending evenings BBQ'ing on the huge rooftop desk and living vicariously through all of my neighbors with dogs. Thanks for all you do, LEVA team. Leva on Market is a GREAT place to live. The rooftop deck is amazing! The views that it has to offer along with the space to enjoy and have friends over. Its been about a year now that they started Food Truck Mondays! So yummy! The staff here is always helpful and pleasant to deal with. I love calling Leva on Market HOME!

I have lived at LEVA for two years now and have really enjoyed it. The units are nice and spacious. Also there is a good sense of community in the building and it is very pet friendly. I particularly enjoy the rooftop and think the new Gym is great now that it is open again. The office and maintenance staff are all great and friendly! I would recommend living at LEVA to anyone!

The sense of community at LEVA is why we love it so much. Our neighbors are our friends. We love the rooftop deck to watch the sun set, have a bbq with friends, or take our dog up to the potty patches. The gym is SO NICE since it has been remodeled and I love the technology on the machines. The maintenance team do a great job keeping everything clean and smelling nice. 0 complaints! Maybe the elevators could use a little work. But all in all, seriously my favorite place I've lived!

Lived here for two years. The place continues to go downhill - every floor used to have trash, composting, and recycling now we have to take most of it to the street ourselves. The after hours support phone number is worthless. Also, the elevators are awful. Always broken and damaged inside.

We lived there for 3 years, and it started out great but quickly went downhill. PROS: -The maintenance staff are super nice, helpful, and very fast. -Location is very central -Units are nice enough CONS: -The office staff is constantly changing, untrained, and often times rude / unwilling to do their jobs -Lack of security and frequent break ins -Rent is raised a lot per year -Move-out fees are high, expect a cleaning fee (even though it says nothing about this on the lease). Regardless of the condition, there is a $125 fee added no matter what. -Very loud, next to fire station! I also recommend reading your lease VERY CAREFULLY. They changed the amount of security deposit I paid (from $500 to $400),which seems very suspicious. If I didn't point this out, they would have just kept the extra $100 I'm sure. Lease with caution!
I've lived here 2 years, in 2 different units. Units are nice on surface. Both units I lived in were super stuffy, with only 1 window that opened, so check if that's important to you. Maintenance is great, management less so. They aren't actively bad, but they are much less helpful now than they were 2 years ago, and very concerned with enforcing your lease to the letter, including small things like the number of plants you are allowed on your balcony - so just make sure you read the lease very very thoroughly before signing.
This place is awful. If you want your stuff consistently stolen, your apartment and/or car broken into, and a management team who basically couldn't care less, then feel free, but otherwise, don't live here.
If you want your cake and eat it to, this is the place to be. Step outside and you have the metro, restaurant's, grocery, cute shops and trendy bars. The apartments are spacious, bright and well built....you can't hear your neighbors! Safety in the security entrances incasing the building, along with ample parking in gated garage. The best feature of all is the roof. Has a BBQ and lawn chairs, but nothing outdoes the view. It's like being away from it all, but only steps away from everything.
