Property Ratings at Level 550
We lived at Level 550 for just under a year and experienced several issues. One of our main concerns was the complex’s location, which we were not fully aware of when moving from out of state. The area is not the safest, and the complex itself is not gated. After hearing from neighbors about frequent car break-ins, we became increasingly concerned for our safety, but management never notified residents of these incidents. The most significant problem, however, was with management during our move-out process. We had a water stain on the carpet from our dog’s water bowl, management informed us that if a third-party contractor could remove the stain, we would not be charged. However, they ended up ripping up all of the carpet, claiming there were pet stains and an odor throughout the apartment—neither of which were observed during the move-out walkthrough. The photos they sent as "proof" were unclear, showing areas where furniture was, so we knew our dog had not had accidents there. This raised doubts about whether they were even from our apartment. Despite the issue being isolated to the living room, they took our entire security deposit and charged us additional fees to replace the carpet in the entire apartment. The situation felt unfair and mishandled, and we strongly advise others to be cautious when dealing with management at this complex.

Our company standard is to only look for items beyond normal wear and tear and to charge the true invoice cost, so no profit is made or pocketed by us. The lease is clear about what items will be inspected and charged for at the time of a resident vacating and lists out their general cost accounting for standard depreciation. If a tenant leaves the home in the same great condition in which they received it, they will get a full security deposit refund per AZ law. Regarding your move out charges, we have provided photos and invoices for your records but would be happy to review your final account statement with you again in further detail if needed. Unfortunately, pet damage/odor does require additional remedies to restore the home to its original condition and thus resulted in additional replacement fees. We are always willing to work with our residents to set up payment arrangements to help keep any balance owed out of collections. I cannot recommend this apartment complex in good faith. The amenities are average and the neighborhood raises safety concerns, but my main issue lies with management. They are frequently unresponsive and struggle with timeliness. During my move-out, the inspection went smoothly. However, a few weeks later, I received an unexpected bill beyond my security deposit. I formally disputed it, and management handled the situation poorly. They threatened collections and seemed to rely on the fact that pursuing legal action would be impractical for me. Unfortunately, I couldn't let this unresolved balance affect my credit for nearly a decade if it went to collections. The way it was handled leads me to believe I am not the only person on the receiving end of these tactics. This experience suggests a pattern of questionable practices, and I hope my review helps others avoid a similar situation. My best advice would be to look elsewhere in order to protect yourself from potential issues.

The Worst apartments ever, they will not give you your deposit back, when I moved out of the apartment it was Immaculate, Clean. I lived there for 1 year, and my lease was up July 4th, I didn't realize I was supposed to give a 30-days notice. My lease was done, and I was never late on my rent.."WHAT"?!!! When Your lease is up/done you still have to give a 30-days notice, when you sign a Contract for 1 year!!! I DON'T GET IT...Apartment Leve 550 e. Mckellips has added onto my credit $2794, saying I own them that because I didn't give them a 30-days.But I paid my rent on time every single month for a 1 year, I moved when my lease was done. Level 550 staff is so unprofessional, they need to have the complex gated, stray dogs always there, they always have water shut offs, walls are so thin, kitchen cabinets are always coming off.

I went to the leasing office to speak about an issue in my apt complex and also how to get a discount for a resident I referred to there. But I also was mentioning how he has had issues living there. Melissa leasing lady comes out of her office and speaks to me so rude and disrespectful told me to get out of her office I have no right to be there. I can’t believe this is how residents at level 550 is treated. I would never recommend this place to anyone. They always have water shut offs, ac do not work there. Once you sign lease there you will see there true colors.

Wonderful apartment community to live in. Very friendly staff and tenants. Rental office staff and maintenance staff are exceptional! Always ready to assist ! Wonderful amenities… 2 pools, whirlpool, gym, covered parking, dog run, grills for use, grass for children to play. Close knit, friendly environment. Resort style living with gorgeous landscaping … palm trees, fountain, flowering shrubs… wonderfully maintained. Washers/dryers in units. Monthly activities. Great place to live and relaxing to come home to.

The grounds are well maintained and the Front Staff are so kind and quick with any tickets that are opened. Without a doubt this is the best rental agency we have ever worked with. I love Level 550! I really do! The pool is amazing and property takes pride in maintaining the entire property! If you have a issue or need something replaced they are extremely quick to fix the issue! Recently, in the span of two months there's been a shooting inside the property waking me up from my sleep. First time hearing a shooting that close was terrifying. Lastly, what made me write this review. On my way walking to my car someone's tires were stolen and were left on cinder blocks. I am conflicted writing this review because it really is a great place to stay but it just might be more dangerous to live in this area now.

Overall staff and property is nice. But the floor plan isn’t good, the walls are SUPER thin, and the extra fees can be insane. I’m so glad my lease is up in March and I’ll be moving on from this place. You can do better.

What a great place this is! Location is perfect right off both 101 and the 202 and very close to the 60 as well. I can even walk to the nice and clean Walmart near by! While the location is great the staff at Level 550 is truly outstanding! Friendly, accountable and always willing to go the extra mile! They’ve helped make my transition seamless! The grounds are well kept and always manicured. I love the pools and hot tub but really enjoy the awesome workout facilities. I couldn’t be happier with Level 550 and would definitely recommend them to friends and family!

I have lived at level 515 for about 11 months. I love that location which gives me access to the 202 and takes me to Phoenix, Tempe and Scottsdale. I have easy access to restaurants and groceries. I have now lived here over a year and was happy to renew my lease. All the neighbors are very nice, and welcoming community. The office staff is always quick to respond to any questions or concerns! The Maintance crew is always willing to go above and beyond, even when you need a tire changed. Happy apartment hunting!

I was waiting for a couple of months to write a review so that I was able to find out if any of the bad reviews were true. It’s so quiet, of course I can hear my neighbors sometimes because it’s an apartment complex. There’s always people walking their dogs outside, I feel safe here. I did a maintenance request for 3 non-emergency items and they were all completed the same day. Some of the gym equipment could stand to be updated, mostly the treadmills, but it beats paying a gym membership. Also, the gym is open 24 hours a day, super convenient.

The staff here at “Level 550” is without a doubt the best in the business. They are very professional, always on task, and make living here feel like home. Taking a tour with one of the staff will make you feel as if you’re walking with a friend and you two have just found the best place to live. Would 10/10 recommend living here. If you’re interested I would definitely schedule a tour and get the process started!

I have been living at level 550 for about a year now and I love it. Everyone around me is so nice and never had an issue. Every time I had a maintenance issue Andy would come fix it by the end of the day. I appreciate Andy for always figuring out what was wrong and fixing it so quick. Audra was also a great help when I had questions about my lease or anything in general. The area around level 550 was safe and a lot of great stores near by. My friends live here as well and they enjoy it here too. They offer so many different activities and it’s a great place if you have any fur babies. I would recommend it to anyone!

The Managers at LEVEL 550 are absolutely FANTASTIC and AMAZING. Maintenance Service is quick and efficient when it comes to any request. The neighborhood it’s actually peaceful in the morning time and relaxing at night.They offer fun activities and offer random food truck services for the neighborhood . I mean..... there is nothing I can say other than i’m happy here and would rather bite the buck and renew my lease. The only CON - Rent is a bit pricey, but its worth it. I haven’t had ONE bug problem since i’ve been here and that one main thing living here. Its an amazing community. DO NOT MISS OUT.

I woke up this morning to an apartment filled with a chemical smell coming from the fridge - opened the freezer to find everything covered in oily soot. Called Maintenance at 7:00 A.M on SUNDAY. Andy was cheerful and helpful - said he'd check to see if they had another fridge. Long story short - Andy had a brand new fridge installed in my kitchen by 8:45 A.M. on SUNDAY. Still blown away by and grateful for his speedy service. And this is a few weeks after my AC motor went out on a Saturday. Andy had a new motor installed within a few hours and we were good to go. All the staff here are warm and welcoming, and I gotta send extra kudos to Andy for fabulous emergency service.

The application process was so easy and quick. They had it done within a week. The grounds on the front side of the property is so maintained that the pool looks like a resort. When we moved in we noticed a few things about our unit. We had a small dent in the wall which is a easy fix. Then we had cabinets above the refrigerator crooked which is unfortunate. Few leaks under piping and shower nob not sealed correctly. We also noticed a small gap in the front door which let's bugs and heat in the apartment. I submitted these issues four days ago and haven't been fixed yet. I'm sure they are backed up with requests. Overall me and my girlfriend is extremely happy with the apartment. I wouldn't pass this one up.

I’ve had sewage lines leak multiple times, AC units leak from the ceiling, trash all over the complex, patio furniture stolen. The management team refuses to open OUTDOOR GRILL while the INDOOR GYM is open during COVID-19? That makes no sense! I’ve also spoken to local police who have stated this is not a good part of town, judging how often I see the police helicopter flying around they are telling the truth. DONT MOVE HERE!

Interacted with this property as well as some related properties within the same company. All the people we worked with were awesome and we were very excited to rent here. We communicated with the agent about our employment/student situations but since she didn’t see any issues we went and applied. After paying all the fees and sending everything through, we were finally told our situation wouldn’t work out (for future renters, the policy is that full-time students must has a co-signer, but situations with co-signers are only for households that have every member as a full-time student; a.k.a. you can’t be a full-time student and have a non-student spouse live with you). It was really hard because we spent so long researching, touring, emailing, and filling out forms, to finally be told after we submitted non-refundable payments that we didn’t qualify. Seems like a really nice place to rent, but make sure you will make it through the process before committing.

I have lived here at Level 550 for almost three years and love it. Customer service is outstanding and everyone is friendly. I feel safe here and they are always doing fun activities and holding events for the residents. Level 550 is a great place to live!!!
The reason I’m giving this 2 stars is because I have never felt so UNSAFE living somewhere before here. We have had creepy resident neighbors, multiple nights of helicopters circling over head while police have the complex boxed in with police searching the complex of a criminal of a nearby crime, sketchy people entering, lingering and wandering the property suspiciously at night, porch decorations being thrown through living room windows, car windows being busted in and much, much more. I HATE living here because of this. ****If I could request two things from Level 550 it would be to get front gates and 24 hour security.**** it’s so bad we tried to break our lease no more than 3 months in to our lease. Aside from those things, this is a decent complex. The staff is impeccable all the way from the office gals and management to the maintenance who are always around to help and smiling. The units are nicely renovated but very cheaply done (ie single pane windows that rattle when the upstairs neighbors walk to the toilet not working when we moves it). For example I’ve lived here for 6 months and I’ve put in over 10 maintenance requests. ALSO the walls.... THEY ARE PAPER FREAKING THIN!!!! we have been blessed enough (sarcasm) to have now 3 sets of neighbors (above and to the side) who... let just say really like each other... and unfortunately we can hear EVERYTHING. I hate having to sleep with ear plugs in. The apartment challenges I can live with because honestly you get what you’re paying for but until they do something about the safety here I would NEVER renew my lease or recommend anyone to live here.
Rent is insane. My 1st weekend here the office door was left open by an employee, for an entire weekend. Personal information about tenants was laying out in the open (applications with SS#'s, etc.) The police were called and luckily nothing was damaged/stolen. Excellent first impression! Within the 1st week, the A/C began to leak onto the carpet below. It took approx. 1 wk to fix. I had NO HOT WATER in my shower from October 29 to November 24! This is a breach of the lease! The kitchen and bathroom cabinets are old,falling apart in pieces and in need of replacement. The Microwave was installed too close to the wall so the door only opened a couple of inches and scraped against the wall causing damage to the wall and door with regular daily use. Took months to fix. The outdoor storage door would not lock. The lock was replaced and I was not given a key. A maintenance employee had to break in the new lock with a screwdriver to let me in. The lock had to be replaced again and I was given a key. The lampposts that run along the inner sidewalks were out completely at night. This took 2-3 weeks to fix and was a safety issue. The pool/jacuzzi have been closed since October with no communication on how long it will be closed. My dishwasher STINKS. It has never drained properly, causing water to stand and become stagnate and rancid. I was given a product to run in cycle. This did NOT improve the draining issue! I paid my rent ON TIME (like ALWAYS) and was charged a late fee (later refunded, but REALLY!). There are FREQUENT water shut-offs (like mid-shower shut off). My iron door that was present when I signed the lease and gave me extra security and fresh air, has been removed and they refuse to put them back on. There are cockroaches! I have seen about 8-10 (moved in 5/15), but that is 1 too many for me! I have met other tenants who have bedbug issues. When a new pest control company was chosen, I was given a notice that they would be doing an inspection THAT DAY. This is also a breach of contract! 48 hours notice is required before entering the premises unless there is an emergency! Today we all received a vague notice that we could get covered parking reserved for $20 and uncovered VIP parking for $15. I will find out more about the vague letter tomorrow, but if I am forced to pay for UNCOVERED parking that is not in my lease, I will be furious. I have had enough. Please do not move here, you will regret it.
One bed room house is economical with 12 month lease, not a good option with 6 month lease. The furniture is not good quality. Do not make a deal without seeing the apartment. The new management is trying to improve services.
Former Copper Ridge Apartments bring new management into action. Although the apartments are acceptable and the grounds are open, family, and pet friendly, the current attitude appears to be " customer service as long as you agree with us". The maintence is slow and rules are enforced at the whim of the current management. There are security cameras present, however the ideal of any of them working seems alien.
New management has not helped this complex at all. Nobody from the front office helps when you have a problem. The outside companies they hire for repair don't care about your personal property. Although this community is quiet and rent is a little less expensive than other locations it's worth it to physically come to see the place before you choose
