The management/office staff at this facility is a joke. Poorly trained, not informed, not helpful, will not allow you to speak to the property owner, and are in charge of things they should not be. The move in process was rushed and not thorough. We were not shown the amenities, (pool wasn't even open for the beginning of the summer), was not explained to about the utilities, and were not welcomed. Paid an extra application fee that took 3-4 months to reappear as a credit ONLY AFTER I continued bringing it up via email. It did not feel like we were wanted as tenants. We paid on time every month and were model tenants. No complaints on us; we were not a burden. The property was fine for the area, but still overcharged for rent. The move out process is a joke. All they will do is overcharge you and make claims about your residence's condition that have no standing. No willingness to help you or be reasonable. Only there to make a buck. Charged for a carpet cleaning that was not necessary. Claimed we had a pet which contributed to the carpet cleaning need...never owned a pet. Please do rent from this apartment complex if you wish to avoid being overcharged, having incompetent front office staff, having terrible management, and all procedures/tours/information not explained and being given informed disclosure on their policies and procedures. All of this only serves THEM. They are NOT in the business of serving their loyal tenants.
Lexington Farms used to be great, and then two or three years ago, ownership changed hands and it has been gone downhill since then. The biggest negative is the people working in the front office. The old staff was helpful and courteous. The new staff that replaced them is oftentimes very rude like they can't be bothered to do anything. Oh, and don't ask for a manager. They avoid speaking with tenants at all costs. The other big problem is how the property is maintained. In the last three years, we've had issues with: -AC unit that collects water -Leaking roof that required multiple days of repairs to fix our ceiling -Leaking plumbing that required multiple days of repairs -Air quality issues; the old staff routinely sent a maintenance person out to change filters and check the HVAC whereas now it's a hit-and-miss type of service -Unexpected/unscheduled maintenance Also, this summer the pool was unavailable for at least a month or so because they waited until June to address repairs. This literally never happened with prior management. Essentially, everything has gotten worse since new management has taken over, and yet, rent continues to go up and up.

I would give Lexington Farms a zero star review if I could. I loved living there during my first year as a resident. Shortly after I renewed my lease, the ownership changed, and Sentinel took over as the new property manager. Everything changed from night to day. The property was unkept and grass had grown over a foot tall within weeks. My air conditioner unit went out so I was without air-conditioning for two weeks in the beginning of the summer. The trash compactor was always broken and built up and the dog park gate was broken for a while. The amenities that I loved like the pool and pool deck was unusable for an entire season and the pool was green. Reading the reviews it looks like the summer of 2023 started off the same. The property manager was never available and had a closed door policy at best. This was not my experience when Northpoint was the property manager. The clubhouse used to be a welcoming environment. Near the end of the lease I had financial difficulties and applied for the rental assistance program. The office was aware of this yet continued with threatening eviction and letters. Since I’ve moved out, they sent the balance to collections. What was once a beloved and proud community to live in, is now one of the worst and I would never recommend that anybody sign a lease.
DO NOT LIVE HERE!!! I Have lived here 3 years, and the complex changed ownership recently. Now the complex is poorly managed and will try to nickel and dime you out of every dollar they can. Terrible customer service from the office. Do not live here if you do not want to deal with a nightmare of a landlord.

Sentinel Corp. took over this complex in May 2022. Since then they have been absolutely terrible at maintenance (they do not have enough staff and should not have purchased this complex). It was 85+ degrees in my apartment for OVER A WEEK due to AC being out. I had to live with a friend during that time because I work from home and it was unbearable. I’ve also had several other maintenance requests that took multiple weeks/months to get fixed. As if that wasn’t bad enough…. 3 months into their ownership they notified me that they didn’t have a copy of my renters insurance. I sent them the info on the insurance I had purchased at the start of my lease (at the time, someone else was managing this property) and they said that it was not in the “correct format” and that I needed to change insurance companies simply because the pdf didn’t look exactly like they wanted it to (this was after 3 weeks of back and forth between my insurance provider and Lexington Farms staff trying to get the info they needed. I provided the info in 2 pdfs, however they said they needed it in 1 and that the only solution was to cancel my policy and get a new one with their provider). Long story short. Do not rent here unless you want to constantly put up with the annoyance and inconvenience that Sentinel Corp. causes.

Please save yourself and do not rent at this property. Sentinel Corporation is the newest owner and they are still completely incapable of addressing issues. There is one handyman on-site who is currently facing 25+ AC issues for other tenants as well. It is 85+ in our apartment all day every day that it gets to 90+ outside. Do not risk your pets, children, or any family you care about living here.

It hasn't even been one month that me and my roommate moved in and we have scheduled 4 emergency maintenance request for AC not working. Hot water didn't work during the first week. And according to the management "You cannot use hot water for shower in two bathrooms at the same time in a 2 bed 2 bath appartment". And these are only the major issues. We have to schedule almost 20 maintenance requests during the first three weeks of stay. Would never recommend this appartment community.
My experience at Lexington Farms has been completely unsatisfactory and very disappointing. I am currently three months into the lease and this apartment is far from "luxury." The apartment was disgusting when I moved in and had not been professionally cleaned with HAIR, mounds of toothpaste and dishes left behind in the cabinets. The appliances are old. Currently, the kitchen has mismatched appliances with a new stainless steel dishwasher (they had to replace the existing one because it flooded the apartment during the first use) with the rest of the appliances being old and white. The washer and dryer were so old and rusty they had to be replaced. Currently, the hardware does not match. There is even a double door with one bright brass knob and one dark bronze knob. The bathroom vanity is half painted - half the vanity is stark white and the other half is off white. Maintenance walks into the apartment without giving notice. Sometimes not even to fix anything or for an emergency. One of their excuses was they "thought they forgot something" after replacing the dishwasher. I can hear the neighbors loudly every night between 12 a.m. and 1 a.m. Overall, completely mismanaged and needs major updates done the right way - not the cheap way.
Administration is very important to me and this is the worst i’ve seen.
Great place for 1 & 2 bedroom apartments! Excellent floor plans, nice location, keep up on maintenance, and staff is very helpful. If you're thinking about a place to live for 12 months or more, would recommend 5/5 ????

I live in a newly refinished apartment when I moved in, in 2012. The apartments are nice enough and basically the same as all the properties that were originally built by AMLI during 1998-2004. The amount of storage space is very minimal, closets are claimed to be walk in (if you count walking in by a foot). Dining rooms are tiny and bathrooms are space saving. Bedrooms are also on the small side. Also, maintenance at this property is terrible. The beat up door jams, water damage due to failure to replace roofing, and the noise between the units are the worst. Expect to hear the people above and below you and not to get maintenance requests fulfilled. The office is also very understaffed. If you want to pick up a package prepare to wait, or leave annoyed that no one helped you. Very average, but sub par for south Overland Park. You get what you pay for.

Older apartment complex but kept up to date. Beautiful grounds. Aparment staff is very accomodating. For the most part responds quickly to maintenance issues but I have had to on occassion make more than one request.
I have lived here in a newly renovated 2 BR/2BR for weeks now. The neighborhood is really nice and fairly quite. The landscaping is pretty good, but there are so many trees it feels very suburban. The apartment has high ceilings, wood flooring in entry, kitchen, and baths, thicker wider shades over the windows, bronze faucets and light fixtures, and faux granite counter tops, new appliances, a fireplace, walk-in closets, a balcony with storage, and generously sized bedrooms. I moved here from a different apartment community further north in overland park. I'm glad that I moved. Not only is this place affordable but I would say the value for the money at Lexington Farms is definitely worth considering for your new home!
Most of the appliances are old and they get repaired very often. From stove top burner ,dishwasher, washer and dryer. We have to call them often to get things done. Not 1 time is enough.

There are some things I really like about our apartment here, but the kitchen is NOT one of them. For a family of three, it is ridiculously small, and it's a complete joke that the company calls their kitchens "gourmet" in their literature. The appliances all seem to be el cheapo models, and the washer and dryer they provide are about 15 years old. The oven does not have a self-cleaning setting, but the refrigerator does have an ice maker, so at least there's that. Maintenance is usually prompt and always courteous in fixing things. Our apartment has a southwestern exposure, so the electric bills are obscenely high in summer, even after we bought and installed thermal draperies on all the windows. Sometimes I wonder if these buildings have any insulation in them at all, though they don't seem that drafty in the wintertime. I love the location of our apartment, and the rest of the space (except for the kitchen and laundry room) is really quite comfortable for us.

The space and location were great. The noise was unbearable. I could clearly hear the neighbors above and below me at all hours. If you get quiet neighbors you'll be fine...mine were not!
If you want to be in south Johnson county, this is your cheapest option, other than a couple of really old places. We've been here for 1.5 yrs, and are leaving to move out of state. When we signed on, there was a different manager and better office staff. M:ke is the only remaining person in the office that genuinely seems to care. The maintenance staff used to immediately fix problems, now they show if your lucky. We've lived in 2 different buildings in the complex, and if you want a quieter area, live in the back of the complex. A lot of families, and relatively quiet. Construction is cheap, so now that we have someone above us, the place rattles and it sounds like stomping every time they walk. Pick a top floor apt! Tenants are required to thoroughly clean before they move out (itemized charge list is handed out), but both of our apartments needed cleaning when we moved in. All in all, compared to the many places I've lived over the years, this still gets a 4/5, since it's a good amount of space/storage for the money, great location, and relatively quiet.
