I am so tired of this apt complex. My AC is out again. For 3 years I have had this issue. My neighbors as well. It works when its cool outside the minute it gets hot the AC unit breaks. I always put in a work request but they don't get back to you. I still haven't heard back and it's been 6 days. I called the office all day last Wednesday and no one answered that day. The next day I got in touch with someone and they said someone came to my apt and they had to order a part for the AC.. funny thing is I work from home and no one came here to do anything to fix my AC, mind you this is the 5th time its broken. I tried calling today and again no answer. I've called, emailed, and texted, still nothing.

This place is disgusting……… management is a complete joke. You call them and they never answer you have to call them like 30 times or leave a voicemail and they’ll finally come months later. My bathroom ceiling was entirely filled with mold… it took them 4 months to come fix it… their solution was to paint over it… one of the bedroom rugs was soaked in water and it was making the entire bedroom stink sooo bad we couldn’t even walk inside… they’re solution was to put a fan which did absolutely nothing….. the 1/2 bad toilet stopped working. They came to look at it and they said I needed a new toilet that they were going to order it and replace it. That toilet is still broken at that apartment I’m pretty sure….. living room closet and living room was getting flooded… they couldn’t figure out where it was coming from… solution: a fan…. My dishwasher was completely moldy, it took them 3 months to come fix it. They came to fix it and I didn’t even know they came inside… they come inside your house without any warning…. I lived in apartment 1215 and I’ve never seen such a disgusting place like this one. Pool does not work at all… laundry facility is filled with cockroaches… gym was always closed… the office never picks up the phone.. overall horrible… just stay far away from here

I've lived at this apartment on two different occasions. I lived at number 1402 for two years and it was fine. Then a few years later I moved back and got apartment 1404. What the office won't tell you is that there is leakage in the walls of apartment 1404. I lived there for two years also (I was too poor to move to a different complex that was also in walking distance to my work). EVERY time it rained it would flood through the walls of the apartment and flood the carpets. There was mold growing in the carpets and walls. I would tell the complex this every time it rained and they would just put fans in the apartment and hoped for the best. They refused to repair the problem. Would paint over walls to hide the mold. The carpet would be soaking wet any time it rained. Black mold everywhere. My boyfriend at the time was constantly sick with sinus infections because of the mold. Save yourself and never rent from here. They DO NOT care about tennets.

There are cockroaches AND MICE! Their pest control that they hire only put two sticky traps in the apartment nothing more for the mice. The “preventative” pest control that is hired they spray your front door, bathroom, and kitchen. That’s it! And guess what still have rodents in my apartment! The office never answers any calls you have to call 20-30 times in a row just for them to answer. They don’t respond to emails. You put in a work order and they never come to fix it and when you call asking when it will be fixed every single time they say there’s an emergency or there’s something more important to fix in the complex. The pool hasn’t been working for 3 years I found out. I moved in in 2021 and was told that the pool was functioning which it wasn’t! We were told it would be open Memorial Day 2022, it wasn’t open, it was still filled with filthy water. There are no parking lot lights which make it pitch black at night. There’s criminal activity in the neighborhood. They keep saying “changes will come with new management” it’s been 5 months, the only change that has happened is increase in rent if I had decided to renew. This place isn’t worth it, spend the extra money to go somewhere nice and where you’re cared about as a customer.

Empty POOL, laundry site and gym NOT working, no lights in bedroom or living room, water comes down behind the walls, roof has a leak, and mold. Disclosed the conditions with management who came and took pictures and nothing more (upon move-in). Why pay for those extra amenities that don't work? Been a year and will not be renewing lease!

THEY DO NOT CARE ABOUT THEIR RESIDENTS, THEY ONLY CARE ABOUT THE MONEY! We’ve been here since November of 2021 and it’s been absolutely insane! Living with no heat in the winter, to becoming sick from mold buildup in the dishwasher, and now to NO air in the dead summer time! Our apartment is sitting at 86 degrees right now and do they care? NO!! We’ve called and the only thing they’ve done was install an AC unit that does not work! Do not waste your time or money here! These apartments are not what’s displayed on their pictures. Terrible complex!

I have lived here for 3 years now because the rent was cheap. Key word was. I was recently on leave for a few days when they changed ownership yet again. Apparently they changed the online portal and canceled all payments made beforehand. I didn’t get a call, an email, or any form of notification, I got a piece of paper rubber handed to my door threatening me with eviction if payment wasn’t received in 10 days. Obviously I made the payment, but this type of hostage situation, plus the hike in rent, terrible service, and backhanded “fees” they levy to squeeze out as much as they can, you can be assured that not only will I not be renewing any type of agreement with them, but anyone I hear is looking for an apartment will be steered as far from these crooks as humanly possible.

Save yourself the trouble of a terrible experience, and do not live here. They lie about fees, cut corners on everything, and take forever to fix things & reply to you. It is one of the cheaper places to live in Jacksonville, but you get what you pay for, and it is not worth the hassle.

Dont do it. Office staff is so unprofessional and not very smart. Its the hood, cant wait to move. Im telling you dont even put your money into this place.

I had bad experience when I lived there for 6 months. The management mislead me when they showed me the apartment and they didn’t tell me that the living room and bedrooms didn’t have lights. I forgot to mention that maintenance has a slow response. Pest everywhere and they only spray it twice a month. When I moved out I had to pay for things that was already in apartment needed to be fixed but the fined me and took that from my security deposit. I wouldn’t recommend this apartment to anyone

I like my apartment and the area it is confortable it feels like home it is affordable and spacious it is near restaurants and grocery stores the county library id around the corner it also has maintenance nice!!

Avoid this place like the plague. They are so eager to move you in but won't tell you about the problems you will face. Bugs are horrendous. My sister and I live here and are both super clean people besides my niece but we have bugs in our kitchen only. Nowhere else in the house. maintience is a joke. Takes forever to respond to a very simple request. The management has the worst attitudes even down to the head manager. They constantly enter my apartment with no notice and just an all around horrible place to live.

I've lived here for 3 months so far and I'm on a six month lease. I acquired a 1 bed/1bath just for my two small boys and I in the meantime as my first starter apartment coming to a new state. The rent is very decent and understandable, paying at least $650/month that included water, trash, and sewer removal. So far its worked out well to a point where I was able to get a job, have daycares available around the corner, and take care of most of my general shopping duties all within walking distance from my home since I still had my car back home for now. The staff was very welcoming when I came to apply and I was able to put down a $99 deposit and no application fee at the special they were running for leasing at 1/2 off the move-in fee. Lot of military folk around here since it is mostly a military town. If you're like me and trying to save money and don't really need a lot to occupy space, then its a good fit. The rooms are pretty spacious to point where I can fit my bed and two toddler beds comfortably in the one bedroom, along with other furnishings, which is fine for now since I don't expect much company. Up to four closet spaces which is perfect and a nice little balcony to store outdoor furniture. New appliances worked out well, no real bug problems, neighbors aren't loud, landscaping is on point and the maintenance staff are very sweet and funny. One or two cons I'd probably have were maybe the walls. To me, they are a bit thin, not to say its a crazy big deal, but because I have two crazy rambunctious boys who love to play, scream, and stomp all over the place and I try my hardest to be conscious of my neighbors below me. Another is the stairs leading into the apartment. Again, fine for others without small kids but it was the only space available at time and now its something I have constantly pay mind to and get a baby gate for to prevent accidents. Nice little playground areas and pool, but I don't use the laundry center as much, since I'm more accustomed to coin machines, whereas the laundry center uses credit/debit cards to do laundry. Its fine and convenient for some, but I don't like running my card consistently just to do laundry and have a hold put on since it was debit. Normally I've heard horror stories about this place, but everyone is different. I'm actually quite humble and patient, so living here has been the least of my worries so far when dealing with all the other circumstances in my life. I recommend it.
