Property Ratings at Liberty Lofts
Maintenance is unresponsive. Apartments do not look like the pictures. Very cheap, lived-in furniture, floors, doors, cabinets and everything (upon move in!) Has potential but it has been a horrible experience. Do not recommend, and everyone I know who lives here would completely agree and probably say worse.
The move out was easy and I was given a "special" from an owner. It was one week before classes started and they seemed desperate for more tenants. I enjoyed the quick process but everything after was horrible. Non-Students primarily live here! You'll smell marijuana smoke 24/7 in all of the rooms. The "gated" community is not much help to any instances of crime. You can reach out to the TCU Police for exact information on this... Keep every line of communication written since the staff seems to often give conflicting information. The management company switched over around 3 times in one year...YIKES! There's no respect for the tenant or their needs. However, you might get the chance to win some AirPods if you sign in a day!

The one positive about Edge 55 is that it is a close drive to campus. However, the management is very poor at their job here. During my lease, one resident was robbed at knife point. At this time, the gate to the apartment complex was broken. It was wide open. Even after the robbery, the management did not seem to care and it took three weeks for the gate to be fixed. At the conclusion of our lease we were told we would be getting our security deposits back. Yet, this was a lie. Management did everything in its power to "lose" documentation that deposits were even paid. It is now three months later and we have been told that they are on the way. For TCU students, the Berkley and University apartments are far better options.
Don’t move here. The rent is expensive and they will nickel and dime you for things out of your control (ex: other pet owners not picking up after their pets). It’s something new every month. There are plenty of cheaper options a few minutes down the road. Don’t let its proximity to TCU convince you that it’s worth the money.
Subpar student housing; be prepared to fight bogus charges upon moving out
I only signed a renewal because we were getting renovations but haven’t seen anything yet. Worst place I’ve ever lived at, I do not like the new company running this place.

First off, how do the two 3-star review and one 1-star review average to a 5 star rating on Apartments.com? Edge 55 is nothing it claims to be. The pool is small and dated, the internet cafe consists of about 3 mismatched computers, WiFi is nonexistent, the gym does not have the equipment needed for a full workout, the wireless internet access is nonexistent, and the gated parking was about as secure as a rusted chain link fence. Paper thin walls and windows led to many sleepless nights. Now on to management. If you find yourself a resident at Edge 55 and are having trouble getting a response from management, simply tell them something is broken! They will be right over to assess the damages and charge you for a replacement. No joke, I moved in to an apartment with a dented refrigerator, bent shutters, and mold-stricken bathroom and was expected to pay for these to be fixed. One month my rent check got delayed in the mail by a SINGLE DAY due to the lesser known federal holiday of Thanksgiving. BAM! Late fee, no exceptions. Finally, the day came when I could move out. Honestly, this was more exciting than actually receiving my diploma. I gathered up most of my things for the move back to California, but had to leave a few of them behind. I asked a friend to pick them up before his move out date, and he was more than happy to. However, he forgot to grab my TV. You see, the TV's that come with the room are made by a company called Sanyo, and they are every bit as cheap and tacky as the name suggests. I decided to purchase my own name-brand TV, and returned the knock-off one to management. This is the one my friend left behind. When I called back after my friend's mistake, management pleaded ignorance. It took some work to get their brains going, but they finally remembered me buying my own TV. Once they did they asked for a storage fee. I wasn't happy about the fee, but thought it was reasonable since they had to hold on to my TV for a couple weeks after my move out. That is, I thought it was reasonable until I heard the price. $600 for the three weeks. That's more than I payed for the TV. They wanted to charge me full rent for the storage of my TV, but THEY WEREN'T EVEN STORING IT. My friend went to my old apartment, knocked on the door, and saw the new tenants actively using my TV as their own. Management's defense? It's ours until you pay the fee. Pretty sad when management has to blatantly steal from its tenants to improve the property.
The leasing manager is really rude and unprofessional. Tried to charge me a cleaning fee when we deep cleaned my entire room when I moved out. Took pictures and had my roommate walk through it so I have plenty of proof. Definitely won't be recommending these apartments to anyone.
Apartments are close to TCU campus, so very convenient for students. However, in the time I have lived here they have changed office management 3 or 4 times and specials that were offered to me a while back, with the change of managment have now been denied. They are good about keeping the apartments clean, and prompt responses to maintenance requests. Internet connection is awful, and rent is a little pricey but understandable for being in the TCU area. I have heard of some cars being broken into, even though the parking is gated. Besides that, apartments are pretty nice and furnished. Rent includes everything except electricity, which is not too bad.
Overall I've enjoyed living at Edge 55 for 2 years. It is furnished and has gated parking and plenty of spaces for guests. The gym is small but has the necessities. The staff is hard to work with at times but they've recently had a change in management. Wifi is extremely spotty but it's included in rent. You can hear outside noises quite a bit but it is comforting knowing it the neighbors TCU students.
