Property Ratings at Liberty Square Apartments
Maintenance: I had a leak in my roof for over 2 years since I moved in with black mold present. It was finally fixed after about 50 emails and threatening to go to the state. Mold was present in the apartment upon moving in 2020 and was there till summer 2022. As far as regular maintenance, from the time I moved in 2020, the first maintenance guy would park his cart out of site and go into an apartment and sleep. There's still tire tracks and marks all over the lawn as to where he parked the cart to hide from working. Things did not get fixed, potholes were present in the property that were 3 feet wide by 3 inches deep (these have since been fixed). as far as the snow, they did do an ok job of keeping the driveway cleared. Management On top of the great maintenance, management sent out an email claiming we need to clean up after our pets. These poop piles, lose screws and junk in the lawn they were complaining about, have been around since or before 2020. Maybe they should, idk, pick the stuff up on the lawn before they mow it. Anytime I have had to work with management on site, I have had to book half a day of PTO in hopes that I catch the person in the office. the office opens at 9, but usually I could catch them around 10 or 10:30 with a coffee cup in hand. Expense My rent has gone up 8% in 2021 and 15.4% in 2022 (including the new 250 non refundable annual garbage fee they are charging). Apartment: Theres probably illicit activities happening in the unit below me. Several times I've seen people come to the driveway, park a car and pick up another one. Its not the worst but its defiantly not super safe around the area. the back area where the apartments are is secluded, dark. Mail constantly gets lost or stolen. Theres one recycling bin in the far back corner of the apartment complex, so if you want to do your civic duty and recycle you will likely need to walk half a mile to throw your recyclables out. Location Its close to everything, pretty much the only reason it's getting 2 stars.
I can’t speak for the new property manager but the previous ones were terrible. They really didn’t care about this place. The biggest problem here is the maintenance staff who DONT DO ANYTHING! I saw a previous review that they also had mold problems, we did too! We lived at this location over 2 years and every request we’ve made to maintenance gets reviewed for a week and then says “complete” on their site. Multiple requests have been made over the 3 leaks in our apt. We started getting frequent headaches. I moved a bookshelf and there was mold all over the carpet and up the bookshelf, ruining it. The workers said “we’ll get a guy next week”, they never did. This is a health hazard. These apartments are not taken care of. It needs new cabinets, new toilets, and new stoves. Our toilet doesn’t flush properly, our stove doesn’t cook food all the way. Burners only cook on one side. These appliances are from 1972, over 50 years ago! They’re not holding up well. The floors need to be redone too! There is a hole in my floor with rotting wood that’s been there all this time! I brought this up upon move in and nothings been done. We really wanted this place to work. Loved the location, the neighborhood, our neighbors have been great! But we can’t stand this any longer and aren’t risking our health anymore. This is the last time we rent a place that’s stuck in the 70s, they’re ALWAYS bad. They raised the rent $200 for the newcomers replacing us. I do not recommend living here.
Moved in June 2020, by the end of the month there was a leak which created mold all over the ceiling and it spread to other areas. Put in a work order to get rid of the mold as I am allergic, which I stated, nothing was ever done. We lived in mold for 8 months with nothing being done. I was TERRIBLY sick. We were finally moved to another apartment, with no compensation for rent whatsoever. This apartment was fine except for the literal unusable ancient dishwasher that had mold in it and one day it randomly started smoking!! We called and whoever answered was VERY rude about it and they took their sweet time coming to look at it. Great location but service could be 10/10 better. We will not be renewing this lease.
I live here currently, moved in Summer 2017. Really pleased with how well it's run, community is quiet and it's super convenience (you can WALK to UB North) and it's only a quick drive to Target and the only Trader Joe's in all of Buffalo. Floor to floor carpet, except in the kitchen and bathroom and the lawn's and surrounding areas aren't well manicured or taken care of but they always plow the snow not just in the streets but also going from your apartment building to the street. Overall love it here, it's just a little pricey and the rent increased just after staying for one year so that's no fun. Overall, would recommend for someone especially if they're new to the area but there are better deals for the sq. footage around. Biggest Pros: Heating included, responsive maintenance, great management, respectful neighbors! Biggest Cons: No secured entry (packages and deliveries left in the landing), Pricing isn't competitive
I moved into Liberty Square last year, and am very happy that I did! The property is very well maintained, and the the maintenance staff is great! Anytime that there is a maintenance issue, it is taken care of right away! Lee, the property manager is always great to talk to, he addresses any issues or concerns that you have! Wish I could give them a 10* rating!!
