Located between Portsmouth and Rochester, Dover is a historic city with a rich past spanning almost four centuries. Dover, also known as the Garrison City, sits in the Seacoast region of New Hampshire, touting a thriving downtown area along the banks of the Cocheco River. In the downtown area, residents enjoy a broad selection of cafes, shops, taverns, and other small businesses housed in beautifully preserved historic buildings.
Outside of downtown, Dover adopts a more suburban character, with tranquil neighborhoods covering most of the landscape. The Dover Transportation Center is a stop on Amtrak’s Downeaster line, offering rail service to Boston and Portland. The University of New Hampshire is just outside of town in neighboring Durham, making Dover a great option for students, faculty, and staff members.

Property Ratings at Lilac & Monument Garden
Our time at Monument Garden has been fantastic. The location is great for access to downtown Dover, and Rt16 (the Spaulding Turnpike). The staff is caring and professional. They are constantly reinvesting into the property to enhance the quality of life here. In the last couple of years they rebuilt the parking lots for better drainage, and even added a Pickleball court! Location, staffing, and quality of life amenities make Monument Garden a great place to reside in Dover, New Hampshire.

Nicole, at the office, is very professional. We moved on November 1st and the process was smooth. Monument Garden is clean and well maintained, the neighbors are kind and nice.

Thank you so much for giving us 5 stars. You made our day!
I loved living here for two years. Maintenance is good, the grass is always cut, and the neighbors are quiet. Just make sure you move your car on plow days and you should be fine.

Lived here for almost a year and the leasing office has been very helpful and responsive. Maintenance is quick to answer the call even on the weekends.

The staff is amazing and super helpful. The buildings are well maintained and great tenants. Changed 100% since I first lived here in 2018. Highly recommend the community.

Amazing feedback. Thank you so much for giving us 5 stars!
The apartment complex is well maintained. Maintenance is super responsive and friendly. Some apartments are a bit dated, but I know they have been slowly renovating them. I love the balcony in particular. Our last apartment's balcony felt like a death trap, these ones are large and very sturdy. We signed a 2nd year lease with them recently. They have a reasonable pet policy, minus dogs, just talk to them about what pets you have. I don't believe they allow dogs? I have seen some around, but its possible those are protected under being emotional support animals or service dogs. Not sure, never have asked. We have a cat though!

Thanks for sharing your 5-star review of our community. It means a lot to us.
I will rate this apartment as 0! I will describe and you can judge. I am PhD student and all the UNH PhD students have the same income status! I know many of my friends who have lived or are living in this complex with the same situation as mine. But in the peak of demand, they will reject your application for no reason! I found a roommate and although I provided them my TA offer, which is far more than the whole rent (this income is constant for all the grad students and is more than the amount of rent for both tenants) they say that it is not enough and each of the tenants should prove that they can support the whole apartment rent which is ridiculous!!! I have a very good credit score and I have a good background in my previous apartment! But they will ask you to pay the whole 1 year at once and their answer is "I put your information in the system and it is rejecting"!! The application fee is $53 and it is not refundable so please do not through out your money since they are not collecting the tenants based on the applications!!!

We just moved in here, and so far everything is perfect for us. The apartments themselves are beautiful and the whole application process is very simple. Got accepted within days

Thank you for sharing your positive feedback with our community and the application process. We truly appreciate it.
I have lived at Monument Gardens for 4 years. The previous on site administrator was difficult at best to deal with. The new office manager Meghan is friendly, competent and professional. Thank you Meghan for all your help!
I have been looking at this place for a little while and have asked for more information on several different occasions. The management has been absolutely rude and awful when it comes to responding. Instead of giving me information that I asked for they told me to come visit and when I tried to schedule a visit they informed me that they had rented the space and nothing more. I completely believe the other reviews about poor management communication and unavailability. I would be cautious about applying here.

Thank you for your feedback, which will help our team improve communications going forward. We work hard to provide our residents with the best support and experience.
We've been here just over a year now and are still as happy as when we moved in. The office staff while busy is always helpful and willing to lend a smile and answer questions. Maintenance is always super friendly and responsive. We are in one of the newly renovated units in the updated buildings and love it, the space is great having the extra bathroom is the best and the granite counters are gorgeous. It is a 3 story building and having the hardwood floors can sometimes mean we can hear our neighbors walking upstairs but it's not enough to really bother us and is to be expected. Trash is a bit of a challenge being at the office but I guess better then being at the buildings where we can look and smell trash everywhere,. Plus on Lilac lane you don't have to buy Dover trash bags,.. a $ and time saver. Over all we love it here and plan on being here a few more years before buying a home.

Thanks for taking the time to leave a 5-star review. We are delighted to hear you had a wonderful experience as a resident with us. We're committed to continuing to deliver a great rental experience.
Poor management and ongoing maintenance issues. Don't believe all the rhetoric about updating and all the work being done. I agree about trash all over and their disinterest. Not worth the money and they will keep part of your deposit, not discuss wth you even if professionally cleaned. They are not honest people.

While the apartment is fine, the complex is poorly managed and no maintenance is ever done. Multiple calls/requests for maintenance yet it never gets done. He does anything but his job and is completely unprofessional. I've overheard him talking to tenants about other tenants!! Trash all over the grounds, never gets picked up, including broken glass. Pregnant wife fell on icy walkway last winter. Rent goes up every year yet the place is getting worse. You probably have better options than here. The only reason I give 2 stars is because it is conveniently located.
Property Manager at Lilac & Monument Garden, Responded To This Review
We regret that your experience did not meet your expectations. We take your feedback seriously and have taken steps to improve moving forward. Our maintenance team is available 24/7 for any maintenance emergencies, and we ensure that snow removal is a top priority for the safety of our residents.
Monument garden condos and apts are pretty but managed horribly. Amanda in the leasing office is anything but easy to reach, communicate with, and work with. The owners Ken and Steven are all talk and really let us down when we moved out. We had the place professionally cleaned and they still held a huge chunk of our deposit for normal wear and tear (we lived there for multiple years)and never had a complaint against us. They have put no time into the community on the condo side...no benches, community grills, picnic tables or updated play ground. Considering how much you pay to live there ( and yes rent goes up yearly) there are no perks. I wouldn't recommend this complex.
My apartment will never acoomodate to any of the seasons! We don't have an air conditoner and the old carpet won't make it any better. Things just fall apart with a single touch and the porch mateiral which wood is shedding because it is so old!!
Our apartment is in a newer building (we were the first tenants in our unit) and we love it here. All of the finishes (cabinets, hardware, flooring, faucets, appliances) are super nice and feel upgraded compared to most apartments. There is a lot of storage space and having 2 bathrooms in a 2 bedroom is great. The management team here is responsive and friendly - very professional. We have lived here over a year and haven't had any negative experiences. In the winter snow is cleared quickly and in the summer the landscaping is kept nice. Located close to the freeway but is tucked into a side lane by the woods - so it's quiet and peaceful!
