Property Ratings at Lincoln Heights
Unhelpful office, over priced for what you get, grounds are only maintained at entrance and Leasing Office. HVAC vents full of black mold and office tells you they are not responsible. Unfortunately I cannot attach a photo to my review but trust me it is gross. Rent goes up exponentially every year. So many unhappy residents and I don’t want you to join that list! Renters beware. We lived here for 6 years and it was nonstop issues even though we paid our rent and kept to ourselves. Move out was a nightmare.
Completely not worth it. No cameras anywhere. Everyone in Quincy uses the trash and pool. No sense of urgency when things need to be repair. Dog park isn’t if worth it. Great people who live there , poor management and staff
This is actually the worst apartment I've ever had. Things break so often you'll need to fill out a maintenance request once a month if not more often than that. The heating/cooling is very unreliable and there is 0 sense of urgency in fixing the issue. They'll just give you a space heater and a window AC unit and shrug it off like it's not their problem, when in fact, it is. Most importantly, the community has a HORRIBLE theft issue and management refuses to install cameras. Packages get stolen, cars get vandalized, apartments get broken into. Just don't live here. If I could give it a negative number of stars I would.
Moved after one year. Community is beautiful. Washer dryer in unit! But all of those do not matter when there are mice, leaking ceilings (that they just patch up), and mold. Stay away.
Only 6 months into living here. Lots of issues happening. Had to have the washer replaced immediately upon moving in because it was basically broken. People let their dogs crap everywhere and don’t pic it up. We live on the ground level and can see/smell piles of dog poop outside out windows. On my birthday while cooking dinner in July the electric went out completely. They took over an hour to come. Maintenance didn’t hook up the electric properly upon move in and something came loose and they fixed the issue themselves without an electrician. One week later our freezer was on the verge of breaking and extremely loud. It took 3 visits, me calling 3 times and 3 maintenance guys to do what should have been a quick fix. Two weeks later in August 2021 our apartment flooded with toilet water from the person above us. It took them over a half hour to come check even though they were above us the entire time. The first guy wasn’t going to do anything as he saw I cleaned up most of the water with anything I had. It took 3 calls to the office to get proper maintenance to get fans and a humidifier. I am worried about mold and mildew and the female property manager said it will be fine. Mind you my fiancé does property maintenance for Boston as a career and also a prior electrician. We know what should be done and most things are done poorly. I also noticed the pool isn’t kept clean as it should be by maintenance. I was there with my son and a fellow renter was cleaning the pool out himself because it was full of dirt and leaves. This place is expensive for the lack of upkeep.
I have lived in these apartments for 7 years. I am finally moving because every year I have lived here I have been flooded. The AC units above me have flooded my bedroom at least 3 or 4 times. The water tank in the hallway and upstairs have leaked into my apartment and flooded my living/dining area at least 5 times. It just leaked from the upstairs AC onto my TV and cable wires a few days ago. There were some videos online of people who have lived here recording their apartments being flooded (see if you can find them). One guy film his kitchen being rained down on from the apartment upstairs. I don't know if it is still online, maybe LH threatened legal action- they are all about the corporate lawyers here ...the problem is that they don't put any money into the upkeep of the place, yet every year they continue to raise the rent. If you look at the buildings outside when passing through, you will notice that even the outside of the buildings needs to be painted, especially the white patio/porch fences, This place is all about corporate lawyers, little upkeep, and money. One of the floods I had to spend 3 days in a hotel while the carpet was drying with industrial fans and dehumidifiers. They didn't cover the cost of my hotel stay. The wouldn't cover the hotel costs unless I signed a piece of paper saying they were NOT liable for any damages, etc. (which of course they were-- It was from the water tank upstairs). I have lived here long enough to know that this is not a faze with the current staff, I have seen about 4 different management teams here. I did my best to work with the teams here. I hate moving and the expense with it (ergo the 7 years here). Yuck! My building is not the only one that gets flooded either, again, maybe those videos still can be found online. The maintenance guys are constantly going from building to building cleaning up floods. They have serious water issue here because of band-aid maintenance and corporate greed. Don't let the dog-friendly environment sell you either. There are plenty of other places that like the doggies that don't flood you and then leave in a lurch. They will also nickle and dime you when it comes time to leave. Praemonitus, praemunitus--you have been forwarned.
Not worth your money! I would give negative stars if I could. They charge an absurd amount of money for rent and increase the rent every year regardless of how long you have lived there. The leasing staff is un trustworthy and terrible to deal with. All they care about is money.
BEWARE!!!!! This community is very poor maintained I have been living here for a year and had to call maintenance multiple times. I Am now looking for a new place to call home after the ceilings fell down on our heads ( I have pictures to proof if anyone wants to see it. My advice is You can a much better place for the money you pay in here .

This companies conducts business in an illegal manner! The charge an amenity fee which is illegal in the state of Mass, they are aware of it and continue to do so. They also charge excessive fees for repairs when you leave, there is such a thing as normal use.
We chose LH largely out of necessity. We were not ready to buy a house but had to accommodate a dog that could no longer live with family. Very few landlords will accommodate a dog of his size and breed, forcing our hand. We were optimistic moving in, though. It seemed like a fine landing spot until we were ready to buy. This did not prove to be the case for the following reasons: 1) Location. The T is within a mile, but it is not a particularly comfortable walk because of heavy traffic and the need to cross one of the most horrible intersections in Greater Boston at Centre Street and the Burgin Parkway. The T bus line that runs along Centre to the T (Route 238) is always packed past capacity at rush hour. 2) Maintenance. Not terrible, with particularly good response in emergency situations, but very much “do what must be done and no more”. This attitude caused numerous problems during our tenancy. The in-unit hot water heater let go out of nowhere one day. The air conditioning unit turned out to be old and worn out. It failed during the hottest portion of summer. Faulty work on the exhaust ducts for the laundry machinery led to hot, humid air from other people’s units blowing back into our apartment. 3) Neighbors. One will have bad neighbors everywhere, but in a complex this dense you’ll have a lot of them. We had no end of trouble with other tenants “walking” their dogs off-leash, creating potentially serious conflicts when they ran up to, and in some cases outright attacked, our own dog. The complex was unwilling or unable to doing anything more than a strongly worded email, despite this being a clear lease violation. My fiancée was verbally harassed while running within the complex, as well. 4) Move-out. At the very last day there was yet to come. We paid pet rent of $55 a month for the entirety of our lease. Before moving in, this was explained as compensation for the extra wear and tear pets had on the units and on the community areas. Not so when we left. We were charged to replace the carpet due to “pet stains”. When asked about the pet rent, the new explanation was “for the privilege of having a pet”. Did they do anything illegal in any of the above? No. It’s fine to try and maximize revenue, but these guys to it to a fault. Take our experiences to heart and be on the leading edge of the trend by avoiding Lincoln Heights if at all possible.

It's pretty nice. Good maintainance, but you'll need it now and then. Great pool, always cold. Nice gym. Great for dog owners. Pet-care services live there. Literally. Nice community. Small kitchen. Lots of signing discounts, wait/ask for discounts. The accept your packages and text you.
