Property Ratings at Lincoln Meadows Apartments
The property needs to address situations that happen more professionally. They also need to establish a place for children to play.
I have had the best experience since moving to Lincoln Meadows. I love it here. Every time I have ever needed repairs or even had questions they are very prompt and friendly while helping me. The community areas are clean and well maintained. The neighbors are very nice and I feel like it’s safe here. I’m so thankful I chose to move here upon the recommendation of a friend. It’s been a great experience all the way around.
I lived here for a year. I just recently moved out because i'm going on a long trip. I will probably move here again when I get back. Anytime there is a problem they fixed it in a day or two depending on the seriousness of the issue. I have seen them go above and beyond what normal apartments would do. Example is there was an older lady living there when i did and she couldn't walk very well so they would help take her trash out. The girls in the office bend over backwards to help when asked. I have seen some negative reviews but I can tell you they are probably disgruntled. I have been in the office paying rent or picking mail ( they hold packages for you in the office so they don't get stolen on your porch) and people will come in screaming about being evicted because they didn't pay rent. Well if you don't pay rent what do you think is gonna happen? I never had bug problems the pest people come by and do apartments monthly to prevent it. A buddy also lived there (which is why i moved there) and he had a spider problem. The next week pest control was out spraying not just his apartment but the whole building. I don't understand the logic behind some of the complaints if you had bed bugs for 2 years why did you renew your lease? They only do 6 months to a year leases. If you finish your lease you can go month to month if you want so why would you stay? The maintenance men are great and work fast. I have seen them get cycled through new people like what one of the reviews said but thats probably because they get fried from a complaint of a resident. The office puts its tenants first. They have a clean pool and always seem to have something going on for the residents like chili feeds or bbqs in the summer. It was a quiet neighborhood so didnt have the sound of traffic or sirens going on. Overall one of the best choices you can stay at in Wichita. The one thing I would improve is the sidewalks there are some that sink and flood. Other than that though its great.
The best description I can give for this review is that this rental company is great at first, they front and make everything seem great and like it’s a great idea to move in. After move in things get a little less than a great feeling but everything is still fine. Towards the end of your lease they try and be nice and try to convince you to stay. After putting in your notice they will treat you like crap. The manager is rude and does not speak to customers very well, this company also goes through employees very often which we didn’t realize until after we moved in. Which will cause you to have a lot of confusion if you have a question because you’ll get like three answers and not a one will be right and when you make the mistake of listening to one of those answers the manager will rudely correct you for not knowing that you were wrong even though one of her employees gave you that answer. Which probably causes a lot of work place hostility. If you can’t keep employees how do you expect to keep tenants? Just a heads up if you decide that you want to leave they will force you to sign a 30 day notice before giving up any information to other leasing agents, which can make it near impossible to make the move out date. The laundry facility is not taken care of very well. This year the quarter machine was actually broken into and it took about a month or so for them to fix it. The dryers don’t work very well either. Never really had to call maintenance much, but the apartments are older and kind of drafty. Winter was very cold so make sure you have floor length curtains and get an apartment with a fire place because it will help lower the already high electric bill that you’ll be stuck with for a year. Also I’ve seen a couple of other reviews saying that they will try and say you have bed bugs the month you move out, this is true. We had no issues with bed bugs the entire time we lived there until the last month. They will ask you what could have caused them and find some reason to pin the blame on you. Force you to pay for the extermination, they’ll suggest you stay longer while treatment is being done and charge you for an extension on your lease. Then when you question the bill or try to straighten things out the manager will threaten you with court.
Love the inside living space. Exactly what myself and my family needs right now. However the outside sidewalk floods when it rains making it difficult to enter your apartment.
These apartments are great inside and out. The outside of them look like German cottages and make you feel like you stepped in Germany. The complex itself is always kept clean/mowed and well lit at night. The inside of the apartments have very spacious floor plans. There is a lot of closet and storage space which is always a plus and nice kitchen space. The maintenance crew are very prompt to come fix anything you may have a problem with. These apartments are in a fantastic location. There is a Dillons, Walmart market, gas station, and bank all in walking distance just to name a few. The highway is also just a few blocks away.
My wife and I have lived here for 7 years with no issues. I work many nights and have to sleep during the day, and it is easily quiet enough to do so. The front office staff has always been friendly and courteous to me, and been prompt to help with any issues I need resolved. Maintenance has been amazing the entire time I have lived here. I have had to call them in the middle of the night to fix my air conditioning, and they were here in 15 minutes. Recently they proactively replaced some lines on the hot water heater to mitigate risk of them failing in the future. When they did this, it caused a brief issue with the water coming out of the tap in the kitchen. I called to ask for it to be fixed, and within 7minutes of placing the call, the gentleman was there, fixed it, and had left. Not only would I recommend Lincoln Meadows, but I do, to new hires at my place of employment on a regular basis.
I have lived here for 3 plus years and would NOT do it again. My electric bill was 300 plus in the cold months(all electric), windows are over 40 years old and falling out of there frame but maintenance refuses to replace. Dishwasher is so crummy I haven't used it in over two years.I have plenty of room for the price which is nice. Maintenance is good at fixing the small stuff fast.Parking can be a problem on the west side of the complex, but never a problem on the east side. Minus the windows and dishwasher its a pretty good apartment at a fair price, but i would still move if it weren't for the hassle.
Beautiful landscape, quiet area, gracious office staff and friendly maintenance staff. Not your same apartment complex, but a flower in the meadow minus the weeds. I rate this apartment complex #1 in Wichita, Kansas! :)
I have lived for 2 years. Major Problem is the Management; one thing they wont refund is your deposit and on top of that you pay extra for whatever they want to charge you. There is also something wrong to the apartments as electric Bill will come to up to 500 a month (wester energy said outside air might be penetrating through the apartments esp Winter time to make the Bill to be higher like that. But Management would never Help to fix the Problem.
