So gross. Hallways reek of trash. Only have access to filthy trash shoots twice a week and have to pay for valet trash that fills the hallways. Pick up is at a ridiculous time (7pm? Who gets home early enough from our JOBS to that we have to pay this ridiculous rent). Over a year without proper security on the floors and anyone can meander the hallways which is super being only a few blocks away from the shelter. There's urine weekly in the elevators as well Loved the rent increase this year when we were without a pool last season and the gigantic issues with the property. So excited to leave, I'm packing two months early

I have been living here for almost a year now. At first, the place was a mess. They were in the middle of switching managers and things were... rocky. But ever since Colby and Jackson took over, they have been working their butts off to make this a great place. Are there still downsides? Of course, but what apartment complex doesn't have cons? There are issues with the Dog Run that they have been trying to fix and keep up on, and issues with residence leaving garbage in the trash rooms, but I don't see that as the managements fault but the fault of the residence who do that. Colby and Jackson are wonderful people who are forgiving, understanding and so patient. I have NEVER had a management be so willing to work with me when I haven't been able to pay rent on time. I have NEVER experienced such compassion and understanding from apartment staff, until I moved here. If you have a problem, you can be sure that they will listen to you and try their best to work with you. I am so very thankful I live here and things just keep looking up.

We moved out at the end of our lease in January and spoke with the apartment staff to make sure everything was paid up and we were ready to go. We gave them our new address and neither of our phone numbers were changed. A few months later, we received a letter that we owed $250 for a pet fee for cat not on the lease. We absolutely had our two cats on the lease. We called them and they actually looked at the lease, agreeing that was their mistake and we didn't owe that fee. I asked her if we were all good and didn't owe anything more. She agreed. We never received any letters or phone calls about bills due or being overdue. Then on May 31st - *five *FIVE* - months later, we received a letter from a collection agency stating we owed Lincoln Place $280.42 ( a number suspiciously similar to the previous $250 they tried to charge for a cat not on the lease.) We never received a phone call or a letter from Lincoln Place Apartments. Just a letter from the debt collector. We called Lincoln Place to find out what was going on. At first, they said it was because we didn't pay all of the utility fees. We checked all of the utilities and all fees had been paid on time. So we called again. This time they said we owed money for the cleaning fees. My husband drove all the way back to Lincoln Place Apts to try to figure out what these fees were for. The manager was less than cooperative. Because we are good renters, we will pay the money. But I really felt I needed to let future renters know what they may encounter at Lincoln Place Apartments. Also they are erasing my review every time I post on their website. I wouldn’t put much stock in their reviews.

I agree with other reviews that the overall "5 star blended" review for this place is definitely wrong. The staff just seemed overwhelmed and couldn't stay on top of things. Not sure which was the worst between the awful smells, the noise of pets/people at all hours, or the always broken doors/equipment/fire alarms. There are many other options in the area, try one of them.

Don’t know how this has a 5 star rating. This property is not secure. They make you pay for a fob but the fobbed doors don’t actually work. And I was told by the leasing staff none of the security cameras work. Not to mention everything is covered in pee or is broken. There’s also homeless men living in the stairwell and mailroom. This building is the farthest thing from secure. I guarantee these are purchased 5 star reviews.

The Leasing Staff is not responsive and not professional. One of the staff members seems rather inconvenienced just because I stopped in. If you ask a question or need some assistance you will have to contact leasing with multiple emails, phone calls and still sometimes get no response. When you do receive a response it is difficult to believe as no corrective action seems to be made and they continue to recite the same excuses over and over. They corrective actions or tasks they say they will do to correct issues do not follow through and I had to contact Leasing Staff to remind them of what they said they would do. i.e. Can I please have a trash can; they told me yes, we will bring it to your door before the day is over, I didn't receive a trash can for over a week and a half and after repeated unanswered phone calls and emails, I had to personally address the issue in the office with the staff. You pay monthly for trash service and a trash can by the way. There does not appear to be a good handle on running and maintaining this building and multiple areas are falling to disrepair though you pay a community maintenance fee. You would think that at a minimum that would keep the place clean and cleaning supplies stocked; however the fitness center is constantly empty and the stairwells, elevator and carpet in the hallways are filthy and smell horrible. The soffit/ceiling above our patio appears to have severe water damage and was not repaired before our move in. Floors in the bathroom and kitchen are visibly wavy to the degree of 2"-3" in the kitchen and 4"-5" in the bathroom. You sit at an angle on the toilet of my unit. There is a large hole in my walls next to the fridge that was just left open, neatly cut out but never fully repaired or closed.Safety is a big concern at this property. I have seen residents on multiple occasions pull open a door that required a key card access. Homeless people sometime are found sleeping in the stairwell and lobby and I have had to step over them to get to my car on multiple occasion. My truck was broken into in the parking garage that you pay for however I was informed by the leasing staff that the camera don't work so even if you file a police report there may never be a way to track down your things. Cameras in the stairwell also do not work and I question what the community maintenance fee is going towards. Packages have been stolen from our front door as well as from the parcel room.

Location was great and a huge selling point. The main reason we moved in originally was the promise of a non smoking complex. Over the years they either stopped enforcing it or just don't care, no matter how many times you complain. My apartment and hallway were filled with cigarette and weed smoke all the time. You could see people smoking on their balconies, using various products including bongs in broad daylight. The last year I lived there was horrible. I could hardly breathe in my apartment, it was constantly blowing dust even when I paid out of my own pocket to change the air filter. I bought air purifiers in hopes it would help but no luck. The screens all had holes so if I opened my windows for fresh air I would get bugs. There was black stuff around windows and doors from the day we moved in. Appliances are very old and worn down. The newly renovated apartments are laminate floors so you hear everything from above you. No one enforces the aggressive dog policies and I've put myself in between my dog and aggressive ones the owner could barely control. Doors are constantly propped open so don't be surprised if you find a homeless or drunk person sleeping in the hallway or elevator. We had a bike stolen from the "secure" bike area, the lock was cut and it was just gone. Trash policies aren't enforced so all weekend people just pile their trash in the hall and it stinks. Fire alarms are a huge thing, multiple times they have gone off in the past 3 years. I've missed work due to them going off in the middle of the night. People will break into the pool at night and throw parties and the night "security" won't care and office won't do anything. When we first moved in the parking policy was 1 car is included in your lease and an additional vehicle is a fee, they changed it to both cars are a fee and we didn't know until we had to get new passes. It's also fun to watch people just leave their dogs on their patios/balconies all day and watch them just wipe off the dog waste to the floor below. Big suggestion for dog waste that I've seen other apartments do is to collect samples on move it and work with a company that runs DNA. That way anytime there is a violation you can provide the sample to the company and it will tell you who it belongs to. Maintenance staff is amazing. They are quick to respond and always remember names and faces. I will miss them dearly. Location cannot be beat. Price vs quality isn't great.

UPDATE: 3 months in and I still absolutely love this place!! I love Garage parking! The 2 best things about our community is that it's Non-Smoking and the entire building is Secure! The feeling of being safe and knowing that people can't just come to my door whenever they want is extremely important to me just as well as no smoking. I have Asthma so this important in my decision making as well. The staff is still the most amazing group of people I have ever came across when living in an apartment. Every place I have lived the staff was amazing until you sign the lease but not here! They have all stayed consistent with change ups! I couldn't have asked for anything better! I just moved in about a week ago and so far I absolutely love it here. Stephanie and Michelle in the office are both so sweet, friendly and have definitely made me feel like family so far. I feel like I have known them for years. Lol It's really important to me to feel like family and not just a renter or unit #. They keep us updated by email about everything which I absolutely love! They have fun contests and activities through out the month. I hope they have some contests and stuff where we can meet our neighbors and be a little competitive at the same time. ???? I would even be happy to help plan stuff to bring us together as a community! I absolutely love Garage parking! The best part is the entire building is secure! Now like I said I have only been here a week so if things head south I will definitely update lol but I definitely don't see that happening.

2 years of random fire alarms blaring in your home. Fix the blasted alarm system!! Pool runs about 68 degrees - too cheap to heat it! Throw in over-sized, vicious dogs (which by lease aren't allowed) for your daily fight at the smelly, urine soaked dog run and you can expect hours of entertainment. One member of management is awesome, however she is forced to deal with a tyrannical manager who has diminished the quality of life by having an ever-rotating staff who leave due to this managers callous demeanor and unrelenting desire to bilk renters out of money. Really sad to see what Kelly has done to the place. We are out as soon as the lease is up. I would have to say the fire alarm issue is the final straw. No one bothers to react to the proverbial boy calling wolf anymore (this is very dangerous). This place has such potential - what a shame.

I had an issue with one specific bug it when I went to the management to get sprayed in my apartment I was told that bug they don't spray for and their recommendation was that I should get my own bug spray and spray myself

Lived here for almost 4 years. Overall I was very happy here, as long as you don't have to deal with management. Management changed around 3 times while we lived here. ***KEEP EVERY EMAIL*** exchange because they did try to charge me an extra $700 for a short term lease after they had specifically said they wouldn't change my rate (they were the ones who asked me to shorten my lease). Also, since we had been there 4 years they were supposed to only charge 25% of our initial deposit and they tried to forget about that too.

March 2018 - I have been living in Lincoln Place since July 2017. The service from the staff is excellent. Great location... close to Library, Senior Center, Restaurants, Bank, etc. I have a 2 bedroom unit - lots of storage, large kitchen, plenty of storage space. Parking is convenient. From: Carol K.

Hubby and I LOVE living at Lincoln Place. The staff and residents are very friendly. The apartments are very spacious with ample storage. Amenities that were not available at our last apartment are here - pantry, linen closet, full washer and dryer. There is also a fitness center, two large game rooms with kitchens, card tables and TV - a nice place to congregate - swimming pool, and so much more. The downtown location is ideal - walking distance to restaurants, coffee shops, rec center, theater, museum, transportation and so much more! We're here to stay!

I absolutely love living at Lincoln Place Apartments! From its convenient downtown location close to: multiple restaurants, the recreation center, and the museum - all within walking distance, to its many amenities: 24 hour fitness center, swimming pool, bike storage, covered garage, game room, barbecue grill, and pet walking area, Lincoln Place has been a great fit for me. My one bedroom apartment is perfect - the open layout of the kitchen, dining area, and living room which flows into the balcony give the apartment a very spacious feel. All that and the bag of chips is an awesome view of the mountains! And if all that isn't enough to make Lincoln Place Apartments the ideal place to call home, then the "icing on the cake" has to be the staff; they're not just competent; they're also very friendly and always go the extra mile to take care of their tenants.

I’ve read all of the reviews and felt I should leave one myself since I’ve been here already a year and a half; I plan to stay long-term. Pros: Secure building (entry by key fob), heated parking garage with 2 levels, trash shoots, valet trash service (will cost $25/mo), 2 elevators, secure gym (entry by key fob - available 24/7), online rent pay, dog park, swimming pool, community rooms and outdoor bbq areas with ample seating and fire pit, full fire alarm systems, armed overnight security staff (number available for emergencies), snow removal in common outdoor areas, unit front doors on interior of building, indoor mailboxes, emergency maintenance available overnight & on weekends, housekeeping for common areas (includes carpet cleaning of common areas like corridors/hallways), sound proofing of interior walls (muted noise), washer/dryer in unit, updated appliances, paint available on site for resident touch ups in, friendly & helpful staff and competitive unit pricing. Cons: trash shoots can become smelly, hallways can become dirty depending on weather and resident pets, noise from train & fire station nearby and hallway noise (typically children). The cons I listed are mostly dependent on residents; if you’re noisy or allow you dog to poo in the hallways and not pick it up, this is in no way the fault of the complex. Just before my first lease ended, I looked in Denver Metro & NoCo for an equivalent and couldn’t find one at the same price point as here - Colorado does have a severe housing inflation at this time and yes, you could get a similar place in Iowa for half the cost but look where we live compared to Iowa or say Wyoming. As far as the noise, I rarely hear my neighbors. I can hear dogs barking outside, the train and the fire trucks however this is typical for city living. I used to manage a hotel, believe me Lincoln Place has very thick walls. Regarding having to pay for trash service; this is actually quite typical to pay this - I’ve lived all over the country and in England and Australia; you wouldn’t believe what they make you agree to in other places. No issues on my side with homeless folks in the parking garage and I have a new car - the police come through every once in a while and security is around too. I signed a new lease recently due to my review of other similar properties with no better outcome. Is Lincoln Place a bit pricey, yes but I’ll pay more to be secure & HAPPY!

Had problems setting up auto rent system resulting in late fees for system’s error. Not resolved adequately by management. A shame because we’d been very happy up to that point.

Had a terrible experience living here unfortunately. The customer service I recieved was never efficient, helpful, or kind by any means. Struggled with maintenance issues multiple times that were still never fixed even as I was moving out. The regional manager struggles with having efficient communication skills. Waited three weeks for a response on something that was urgent and needing to be handled within a week max. They preferred to have a bad review written about their property then to take care of their tenants issues and move forward amicably. Great location, too bad it's run so poorly.
Do Not Live here. I've been a resident for a year and a half now. The quality of this place is not worth the amount that they are asking for. They're continuously changing management in the front office, so it's impossible to establish any kind of rapport with someone, and their lack of competence to run this apt complex is laughable. There is constant dog feces and urine in the stairwells, front lobby, and hall ways that will stay neglected for a long periods of time. Homeless people wander the parking garage, vandalising vehicles, drinking excessively and selling drugs. My vehicle happened to be one of them, and when I had approached them to remedy the situation they said that there was nothing they were willing to do. There are plenty of other apt buildings in Loveland that I would pursue than this one.
The manager is never present. It doesn't matter what day or time, he is never available. Yet he is the only one that can supposedly help and answer resident's questions. He obviously avoids confrontation at all costs and uses his staff as gatekeepers so he doesn't actually have to do his job.

Wow! These apartments really have a lot to offer. The open floor plans are beautifully laid out. In our one bedroom the kitchen flows out through the living/dinning room to our juliet balcony with an amazing view of the mountains. Its definitely worth it if you have the budget to splurge on the view. The bathroom is also very nice with decent undercounter storage and a large soaker tub. The walking closet is also a decent size so long as you don't need it to double as storage for your husband's sports gear. There is not a lot of closet space elsewhere in the apartment, but our apartment over looks the courtyard. I beleive the outside apartments have a little bit more room on the balcony. The pool and pool deck are well maintained and the gym equipment has never been out of order for the year that I've lived here. Perhaps the best part of this apartment thought is that it is a block from downtown Loveland. If you want small town charm and downtown convience you found the right place!

I've lived here for a while, as have every intention of moving as soon as my lease is up. Since this property has changed hands, the hot tub never seems to be working, the community room is always locked when I go to use it and the hallways and stairways are filthy! Additionally they have a garbage service that picks up at your door, but cost $25 per month. Which seems a little excessive, which you can't opt out of. I am truly disappointed in this apartment complex.
I lived in the Lincoln Place apartments for almost a year. The amenities were definitely a perk; pool, hot tub, gym, and business center. We used them all. It is an over all pretty quiet place. You are next to the fire station but as long as you have lived in town before it shouldn't be a nuisance. If you have an issue with your apartment the maintenance staff is very nice and they are pretty quick to fixing whatever the problem is. The office staff is also pleasant. The manager for most of our time there wasn't that pleasant however but luckily we didn't have to deal with her for the most part and she is no longer there. Her replacement is much better to deal with. The location was also a perk. You have Dougs Diner(great food), DazBog (coffe shop), a nice bar, a wine and pizza place, and a dentist all on the first floor. Plus many other bars and restaurants within walking distance. Parking can be a hassle if you have two vehicles and dont want to pay for an extra pass but it's not terrible. One big thing I did not agree with was the trash. The apartments hired "Valet Waste" to come pick up trash from your door on designated days of the week instead of you walking your trash to the trash chutes. They are not far from your apartment but for some reason they switched to this company and the trash fee went from $7 to $25 a month. You have no choice in this matter, not to mention the people that pick it up are not friendly and quite possibly bang into the walls on purpose because they hate their jobs. Over all, we enjoyed living here. Every place is going to have issues regardless. You can't please everyone but the staff really seem to try. I recommend this property to anyone looking for a clean, friendly apartment complex. It is pricey but in this area what isn't?
Lincoln place apartments in Loveland co is a awesome apartment to be at cause of great people and great security
Thin walls (hear neighbor verbatim). Hallways smell from trashcans and stained carpets. Stairwells filthy and locks aren't secure. Empty or dead flower pots in pool area and poolside chairs always a mess. (not like website). Elevator creeks and bangs. Constantly revolving staff. Not a "LUXURY" apartment. They aren't horrible but not luxury. I won't renew lease. Disappointed.
We recently moved across the country to live in beautiful Colorado. A big move can be very stressful especially trying to find a good place to live. Lincoln Place apartments was extremely helpful, allowing us to finish everything remotely before we headed out on our trek. Since moving in, the apartment has been wonderful. Friendly and helpful staff and residents. The apartment was in great condition with no repairs needed. It has great amenities that come with a great view! Couldn't be happier about our decision to live here.
This apartment structure is amazing it's got a 24 hour gym, along with a self service espresso machine. The rent is a little steep after losing my father, and work we found this place (me and my wife). We moved in two months ago and the management here are wonderful and helpful. The loss is a little easier with their help and support. The apartment we live in is one bedroom it's got a cool island counter and looks brand new even being built in 2008.
