Yes amenities are great and maintenance team is super helfpul BUT whatever you do, do not rent a first floor apartment here. It's been mentioned multiple times but we took a gamble and are paying the price for it. You can hear, almost feel, the footsteps above you. When we reached out to staff we were told that we should expect "regular apartment noise" but the creaking and cracking is beyond reasonable noise. They even suggested we should leave a fan running to drown it out if we have to. The noise makes the first floor extremely unpleasant to live on. Our neighbors aren't doing anything wrong, it's just the building that needs so much work to fix. We've reached out by phone or email, we asked to move to a second floor apartment even in an available but more expensive monthly unit. We were rebuffed because they only allow you to sign entirely new a brand new lease if you want to switch instead of allowing you to switch, pay more monthly but keep your same lease length. So come here for the pool, the location and the maintenance, but be very very careful about which apartment you land if you want to be able to relax in a peaceful environment. There's a ton of postiive reviews because they farm them with giveaways too, take care to read some of the critical reviews for a full picture.

Having lived here for almost 3 years, there's no denying that this part of Venice has undergone tremendous change and growth, with so many regional favorites - from attractions to eateries Lincoln Place is the perfect location - can't beat being right by the beach and adjacent to the freeways. I love the generous green space, management's canine-friendly culture, the fabulous salt water pool, world class gym, and covered garages. The apartment itself is great! Spacious patio area, hardwood flooring throughout, stainless steel appliances, nice finishes and large windows. There is plenty of storage and if you need more it is available. I have never had any sound issues with my neighbors and if I did, I know management would have no problem addressing it - the leasing office staff are top notch and I can't emphasize that enough. Maintenance is awesome and I have never had an issue with having them respond to my requests. There are not many places that would understand my love of dogs and I am so glad Lincoln Place does. I would recommend this complex to anyone.

Upon entering the complex, it all seems great. Awesome amenities, the exterior has a nice old school charm and the interior is practically brand new, but the ventilation and sound proofing of the walls is almost nonexistent, including that the heat only enters into one room (I live in a 2 bedroom). Yet, this is just one problem that would be considered more miniscule. The parking spaces surrounding the area are so impacted with cars, including many that are occupied by those living in their vehicles. I would be fine if they are parking near the Ralphs or the outskirts of the street, but I should be able to go home and find parking within the community and not have to ask a homeless man sitting and washing his feet on the curbside in front of my apartment to move so that I can park in the spot. Likewise, I should be able to throw my trash away without being scared because a homeless man is sleeping in the recycling bin. For paying so much a month, you would think you would have the security that other apartments offer.

Lincoln Place showed an extreme lack of integrity by ignoring a black mold infestation in my apartment for over a year. When I requested they address the problem, I was told to "just wipe the vents down." I had to come out of pocket for a pricey inspection from a private mold company before they finally addressed the problem. We had to vacate our apartment for five days while they redid the entire ventilation system due to the severity of the problem. Again we had to pay, to stay in a hotel for five days. We were lied to and told we would be compensated for the hotel fees, which never happened. Be sure to add a mold inspection and hotel fees to your move in costs if your thinking of living here. Unfortunately I've had multiple neighbors give me similar accounts of unaddressed mold problems.

I currently live at Lincoln Place, and have for 3 years. There was a leak in our AC unit, which made it get wet all throughout. I stayed in an Airbnb when this was discovered, because I'm allergic to mold. I was having tons of symptoms for a long time prior. I told them what was going on and they refused to cover the costs of my Airbnb. The maintenance director, Socrates came in and merely taped over the leak and removed some styrofoam, and claimed the whole rusted out water damaged unit was mold free. There is even water dripping from the vent in the living room and rust blown into the ductwork. When I told them, I didn't think it was mold free, and it needs to be addressed, this was ignored completely. I got the AC unit tested from an outside party, and it was found to have aspergillus mold, as well as 2.5x the limit of trichothecene. Basically this has been blowing all over us and our stuff, and they have ignored us. The HVAC and mold guy recommended the entire HVAC unit be replaced because not only is it moldy, but it's basically blowing excessive amounts of rust everywhere, and is so water damaged, it's only a matter of time in terms of falling apart. Even with these results, Michelle said they aren't offering to put us up in a safe place. They also didn't make any effort to clean or replace the HVAC. They simply wanted to get their own inspector in to prove our results wrong!Places that rent for much cheaper would willingly clean an HVAC after water damage. We are currently homeless while still paying rent. Housesitting, luckily. Other residents have claimed to have seen mold in their ceilings and closets. As an aside, we've talked with many other residents who claim they have seen rats go in and out of the vents at the bottom. They don't put grates on many of the crawlspace openings. We have basically asked them to do this for months, and they never will. There is definitely mold under there too, and we suspect, dead animals just from witnessing the rats. Must suck for the people on the bottom floors to have this beneath them. Also there is no soundproofing. At all. Zero. I would stay far far far away from this place. They just want people in and out, to raise the rent. It looks nice, but don't expect them to take care of the things you can't see. The guy who lived at my place previously said they nickle and dime you for everything too.
This property is owned by Apartment Investment and Management Co. (Aimco) in Denver Colorado. As a renter you are just "Tenant #206789". A fellow tenant moved within the complex, was only granted keys to move "past midnight the day of his new lease" and had one day to be out of the other property mid work week. That "procedure" is "not caring" in it's purest form. Now look, these are landlords. They are all bad right? Consider these fact about the complex: • The pool is regularly used by locals from surrounding neighborhoods. • Both entrances of the complex are LITTERED WITH THE HOMELESS. • Packages are REGULARLY STOLEN by said HOMELESS. There is 0 package delivery management. 90% of managed properties of this scale have a dropoff/pickup for package delivery security. • These are OLD PROPERTIES. 1930s-40s. Though redone; the walls and floors are INCREDIBLE THIN. • Possums roam freely around and under units causing terrible orders and some to become sick a developed rashes. Smells are just covered with fresh wood chips.
I’ve been living in Lincoln place for almost two years now and absolutely love it. Not only are the apartments very modern, but the amenities in the complex are amazing as well. Heated pool, huge gym/rooftop.. gives you the feeling of living on a resort in the heart of Venice. Staff is very helpful as well. Highly recommend.
It's only been two weeks since my wife and I moved in but we've been pretty pleased so far. There was a misunderstanding regarding the kitchen layout of the apartment we moved into the and staff was very accommodating in getting us transferred to a new unit within days. The complex seems very safe given the constant activity (esp. if you're near the dogpark) and the 24/7 security patrol. That said- everyone in the complex seems respectful and it doesn't get too noisy either. The gym and pool are centrally located within the apartments and are very nice and well-kept. The whole thing is well kept as crews make daily rounds tidying up shared spaces (grills, entryways, etc.). The grounds are just amazing. To have this much green space within walking distance of Lincoln Blvd and the beaches is unreal. So far so good! Do know most of the buildings are older and not much attention was given to insulation back in the day. If you're sensitive to noise you might want to look into one of the "duplexes" and/or keep it to an upstairs apartment.
After moving to Los Angeles from San Francisco suddenly, I found myself in a time crunch to find a place to call home. I searched for over a month and my main issue with every apartment that I saw, was that I didn't feel at home. I finally agreed to see Lincoln Place ( I really didn't want to live in a big complex) While I was on a tour of the property, I remember thinking how it felt like a resort! The gym was amazing, the pool looked like it belonged in Vegas, and as we zipped along the grounds in a golf cart, neighbors waved! It almost felt staged. We signed the lease on a beautiful 2 bed 2 bath. Everything was brand new, including a washer and dryer in unit aka: my dream! After a few weeks my fear of living in a corporate complex slipped away. Our little nook on the property felt more like a small, private neighborhood. We started having casual week nigh dinners with ours new neighbors in our convenient BBQ area. The complex itself also puts on neighborhood events that helped us socialize. Movie night outside, Comedy night on the roof deck, ect. and night we head to the Circle for doggy play time where our sweet pup wrestles with all the neighborhood dogs. We love it! Its also great having the leasing center located in the complex. They are always friendly and ready to help with any issues- although we haven't had many; thanks in part to 24 hour security monitoring the grounds. But the absolute best part about Lincoln Place is the AMAZING maintenance staff. They are beyond wonderful. Once you put in a request via the easy to use residence portal, they quickly get to work. They are so professional and respectful of you and your apt. They come within a day of the request and can handle any issue no matter how big or small. They often times will see you around the neighborhood and check in to make sure everything’s okay. I cant tell you how many times a worker has seen me struggling to carry my groceries and offered to help. They are they BEST. In all I'd have so say that Lincoln Place has made my fears and hesitance of living in a large community disappear. I really feel at home. LP is a dream!
The perfect place for singles, couples, and families alike. Always perfectly manicured and maintained, Lincoln Place has been a great complex for my dog and I. The grass, always green and plenty of it, is irrigated, cleaned and maintained without missing a beat. The maintenance has always been friendly, prompt, and efficient. My largest complaint would be the thin walls and floors, which of course comes from a historical landmark restoration. I hear my neighbors through just one small common shared wall quite frequently and for the high rent, a little more privacy could be accommodated in my opinion. Street parking is usually never an issue, and the neighborhood is always very pleasant to walk through. Pet friendly, Smoke-Free, and high-end facilities like conference room, rooftop deck, pool and multilevel gym. The 5 months I have been at Lincoln Place have truly been an overall delight. My family, friends and I have all raved about and enjoyed the property. Last but not least, location cannot be beat. You feel so central to everywhere in LA.
If you are looking for a place right near the city without the high price of actually living in Downtown LA, this place is for you. This apartment complex is in reach to many places such as supermarkets, banks, 7th and Fig shopping center, a Home Depo, and the Regal Live. It also includes a Gym downstairs, along side a small rec room, and a spacious parking-lot; plus electricity is included in the price of the rent! The manager is on-site and easily reached for any problems or questions.
This location is great. Good weather, good and friendly people. Really good atmosphere.
Three words: Heated. Saltwater. Pool. Four more: Gym. I've. Never. Used. Seriously fantastic, well cared-for amenities (even if I myself are too lazy to take advantage of them). While the area isn't as immediately walkable as some other neighborhoods (though you do have Wurstkuche, Ralph's, and Taco Love a stone's throw away) you are only a mile or so from The Coolest Block In America®, and only half a mile further from the beach. Unbeatable weather and friendly staff, but I do wish they were more upfront with some of the restrictions ahead of time (e.g. you can only have 2 guests per apartment - not resident - at the pool with you, and the pool doesn't open until 8am), but these are relatively minor and wouldn't have stopped me from moving in. I mean, hardwood floors! In-unit washer/dryer! A dishwasher! A/C! D/C couldn't make it, unfortunately. Again, minor quibbles. Good place to live.
