Property Ratings at Lincoln Square
I can say over the 5 years my 2 roommates and I stayed in Philly for school, Lincoln square was one of our hardest goodbyes. It starts with and absolutely beautiful building with world class amenities, and goes beyond convenience to luxury with retail at your fingertips. It is in a perfect location for public transport, and even a quiet and peaceful distance from the hustle and bustle of Center City. The team working at Lincoln square not only went above and beyond to help us whenever we needed, but they became friends to us over the years. Nat’e, Josette, Chris, and the rest of the team were phenomenal. It goes without saying how precious this place was when we were friends with the property team! I will miss them all and their care dearly. On some of our toughest days, coming home to Lincoln was the lone bright spot. A lot of our fondest memories were sitting on our couch with our friends looking out over the Philly skyline and just enjoying life. If I could pick up Lincoln and take it with me to my next chapter, I would.

Management is terrible, show you they can waive the unnecessary fees but do not want to. They are so inflexible. Power was out for more than 9 hrs on a weekday. Power has been out three times since I've been in this apartment for more than 2 years. When management do not know what to do they simply stop replying to emails. Do not move in this apartment.

Management is poor and will slap you with ANY excuse for admin fees. They accused me of something my dog didnt do and they cannot even maintain the dog pad. It reeks of pee. Yet, during winter when the mice situation is the worst, they do not even reply to complaint emails and do not do anything about it. Management lady does not care and is not afraid to show you she clearly does not care to resolve issues. Walk away from this place, there's much better out there.

I have lived her for a few months and it really feels like home. I live in a studio, but I get great light, functional kitchen and a wash and dryer in my unit. I have been able to get to know my neighbors (some are now friends), management has always been easy to contact and friendly. The two I have had the most interaction with is Josette and Nat’e who have just been extremely friendly, helpful, and patient with all the MANY questions I have had since moving in. Front desk has been amazing and easy to talk to as well. It is always great coming home to a friendly face at the front. I know it may not be the cheapest place to live, but for me it is worth it as it is super convenient for me and I love the area. I am close a Friends. I really don’t have issues with parking on the street And public transit is easy to get to as well.

This building is not luxury for the price, the quality of the buildings is poor. Carpets bubble, minimal storage, nonsensical apartment layouts. The worst part is the dogs. Management does not enforce dog rules. Poorly trained unleashed dogs run all over and pee/poop on the roof deck. Dog owners will bring their dogs to the dog park and let them bark incessantly. Multiple dog owners have come to the building with well trained dogs, and have quickly left because of the bad habits they've picked up from other dogs.

I had mosquitos in my apartment for about two months. I repeatedly complained about this. Because the exterminator only comes once every other week, it took over a week after my first complaint to have an exterminator come look at my apartment. Before he got there, the management (specifically Nat'e) told me the problem was my plants and I could throw them away or put a mosquito drop in them. I had 7-8 mosquitos in my apartment a day, was being eaten alive at night, and ended up having to stay at my moms on and off for a month to try to avoid it, as I was able to get to the suburbs. Nat'e also told me that no one else had reported the problem, again trying to stress the fact that my apartment was the issue, but the exterminator told me someone on my floor reported the same issue. The exterminator, when he finally got there, also told me that there wasn't much he could do (he sprayed just to be safe), the problem was that the building needed to clean the HVAC units as that's where they're breeding/coming from. Did the building do that? No.. I continued to have bug problems in my apartment. The mosquitos were gone by the winter when everything froze over, but gnats were a year-long problem. Two months after I moved out I finally received my security deposit - $29 of the $250 refundable + $350 non refundable deposits I put down. Why? I apparently had an outstanding utility bill of $125 (meanwhile I paid off my balance with the final statement I received and each month I averaged under $100 so this made no sense) and they charged me for carpet replacement. I left my carpet in the same condition as it was when I moved in. Even if they found new stains, which I'm 100% certain they did not, it should have come out of my non-refundable pet deposit. The apartment sells itself as pet-friendly but they hate dogs and dog owners. We got at least one email monthly scolding us for where our dogs were relieving themselves on the roof. They're dogs, and they couldn't always make it to the other end of the roof where the dog run was as they're trained to go outside, regardless of where. Many of us asked for additional space for the dogs, especially because some of the dogs in the building were unfriendly and we couldn't always share the space, but they refused to help us with this. Instead, neighbors were charged $100 for these incidents when they were caught. Out of room to go on with everything else. Hope this convinces you.
This is my second review since I started living here. Since my initial 5-star review, and with the recent managed change, things have really taken the turn for the worse. Based on management's treatment of its tenants they're not looking for long-term tenants who make this place a home.. they accept people who treat this property as a hotel, being loud, rude, and leaving trash all over the common areas. Instead of addressing the rowdy crowds, the management has decided to have it out with dog owners. You and your dog will feel extremely unwelcome at this property! With that being said.. the location is awesome, the maintenance team has been great in my experience and if you're looking for a better version of a dorm living, this is a place for you.
Lincoln Square resident for 2+ years. Nice building, but good luck getting help from management if something goes wrong. Complimentary cigarette smoke has been piped into my unit daily for 6+ weeks now. It's a smoke-free property, but management has shown little interest in enforcing the lease agreement. After multiple complaints, there were promises to fix the issue and to check in with us, but no follow through. They must be busy kicking back and counting rent money or something. Management seemed much more attentive 2ish years ago before some personnel changes. Would not recommend.
When I moved to Philly out of state I did extensive research and toured a ton of apartments. It was important to me that the building is dog friendly, has parking, washer/dryer in the unit and a gym. I also wanted my new home to be in a walkable neighborhood. If these things are important to you I guarantee Lincoln Square is your best bet. The leasing office people are very nice, they organize fun events for the residents - an excellent way to meet your neighbors. Front desk manager is awesome! Now living here I must say it's the quietest building I've ever lived in.. i know apts next to me are not vacant but i never hear them :) And we have Target in the building, Sprouts right next door, we're close to the Italian market, several asian grocery stores and a ton of restaurants. Super happy with my choice to make this place our home.
This property is so gorgeous and has the best needs for a starting home
Management is looking to make a buck off of tenants any way they can. The leasing agents are very kind, it's the horrible woman at the top who is the problem. She's snide and rude. The maintenance staff is kind and some of the residents are as well. The problem is that because money is not flowing as well as the management company would like, they have begun to rent short-term. There are about 35 short-term rentals (or more) on any given week and that means, parties, loud people in the halls, flooding, fire alerts in the middle of the night. The price per month is entirely too high to put up with such nonsense. The lease is also weighted heavily in favor of the landlord. Must give them 60 days notice of your intent to either move or stay or IT RENEWS AUTOMATICALLY. During a pandemic, they did not cut any slack or give any consideration. Really horrible people. Not going back even it is new and pretty to look at from the outside. The neighborhood is sad....
