My review on this community is very nice and relaxing. So many things to do on the property just alone. Everyone seems to be getting along around here. Pet friendly. The staffs here are amazing. One thing I might say is the cleaning. The properties trash is filled all the way to the top.
Just moved in and the townhouse was clean and ready for move in. The maintenance was very helpful and the front office staff was kind and helpful as well!
So far all good reviews from me. Love how they make you feel welcomed to their community. I absolutely adored the breakfast on the go that was very generous.
So far so good every problem I’ve had has been fixed immediately. The staff is really friendly and helpful. Maintenance is very fast and always available for emergencies.

I e been through several managers and honestly I haven't been happy with any of them. Staff comes in to the apartment to check things out. I point out things that need fixing and they say they will fix them but never do. I should not have to put in a request for things that staff broke or messed up
A car has been parked in the same place without moving for two years, taking up a spot that could be used by residents or visitors. The car has flat tires and expired tags. Weeks ago, in July, a tag was added to the car stating that it would be towed the next day. And yet it sits there looking like trash. Speaking of trash, people keep dumping furniture at the dumpsters and it sits there for multiple weeks before anything is done about it. This complex looks like a DUMP all the time. Zero curb appeal. Does the management company not care what their property looks like? The clubhouse/gym can only be accessed during office hours - the hours that a normal person is also generally working, making it useless the majority of the time, even though we pay a fee for it.
The apartment has a nice setup. The area is quiet, not as much traffic driving by and nice apartment. The only thing is spiders in the apartment.

Office staff is great always helpful. Maintenance is always willing to help as well. Common room is always clean and neat. Would definitely recommend to any of my family or friends. The only downside is that the pool close at 7.

It’s mostly fine, not too much noise. But there’s almost always something that’s a little broken or inconvenient. Overall, it’s alright as far as apartments go.
It has been a pleasure to move in here! The experience was seamless, the staff helpful and kind, and the property itself has everything you could want: location, amenities, and PLENTY of space!

I recently moved in. I rented what the the rental office said was available and it is smaller than what I needed but very affordable. One of the office reps is excellent. The maintenance person who I think is in charge is excellent.

Been living here for about 6 months. Decent complex wish they would of upgraded my unit before moving in. Also when it comes to certain repairs it takes a while to get them done. Other then that the staff here is nice and make sure whatever you need done in/for your unit is taken care of.

The maintenance men are very helpful; always quick to come and fix the problem in a timely, efficient manner. The office manager is very kind and helpful as well.
This has been the best yet to come best service best apartment . The workers are very respectful. Anything that need fix they come no matter the time
Apartment are old but some of them are renovated with the granite kitchen and the top surface of the restrooms. Balcony has a nice space for storage, but the rooms doesn’t have enough storage
Application was easy and Ursula was VERY friendly and helpful! Very nice townhome in a quiet and clean neighborhood. I love that it has a gym and dog park.
I love my community. Especially the staff here at lincoya bay. I was sick and had a bunch of items delivered and wasn’t there to pick them up; the staff not only went out of their way to help. They kept all my things with them in the office until I got out of the hospital and picked them up. I appreciate them so much more. Thank you lincoya staffs
Moved in Sept. and staff here has been amazing. Whenever I put in a maintenance request or call the office for anything they are quick to respond. Only problem is I wish they fixed and upgraded my unit before moving in. A few things in my unit need to be replaced/fixed.
It’s been great. Property manager is great as well! The location is awesome. The place is great and I look forward to being here for a few year.
It seems like Morgan Properties is at fault for the issues I do have here, namely management staff changes every few months and maintenance is super disorganized. My apartment was supposed to have some amenities that it doesn't have. My partner and I are constantly having to resubmit proof of renters insurance/ESA paperwork to the new managers that come in, and they have tried to backtrack and charge us months worth of fees based on these things before. They also mishandled our security deposit without our knowledge, and so they surprised us with that charge like 9 months into our lease term. Maintenance is slow and disorganized, they never call ahead so I don't know who is in my apartment when or for what issue. Overall I don't really recommend the complex due to disorganization and lack of communication.
I've been here for a year. The staff has always been nice and any maintenance requests that I have are handled promptly. Because of this, I was happy to renew my lease for another year.
This complex is nice. The property manager is a gem, the maintenance crew is awesome. The location is great. Love the smart home features as well

Very quiet neighborhood. Pretty close to everything. Office staff is friendly. Free high speed internet. No kids hanging out all the time. Parking could be better however u can pay for a designated spot!

It’s very nice and secluded. Move- in was very easy. The office made sure they had everything ready to go and was in my apartment quickly ! Maintenance is always there. I was locked out of my apartment the first night ( I forget the code) and they were here within minutes. Overall my experience here so far is going great !

When I first moved in things were great but changing companies and management all the time has allowed things to go south. I wish things were better
Took a long time for the process and the apartment was not even ready. The are holes throughout the apartment and the vent are dirty as well as the baseboards are falling apart. Kind of wish I went somewhere else. Definitely not worth the money at all. Will not be renewing my lease
The townhomes are very spacious and private. I love how private the bathrooms are. We have lots of closet and storage space. Love the smart technology.
I like living here so far, the neighborhood are safe and friendly, and we have supermarket 10 minute away walk, and Krueger six minutes driving so the place is very strategic. I like that we are living nearby the Lake. The gym are small, but very cute and the community room is very nice and it’s open from the morning until 10 PM which is very nice. The pool is dirty and they close ir for maintenance very often which is bad since we paying $75 every month for that. I like the other amenities because it’s friendly for kids and pets( playing area). The apartment we are living is very nice. I only wish that they renovate the kitchen and the restrooms, because they are very old. I hate that we called the maintenance more than six times the past two weeks to fix the sink leaks and the garbage disposal, even though they are very nice and quick, but just consider the fact that we lived only for three months here and had terrible issues.
very nice living here i am very happy for my choice in my new home. It seems to be very quite at times I feel safe and I feel that my needs do get met as required here from maintenance and the office staff.
I love the vibe and how everything is just chill. Maintenance is always available whenever you need. There are some minor issues like someone smokes sometimes outside my door which makes my apartment smells, but other than that great place to live.
It’s wonderful! Very nice community! And our Property manager ms. Towanta is a GEM! She’s so awesome!! I’m very happy with my choice in Lincoya bay!

Me and my family moved in in March. This is the quietest place we have lived. Lincoya Bay apartments are very peaceful. The fact that is right down the street from Percy Priest Lake was a plus for us.

In the 2 years I've lived here, I think we are on our 5th, or 6th set of property managers. It took a year and a half for them to open the gym with hours that extended past office hours. The pool has been closed for weeks for repairs. Repairs never get fully completed. Trash is usually overflowing. I was never informed that internet was going to be included in the rent and continued to pay for internet for months when even with the new amenities fee it would have been cheaper to stop my service. So many reasons I am not renewing my lease this year.

The maintenance can be a little slow to complete tasks sometimes, but overall the complex as a whole tries their best to resolve issues and the renovated apartments are very nice. I love the new appliances, flooring, etc. Plus the price for rent is very reasonable.

This a decent space. Nice area and location. Minutes from airport and not too far from Broadway. Quiet area and a nice size for pets. Plenty of space.

Unprofessional and unorganized. Front office is rude, nothing is fixed or worked on properly. Dog poop is everywhere all the time. Break ins every night
