The apartment gets so hot to where we can’t even be comfortable and when i called to complain they told me to turn my ac on (which i tried to tell them has been dripping all winter so im scared of mold) then hung up on me. roaches within the first few days. was using the bathroom stood up and there was a roach in the toilet. painted over spots on my ceiling when i requested maintenance to check for mold. water came pouring in our window at 5am from a storm and EMERGENCY maintenance didn’t come for over 24 hours. and we were told to wait for the “carpet people” to come which they didn’t for almost 2 weeks to fix our wet carpet which i had to figure out myself. water is too harsh due to rusty pipes. our tub was promised to be done by the time we moved in and it was never done (we lived here for a year already) and the office is filled with attitude. you have to pay $5 for your friends or family to stay pass 9pm or they get towed. pool was never opened nor fixed. doors to apartment building are always broken so anyone can get in. save your money and time and apply somewhere else .

Dominica is a great leasing agent. She was attentive to every question and concern I had prior to move in and did her best to have me moved in by the date promised!! Even after move in she assisted me with entering a work order and checked in on me to make sure everything was all good. I have no complaints.
Been here about a year I never experienced living with a rat until I lived here and when I let management know about the issue they acted like it wasn’t a big deal and told me to come back next week. They never dealt with nor address the problem but will happily overcharge you for rent and tow your car without warning. This has been the worst living experience of my life if you are a first time mover avoid this place at ALL cost.
I would give them NO STARS! This place is a dump! They charge market rent to live in this dump. They don’t show you the apartment until the day before you move in and the place is nasty. Don’t rent from them.
The management is terrible. They do not communicate effectively with the tenants, apartments have caught fire, flooded, lack of heat in the winter and they are money hungry. The pictures does not match the apartments and they overcharge for poor quality apartments. There is no such thing as maintainence and you are better off saving your money. This is not what anyone who lives here signed up for.
My apartment caught fire 2 months ago due to the horrible security and maintenance. The doors to my building never locked which allowed ANYONE in the building. Due to that it resulted in arson. My insurance has been reaching out for over a month and still haven’t received any response from “management”. When I say this has been so stressful… please don’t give these people your HARD EARNED MONEY
The office staff is really helpful UNTIL YOU MOVE IN.As soon as they got the $2500 to move in, nothing. Maintenance requests go unattended. My refrigerator has not worked properly since I got here, it is basically a cooler that will keep things kind of cool but won't make anything cold. I have to freeze gallons if water and put them in the fridge so my food and milk don't spoil. I was told if the fridge is running, they won't replace it. My heat doesn't work and its winter time. Took a spike in electricity and got a space heater. They don't plow or salt the parking lots or walk ways. Everywhere smells like marijuana. My air conditioner has never worked and now cannot even be plugged in. I was told to call in April when air conditioning is a priority. Theres trash literally EVERYWHERE outside. The dumpster area is always over flowing and gross.People egg our buildings and the eggs just sit there until the weather gets rid of them. Can't have visitors because so many people live here that are not on leases (so they don't have a parking sticker) use all of the visitor parking and the one thing they are 100% on is you will get towed if you're not in visitor parking. The visitor areas have the same cars in them for days/weeks at a time. Theres laundry in my building but only one of 4 machines work and 2 of them are full of moldy water. I've seen mice in the hallways. 0/10
Buildings are very dirty and do not seem like they are ever cleaned , or even sanitized with COVID going around. Parking lot is very bad & should be paved. I sure they have the $ to do so.
I am in awe that they are advertising these pictures as such. It looks NOTHING like this anymore. These apartments have went completely downhill. I lived here for a year. It is a dark, stinky dungeon in here. Several things broke and never got repaired correctly. Came home twice to my dog mysteriously being placed in the bath tub and a few things of my stuff moved around.. so that obviously tells me they entered my apartment without my consent or knowledge.
Tbvh, believe all of the reviews given. I saw the negative reviews and still went ahead to apply and I regret it. The customer service has to be the worst I have ever come across so yes, they must have taken a bunch of bums off the street and hired them. My experience was so bad that I will let them have my administration fee and keep looking for other apartments. I was approved for an apartment, paid the administration fee and got an estimated move-in day that was pushed forward like a week. It's finally the week promised......again and I have been trying to get in contact with my Leasing specialist so she can keep me in the loop but I keep calling the office and no one picks up. Finally, someone does pick up and she was very rude to me. I was very angry so I went off about how their customer service is bad and they should work on it. The leasing person I spoke to (her name is Cat) continued talking over me without acknowledging what I was saying. I later called her out on it and she pretty much told me I was ranting and throwing a fit. She never explained why no one communicated to me and neither did she acknowledge the fact that I was angry. The apartment complex is really nice (at least from the tour I took) with nice amenities. It's really too bad that their office staff lack customer service and great communication skills. Please do not apply if you do not want to be frustrated or have someone rude to you.
I just move in 7/29/19 and I’m about to break my lease I will not give my hard working money to these lying folks you not go rent me anything everything falling apart and it’s not cause by me

I love it here. The staff goes above and beyond. The apartment I moved in was beautiful. New carpet and appliances. Extremely clean. I just regret I didn't move here sooner. I will definitely recommend this apartment community. Keep up the great work.

I just moved in and I can't wait to finish my 1 year lease to move out ! They cut off water without emailing/calling the residents, they use tenants electrical power outlet to do the tenant's apt work. They lied about their renter's insurance partner! They tell you it will cover disasters such as flood and earthquake! This insurance website shows the earthquake coverage is only for California residents and they don't cover damage done by flood. You'll be losing everything and buy them again by yourself! Their lease says once a month maintenance will come to the floor to clean up, the floors, hallways, stairs are dirtier than your toilet bowl and smell horrible! THEY LIE WORST THAN SATAN ITSELF ! MOVE IN AT YOUR OWN RISK ! I don't know why they have the title "Manager " ! A 10 year old would do better job and, behave better than them ! Unprofessional and incompetent, NEED PROTOCOL TRAINING !

If you do not care about you life move in. Poor management, poor maintenance. Whole building infested with mold and mildew.
Management is the worst! They must of pulled some incompetent bums off the street. Also if you want to freeze in the winter and have not water then this is the perfect place for you. Here we are in February on day 5 with no heat and no water and management won’t communicate with the residents on when it’ll be back on. DO NOT LIVE HERE!
The management of this place is horrible and the people in the office have attitudes out this world. Like if u don't like where u are working than quit. I can't wait to move from over here when my lease is up and I will not recommend anyone to this place and I'll let it be known to not live here
The New Colonies is a great first choice apartment whether you’re looking for a new start or just getting out there on your own for the fiest time I highly recommend. The pros of The Colonies was that the application was easy, you’re just aboit automatically approved for an apartment as soon as you walk through the door which is always great! They do a great job of keeping the grounds clean but slack a lot when it comes to keeping the apartment buildings clean. This is a non smoking complex, if you smoke any substances this is not a place for you, also dont be late on your rent. As soon as you’re late they’re posting Eviction notices on your door for everybody to see. The apartments are on the smaller side which isn’t good if you have a lot of stuff. Overall it’s an easy place to get in, and it’s even easier to get put out. They are honestly all about money, and as soon as you fall behind or something comes up they’re ready to replace you with the next new tenant. Overall, great first apartment if you’re responsible.
They are scam artist! Took my application fee and claimed there was an issue but my credit score is at 620 (not the best but better than average) and I make over 35k per year and that was well over the criteria. They denied me with no valid explanation and completely wasted my time. The girl candy in the office has a real stank attitude and the the manager is some wanna be know it all. Glad they did deny me from all the other bad review on here, I just wanted to give it a try.
This place is horrible do not move there. Apartments are nasty management is rude and unprofessional. They just want a sell. I seen a roach in the unit. Bathrooms are so dirty even the toilet still have yellow pee stains in lnside. Management did not resolve the issue they were getting angry with me !! DO NOT MOVE HERE PLEASE ADHERE !!!!

When I moved in back in 2014, it was a nice place. Repairs were immediately resolved, and during snowstorms the lots were quickly cleared. That all changed when this new company took ownership a couple years ago. They ignore service requests. The bathroom ceiling fell down on us and flooded our apartment with black, nasty water. (The toilet upstairs was flushing into our ceiling and they ignored my constant complaints that I was scrubbing mold off of the ceiling every day.) Our dishwasher did not work for the last year we were there. Once, our doorknob broke from the inside, and they did not show up to let my husband out of our apartment for HOURS. If there had been a fire, he would have died. During an epic snowstorm, no one came to clear the lots or spread salt until the evening, leaving us all trapped in the building. None of us had shovels or salt, because we were paying the New Colonies to provide that service. Pretty much everyone in my building had to miss a day of work, because we couldn't get out. The stairs into the building were one giant hill of ice. Young men in the building helped carry out an elderly lady. At least the neighbors were nice. We all got our garbage cans, pots, pans, shoeboxes, etc, and dug out each other's cars. When we moved out, they held our security deposit for four months despite several phone calls and visits to the office. We kept getting weak excuses for the delay, and promises we would get it in a few days. We sent them a notice that we were initiating legal action to sue them for twice the amount of the security deposit, and it showed up in the mail two days later. Avoid. Avoid. Avoid.

I lived there for a few years, but moved to another complex after my last lease. The office is notoriously unhelpful. If anything breaks or falls into disrepair, expect to have to call them a dozen or more times before they show up. Maintenance will likely have to come out 3 or 4 times to fix a problem. By the time I moved out, an appliance had not been working for months and they were ignoring my calls. They ignored a mold problem until it became so egregiously bad that they could no longer deny it. In the event of heavy snow and ice, the lots will not be plowed until late in the day, if they get plowed that day at all. There was one memorable snow storm where myself and my neighbors were out with shoeboxes, garbage cans, etc, anything that could serve as a shovel. (When you live in an apartment that is supposed to provide that service, you don't expect to need a shovel or salt.) For a few days, the steps were literally a hill of ice -- to go up and down the steps, you had to grip the railing with both hands and slide. The lights in the hallways and outside work... sometimes. It's uncomfortable coming home at night because the lights are not always on, and you are walking through a dark parking lot, entering a dark building, and walking down a dark hallway. The apartment was constantly moist and the walls were soft with water damage. They have been painted so many times that they are cracking and bubbling under the weight of all of the paint. The carpet is thin and worn, and the thin faux tile in the kitchen tears and warps easily. Don't be fooled by the beautiful model apartment. It was very nice at first, and I really enjoyed the first few years there. However, the new company that is managing the apartments is raising rent and decreasing services and it is no longer worth what you will be paying. I recommend looking elsewhere. The only positives I can think of: the pool is nice (although open with limited hours) and the fitness room is well equipped. They do not counter-balance the problems.
I've been here since 2012 and they've gone down hill! The place is dirty and nasty. The new management does not do anything but collect a check. The staff is rude and unprofessional. They don't bother to even look up and say hello when you walk into the office. If you need anything, don't ask because it come across as you're bothering them. The hallways still have the same dirty, nasty carpet from years ago. The laundry room areas are always dirty and dingy. This place is a real dump!! Overpriced and needs to be torn down!!
Rude staff. Place is dirty and never clean. Over priced dump!! Has been for 2 years now. Roaches in hallway and smells bad. Washing machines in laundry area never works properly. I can't believe Corporate isn't doing a better job of staying on top of them. It's all about quantity not quality! This might as well be the projects.
Im new to Illinois and I was looking for somewhere nice to stay. I called to try to set up an appointment for viewing and the agent Diane was extremely rude! If I can't even get passed a phone call without having to deal with a rude member of management, then I'll take my rent elsewhere. I'm absolutely disgusted by her attitude and impatience.
My wife and I moved in September of 2015, into a 1 bedroom. I must say, we've had not one issure with anything. The landscaping is always up to part and the maintenance staff is very polite. Our lease is coming to an end but, we're hoping to expand into a 2 bedroom.
I have been living here for awhile now. This new management took over and EVERYTHING went downhill now. The property is very dirty. There is no housekeeping. They have the nerve to ask the residents to help clean the building. The laundry facilities stay dirty. The old management had housekeeping come to clean the building 2-3 times a week and they had security patrolling the area and maintenance people on the property. This new management is so cheap they got rid of the housekeeping and maintenance staff but they continue to increase the rent. They have not updated ANYTHING in the apartments to justify the rent. When it snows the parking lots are not plowed until the end of the day IF they come then. (which does not help working class people get to work so they can pay this outrageous rent) The apartments are small. The rent is way too high for the service you receive. They have a spider problem as well. When you have to call in a work order you have to call several times. They sent a notice saying a leasing agent is assigned to each building and you are suppose to email them. However they NEVER respond to the emails. They don't return calls. They barely answer the office phone. I hate it here. Don't be fooled by the apartment model they show you. If they change management MAYBE things would get better, However they have lazy staff in the leasing office now. There is NO accountability. If corporate reads this PLEASE change your management and leasing staff. I never realized how good we had it with the old leasing management until this new management took over. Stop increasing the rent on the existing tenants. Start CLEANING the buildings, keep up the grounds and parking lots. We don't want to hear its a large property and there is not enough staff. We pay more than enough as it is. Get better employees.This was never an issue with the old management. Keep the place exterminated. Keep up the laundry areas. I just want the facilities and halls to stay clean. Work orders to be completed in a timely manner. Return calls and answer the phones and don't be rude. Is that too much to ask? Oh and if you stop leaving the cleaning of the buildings up to the leasing agents and tenants ;HIRE HOUSEKEEPING it wont be so dirty.

The old management had housekeeping come to clean the building 2-3 times a week and they had security patrolling the area and maintenance people on the property. This new management is so cheap they got rid of the housekeeping and maintenance staff but they continue to increase the rent. They have not updated ANYTHING in the apartments to justify the rent. When it snows the parking lots are not plowed until the end of the day IF they come then. (which does not help working class people get to work so they can pay this outrageous rent) The apartments are small. The rent is way too high for the service you receive. They have a spider problem as well. When you have to call in a work order you have to call several times. They sent a notice saying a leasing agent is assigned to each building and you are suppose to email them. However they NEVER respond to the emails. They don't return calls. They barely answer the office phone. I hate it here. Don't be fooled by the apartment model they show you. If they change management MAYBE things would get better, However they have lazy staff in the leasing office now. There is NO accountability. If corporate reads this PLEASE change your management and leasing staff. I never realized how good we had it with the old leasing management until this new management took over. Stop increasing the rent on the existing tenants. Start CLEANING the buildings, keep up the grounds and parking lots. We don't want to hear its a large property and there is not enough staff. We pay more than enough as it is. Get better employees.This was never an issue with the old management. Keep the place exterminated. Keep up the laundry areas. I just want the facilities and halls to stay clean. Work orders to be completed in a timely manner. Return calls and answer the phones and don't be rude. Is that too much to ask? Oh and if you stop leaving the cleaning of the buildings up to the leasing agents and tenants ;HIRE HOUSEKEEPING it wont be so dirty.
I was a working homeless parent when I inquired about any availabilities at The New Colonies apartments. I looked at several other places before with no luck. New Colonies was my last hope. I went there an hour before closing and talked to someone, I told her my situation and 30 mins later I had an one bedroom apartment someone just moved out of. A week and a half later I got the keys! The apartment as a whole is great. It's a bit on the small side especially the bathroom, no lock on the bedroom door. No bottom lock on the entry door. You can hang things on the walls and in my building we have a laundry room that's always vacant.
I would defiantly recommend this site it was so helpful and so easy to use. My apartment is a large two-bedroom with big, beautiful windows and carpet throughout. Both bedrooms have large wall to wall closets. It has a nice sized kitchen with a ceiling fan. It is very comfortable for family and friends to gather for celebrations. I have lived here for six years and plan to make it my home for years to come!
Hi. I am Monika Thomas. I currently live in the New Colonies in Steger, Illinois. It is a wonderful complex to live in. They have all of the amenities that you could want in an apartment setting. You have a gym, laundry facilities, a banquet area, pool, park for the kids, numerous grills to bbq. All of this plus more like different activities they have throughout the year for thw families and kids. The rent is pretty reasonable for everything that is included.They also allow you to have pets. Which in alot of apartments they do not accept pets. So that was a definate plus. Overall it's a wonderful place to live in a nice neighborhood. You can't beat it.

The apartments are as nice on the inside as they look. Wall to wall carpet, Large walk in closets, dishwashers , and air conditioning, bathroom are spacious. Exercise facility with the latest equipment, modern community room with wi fi , volleyball area , and picnic area equipped with grill 24 hrs security .Apartments are reasonable
They would change things up without a notice. Need to improve on lil things.
My wife and I have lived at the New Colonies for approximately 4 years. Since then we have added 3 children to our family, in which case, we have moved from a 1-bedroom to a 2-bedroom and are currently looking to move to a 3-bedroom apartment. The apartment complex is a nicely landscaped cluster of semi-new looking buildings. Upon arrival we were greeted with lush greenery, an over abundance of parking on a fresh blacktop lot, a seemingly newly renovated children's playground, multiple decorative ponds, a decent sized fenced swimming pool and enough grassy common areas to resemble a camp site. Upon signing our 1st lease with this property, the office staff were very helpful in answering any questions, addressing any concerns and making us feel welcome. Entering the apartment was standard as far as 3 stairs up the landing to the exterior door which was equipped with an intercom/buzz-in system which I found particularly helpful as a controlled access mechanism. After entering i saw a staircase covered by worn, stained carpet that had not been cleaned or replaced in a great deal of time. I noticed the "apartment" smell. Everyone knows what the "apartment" smell smells like, and it's not pleasant. When climbing the stairs to my unit level I took note of the fact the the railings were weak, and moved a little as I rested my hand on them. There was a fire door blocking the hallway entrance to the units. Upon entering our unit, the "apartment" smell faded and was replaced by the smell of fresh paint, which I found to be pleasant..(don't judge me). The carpet which was a light brown, low-pile variety that was considerably dingy and stained which put me on guard. The kitchen was furnished with newer looking appliances which added to the units overall appeal. The bathroom was small but made good use of its' limited space. The tub was freshly surfaced and caulked and the storage closet was a nice touch. Both bedrooms were covered with that same rough, dingy, stained carpet, and only the master bedroom had an air conditioner(aside from the living room). It was strange to note that none of the rooms in the unit aside from the kitchen and bathroom had lights at all. Some of the things that my wife and I found that were not to our liking, were the fact that none of the bedrooms had locks on the doors, the unit stays hot in the summer and hotter in the winter, so we have to keep the AC running year round, and our inability to install a security chain on our entry door.
