Having lived in Tanasbourne and Orenco for 15 years, I have seen much nicer quality apartments for less. If you need a garage like I do, and find yourself interested in LionsGate, choose a renovated unit. Otherwise the classic, non renovated models are so old and outdated, that it simply just doesn’t feel right living here. It seems the non-renovated townhomes are in such poor condition that it does not reflect the high cost. The staff and management are friendly and do seem professional but unfortunately the townhome is simply not nice at all. The only thing that is luxury is the lobby. The grounds are well-kept for the most part, and also very friendly for kids and pets with parks/trails nearby.

Good location!
Living in this apartment complex has been a blast! The location is super convenient, with public transportation and cool places to eat and shop nearby. The staff is awesome, always friendly and quick to help out. Whenever I've had a maintenance request, they've been on it. Plus, the amenities, like the fitness center and pool, make living here even better.

Great community just the parking is bad but can’t be helped. Also, I was told three years ago when I signed up that this was a smoke free area and I find where people are walking around, including the garbage company, smoking cigarettes which bother me.

Very pricey, but best place I've lived in so far. So many ants everywhere but I've heard it been bad in the entire area. Very clean and professional. The pool and clubhouse are so nice. The community activities are pretty fun. My brothers and I love the area. We have everything we need. And the park is right up the road.

Its been two weeks ago we moved in to Lions Gate South apartment. And we have enjoyed living here so far. Its safe and secure complex. Nice location and convenient to get anywhere to work, grocery stores, parks and church.

Maintenance is friendly and effective. No return visits for failed fixes. Front office is friendly but less effective. Whoever is running the show is B league. Parking has ALWAYS been a problem. (by design)

Been here 5 years and have no plans to move out. Friendly and helpful office staff, maintenance is always responsive and the area is well maintained, well lit, and overall feels very safe.

Can't receive mail here
What kind of apartment complex doesn't have mail delivery? This one. And when you go out to get your own PO Box to receive mail someplace less than 5 miles away, you only get reimbursed part of the cost. Too many other apartment options to put up with this.

In regards to the complex, most of the time it is clean. Location is convenient to a lot of restaurants and shopping. Management staff needs training in regards to how they treat their residents.

Overall, Lionsgate is a wonderful place to live. It's right down in the middle of many shops and stores. The property is well maintained and always beautiful. Neighbors are very nice! The only downfall to maintaining the beauty is the leaf blowing every Tuesday. If you are a night shift worker then it makes it difficult to sleep, even with plugs. Small price to pay for such beauty though.

We love the community. The apartment was well maintained and cleaned. The leasing process was quick and all online. We feel safe and at home at LionsGate. The community is beautiful and everyone is very nice. I particularly love the attached garage. I will highly recommend it to anyone.

Applying here is super easy! From the tour, application proccess, to recieving the keys and finally moving in i can say 100% breeze walking jn the park is harder then leasing here lol and the staff super friendly

Not as advertised
I have lived here just over a month and so far I have had a recurring problem with ants, missing mail, and "amenities" which are only open during work hours. Absolutely disappointing to say the least.

From the very beginning even before I was a resident at Lions Gate South I was extremely pleased by the professionalism of the staff. Because of how understanding and professional they were it gave me more reasons to become a resident. Now, that I am officially I have no regrets on the decision I made by living here!

2536 Northeast Edinburg Drive My husband and I love living in Lions Gate! The location can't be beat - shopping, trails, parks, restaurants, movie theaters, and entertainment options are walkable. The apartments are well maintained, quiet, and comfortable. Management is friendly and responsive, and we've had a pleasant two years living here.

This is my second time living in a townhouse and I am loving the experience. Especially during these times, it was nice to have the ability to have a dedicated work space and still room to live. I like that the complex is quiet and so close to everything.

This is a wonderful place to live. Management is great, the maintenance team is efficient and awesome. We have lived here almost two years and love it. Its a great walkable area, with a park and walking trail very close. Our townhome has a wonderful layout that has definitely made staying home these many months of covid much easier for school and work. We highly recommend living here to anyone we know!

We just moved in to Lion Gaye South the process was made very easy; from the tour to receiving the keys. The management team worked with our schedule and their were no surprise issues. The neighborhood has a great vibe and we already love living here!!

I have lived at Lions Gate South for 6 years. I have moved from a 2/2 unit to a 3/3. I love the location and the layout, but most importantly I feel safe and my requests are always met with kindness and efficiency.

Hope you like earplugs
This is by far he loudest most expensive place in Hillsboro, the pool which happens to be the gathering place for the loudest people in the community never leave , the neighbors who happen to work for the apartment complex play loud obnoxious music for hours on end and loud enough to hear every word , nothing is enforced but they want a kings ransom for monthly rent , this is the worst place in Hillsboro I wouldn’t let my worst enemy live here

Future renters beware of Lionsgate South
Beware of lionsgate south they will nickle and dime you on everything after you move out. Consider your security deposit goodbye. I suggest you look elsewhere, just speaking by experience while staying there. Also, parking is horrible if you have guest over. If I had a option to give no stars, that will be my overall rating about lionsgate.

Nice, Safe and quiet
We've only only lived here a few months but love it already. It's a great family/pet friendly and quiet residence. They even changed the light bulbs for us when they went out. Any concern has been addressed immediately not that there have been many. So far I definitely see us living here until we own our first home. They even have community events like summer bbqs , which is great when you're new to the area like we are and interested in meeting your neighbors. Only advice I would give is to not live near the pool, maintenance (ie : leaf blowing and other up keep) can make sleeping in with the windows open somewhat difficult. However, ever since the end of the summer it hasn't really been an issue.Its a bit overpriced. But so are most rentals now a days. Over all I recommend Lionsgate to anyone looking for a home.
