The collection of neighborhoods that make up West Omaha imbibe the area with a laidback, family-friendly atmosphere. Quiet suburban streets, well-maintained parks, and busy shopping centers and malls all combine to make West Omaha a popular spot for anyone looking to experience the relaxed nature of suburban living in the Midwest.
Village Pointe and Oak View Mall will keep kids and adults entertained, and there’s also two popular golf courses on the eastern and western boundaries of West Omaha. Renters have an incredible choice of apartments and homes here, as most properties are housed along peaceful tree-lined streets. Downtown Omaha is just 15 miles east, so while you enjoy the tranquility of the neighborhood, know that the buzz — and conveniences — of the city isn’t far away.

Property Ratings at LionsHead Apartments
It’s best to find an apartment elsewhere. My apartment has been fairly clean throughout my lease and there’s ants and rodents entering my space when everything inside is of no access. Entering my apartment gets difficult, it’s not AC controlled and gets either hot or cold inside which can be a problem for disabled people and people with less mobility going up and down from the third floor. The staff is rude except for a few and they take weeks to get repairs done. Also the amenities are trash, you do a lot better somewhere else.
The apartment was not clean when I moved in. Fridge was leaking, cupboards wouldn't open, light fixture broken. Office person literally said, "well whatever" when I turned in my inspection sheet at move in detailing all that stuff. Many of these problems were still there when I moved out as maintenance did a terrible job "fixing" things. Heat went out one winter when I was there. It was during the week, but the person in the office had called in sick. No one answered the phone or checked messages and I left many. When someone finally called me back the next day, they were very rude about the whole thing. Said if there was any pipe damage or anything due to not having heat I would have to pay for it (there wasn't). It still took maintenance all day to come over to fix it. Theft was a major issue in the complex as well. They were regularly sending out emails about vehicles being broken into or stolen and urging us to lock our cars. While I never had any problem, this did not make me feel safe in my community. I ended up breaking my lease to move out of town for work. They were incredibly rude in the office when I told them about moving out. I was supposed to give 60 day notice but did not know that far in advance that I was taking a new job. Once I moved out they tried to charge me for things I had said were broken at move in. I am still fighting them on that. The only person who has been remotely helpful has been their collections person who is working with me on a payment plan for the rent from breaking my lease. After several months, they have still not rented the apartment. The only good thing about the apartment is the amenities. But they are not worth the bad management.
I have lived here for over a year, and I have enjoyed my stay, The stairways are pretty much the only thing I have to complain about. They are messy and get cleaned not often enough but when they are cleaned the cleaning crew does a good job. If anything breaks, they get to it quite quickly which is one of my favorite parts about Lionshead.

I have lived at Lionshead apartments for 18 months, last year due to the pandemic, I think allot of places and businesses, did the best they could, this year I see the pool furniture is great! I see more outside work being done, and I have never had any bad issues here, I love the controlled access, plus the extra security at night, I truly think Jasmine and her staff do a great job! keep it up, Jasmine wants to be on top of everything and she does a great job of it,
