Management changed this summer and the new team is excellent. Friendly, knowledgeable and will treat you right. Beautiful spacious apartments with nice views and all of the in-unit amenities you want. Stunning rooftop too! Perfect downtown location. Close to lots of shops, restaurants and shows and also close to the highway for when you need to go a bit farther.

11 Marche is an amazing place to call home! I've lived here since November of 2021. I'm in the real estate industry, so I tend to be very particular about where I live. Our apartment here is gorgeous, and the price is fantastic. The location and walkability of the neighborhood is second to none. Jared, the on-site manager, is extremely personable, responsive, and readily available to handle any issues that may arise. Maintenance is quick to fix things both in the apartments, and in the common areas. The garage is secure, and I love that we have a bicycle repair station and a pet-washing station. Overall, I'm so glad I chose 11 Marche for my home!

I have been living at 11 Marche a little over a year and it has been a positive experience. The apartment is in a convenient location downtown, near the highway (not too loud), the light-rail is across the street, near a grocery store/pharmacy and about 5 minutes from central downtown. The apartment itself is clean and modern. Jared (leasing manager) and Ted (maintenance) are a delight, willing to help answer any questions and clear up any maintenance issues quickly. Jared always has a treat ready for your dogs, and will make you feel welcome when you come in. Jared has made sure that "Mask's required" signs are up, per Multnomah regulations, ensuring the safety of tenants, which is always appreciated. Although street-parking is limited and garage parking is expensive, parking can still be found. Please be aware the apartment is near downtown and next to PSU. There is a large houseless crisis in Portland, like any other city in the U.S and many youths. If you park in the street, make sure you take your junk out of the car and you have less chances of your car being broken into. If it does that's what auto insurance is for. We park on the side of the road and don't have issues. In my opinion the location of 11 Marche is safe, convenient, and comfortable.

The only reason it's worth living here is because of the great deal we got moving in when the building had less than three stars. Completely overpriced now. The management of this building is the issue. The JLE Properties company that owns it is not only greedy, but willing to keep irresponsible and incompetent employees on board in charge of their properties. Cute and convenient location though.

I recently moved to Portland and walked by 11 Marche Apartments and I liked the building. The leasing manager was in and kindly showed me an apartment without having an appointment. Jared, the manager was friendly and helpful, gave me a tour and answered my questions. The building is quiet. The apartment was spotless. I love that I have a bay window that looks into tree tops. Great fit for now!

Amazing deal with the 3 free months! Been here for just over a month and loving it. Awesome location and super great building. Management is superb, Jared helped us tremendously when first moving in and Ted is outstanding with repairs and maintenance. 10/10 would recommend to anyone.

This building is really nice; gorgeous units and the building itself is clean and what one would expect from new construction. It has good access to a lot of downtown and PSU. Still, I can't recommend this building. There is almost never someone in the management office. The day we moved in, we were waiting on a call back to be let into the building, and a resident said "Oh, are you looking for management? Good luck". That was the recurring theme throughout our time at this building. This isn't a huge issue normally, but seeing as they also rent units out for short-term rentals / AirBnB style rentals through Barsala – something that they never openly disclose to you, so you don't realize why so many people are coming and going, despite it being such a small building – you figure out you're sharing the space with more hotel guests than residents. It becomes an issue when people are crowded outside trying to get in and always asking you "how it works." How much does this absentee management company care about its residents? They posted one notice to our door throughout the entire COVID pandemic, and it was about a change in payment platform. No signs regarding masks, no emails to let you know they're sanitizing common areas or taking any extra precautions. I'd suggest reading the negative reviews of this building, because I've found most of them to hold a lot of truth. Another thing to note, though this isn't really the building's fault: parking is extremely limited – as is the case with a lot of downtown – and if you do find a spot, your car will be broken into (ours was, twice). If for some reason you need to be living right near PSU, maybe I'd suggest giving this building a try of your own. Otherwise, you can do better.
I recently moved out about a week ago due to me relocating to Texas. The manager, Parker, was EXTREMELY nice and very responsive to all of my needs. Management will do anything in their power to make a resident feel at home. If i ever move back to Portland for whatever reason, i will be going right back to 11 Marche. I would recommend this lovely place to anyone. Thank you TEAM 11 Marche.
Currently living there right now. Don't bother with this apartment complex if you have anywhere else to live in this location. Two weeks after putting in our 30-day notice we were told that we were going to be charged with an extra month because they couldn't find it on file. Good luck trying to receive a package because they just leave all of them out near the front office or by the mail room which is conveniently right next to the main door. There is no safe place for them to store your packages. If you're a fan of waiting for a month for maintenance then this is the place for you. If you try to communicate with the infant that runs the front office you will just be told to wait until he hears back from head management. And half the time he forgets what the original topic was when you get back to him the next day. And usually concludes with the statement "I don't know I'll ask heather." Heather this the mystery woman that runs this complex. I don't know if it is just the Portland area for apartments but I have never been treated so poorly by any other complex in my entire life and I've been living in apartments since I was born. You definitely get that chicken in a coop feeling. Hope this helps because now I'm in a tough spot, and I definitely would not wish this place or feeling upon anybody else. Not even my greatest enemies.
