Property Ratings at Live Oak Manor
I have lived in TONS of old/historic properties, even on the bottom floor, and have never encountered the amount or level of noise that I have while living here. That said, it's not the building but the lack of quality in the renovations that were made. As the other reviews state, you clearly hear every single noise, movement or conversation your neighbors make. And if you're (un)lucky enough to reside in a bottom floor unit then expect to be in a constant state of anger, exhaustion and frustration that you're spending the money you are to be steadily driven insane. There is also zero storage space in the kitchen so be prepared to purchase your own cabinets or to store your pantry items or dish-ware in the bathroom (which has way too much storage). I have 9 months left in my lease and I'm anxiously counting down the days until I can move out. As a side note, the current management group is amazing so maybe look into renting from another one of their properties instead.
The apartment style is very beautiful. It’s modern and chic BUT there’s much more cons than pros of living here. If you live downstairs, you will hear EVERY step your upstairs neighbor takes in EVERY room. I can hear my surrounding neighbors conversations and I could join in if I want to. It took me months to get a gated parking spot when I first moved in and there’s random lingering people who come up to me when I’m walking my dog asking for money. Now we are experiencing a roach infestation! I keep the apartment clean but that didn’t stop them for taking residence. So if you value your sanity, please avoid this property.
Living at Live Oak Manor has been an absolute nightmare since day 1. My unit was uncleaned when I moved in. The complex is infested with cockroaches. I wake up to the sound of gunshots multiple times a month. People smoke in their units constantly. I am extremely clean and cannot go a single day without finding at least 5 cockroaches in my cabinets, drawers, on the countertops, or running across the floor. I asked my neighbors, and they have the same problem. It is not safe or healthy living conditions in these units. I have had to throw away endless amounts of groceries due to this unresolved issue. They advertise Live Oak Manor as a “gated community” - but more often than not the gates are broken and left wide open. This lack of security allows the local homeless community to hang out and swim in the community pool. I love looking out my window to that view! When I moved in, the floors and counter tops were covered in paint splatters, nails, screws, painters tape, dust, dead bugs, etc. I asked Indio to clean the unit, and they did not have availability until the following day so I had to do it myself to proceed with moving in my furniture while I had the rental. Be prepared to delay your move in date by a few days, or come ready with cleaning supplies on your move in day.
I have lived in lots of apartment complexes, but living here has been one of the least pleasant experiences I’ve had at an apartment. I’m fairly certain that the building was not constructed or renovated properly because the walls and floors/ceilings seem to be paper thin. I can hear my neighbors’ conversations, tv shows, dogs barking, babies crying. I can even hear them singing in the shower. I can hear every foot step that my upstairs neighbor takes, even the slightest tip toe, because the floors creak. I can smell what my neighbors are cooking, smoke when they burn something and when their fire alarm goes off. I can also hear my neighbor’s kids running around and screaming at midnight (which happens often). Here’s my advice: if you value your sanity, do yourself a favor, and don’t move in here. Pros: - Pool is decent - Unique interior finishes - “Gated” (although the gate often gets stuck open) Cons: - Unsafe neighborhood - Paper thin walls - Shared ventilation system - No property management staff on site
