Situated in the soft hills of East Texas, Jacksonville boasts two nicknames: the “Tomato Capital of the World” and the “Biggest Small Town in Texas.” Jacksonville produces and ships large quantities of tomatoes and honors its reputation with the annual Tomato Fest held each June.
Jacksonville also offers big opportunities for shopping and recreation. Residents enjoy access to downtown shops and specialty stores, as well as vintage boutiques and national retailers. Jacksonville touts plenty of options for outdoor fun with Nichols Green Park, Loves Lookout Park, and the 1,325-acre Lake Jacksonville. The exciting Tops in Texas Rodeo event takes place each year in Jacksonville as well.

Property Ratings at Live Oaks Apartments
DO NOT RENT FROM THIS PLACE!!! Management is poor, they do not take care of this such as your leaky roof! My husband and I complained for 4 months that our roof was leaking right in the middle of our bedroom, they NEVER fixed it. Also the row of apartments my husband and I lived in were infested with freaking bed bugs! And these people had the nerve to tell us we had to pay for the exterminator! Um this was not our problem to begin with! So as if the leak by itself were not bad enough we also were dealing with bed bugs. Which by the way in order to even keep those pests under control I had to vaccume twice every single day, not just my carpet (including the stairs), but also my bed, my couch and chair, the freaking walls even! And dump the vaccume. Still with that they were showing up. We ended up having to leave the apartment leaving most all of our belongings due to being so heavily ingested and I wasn't even going to attempt to take a chance of bringing any bugs with me. My family left with only the clothes on our backs, and clothless furniture. Those apartments aren't cheap, seriously, how can you not afford to,take care of these places. They look great, but once you move in you find all the problems then its too late. Oh, and their "maintenance" is a joke. They are hired hands, not professionals. They are not licensed to treat for pests either. Good luck if you do consider moving here, its definitely not worth the crap no matter how bad you need a place to live.
I've been living here since they opened back up as Live Oak back in 2012 and they have grown greatly! Some of my neighbors have had problems but my greatest problem was with my efficiency i first moved in to it had mold growing out of the walls maintenance at the time tried to place blame on me bc I didn't have the air cool enough but for weeks I had been complaining about the air conditioner not working properly but when the manager at the time came over to see for herself how bad things were she told me I needed to get out of that building immediately so they gave me a bigger apartment for the same price of the efficiency.....turned out the whole building was having mold problems but the two on the edges were the worse bc water was on the roof seeping through the stone.... there was a shooting out here like in 2013 I think but that was a domestic dispute and he shot the gun in the air to scare the other guy, next day they were out. Some apartments have plumbing problems but they are fixing that according to my neighbors. It's only seconds away from highway 69 which has the most common places to eat but there are more places in town (mostly Mexican food) if your going to Jacksonville College it's only 3 minutes away (if you get lucky and get all green lights) probably 5 to 7 minutes if your not so lucky also college students parties WILL get u kicked out quickly [be smart] as far as fun Jacksonville is pretty small so I don't get out much but when I do I like to go to the pool hall, zip lining, club neon or when I don't have extra money to spare I just go to Jacksonville lake with friends. The greatest part about Live oaks is you can have pets! [ One big dog or two small pets]
