Located about five miles northeast of Downtown Tallahassee, Killearn includes Lake Killarney and is made up of several subdivisions, including Killearn Estates and Killearn Acres. Residents enjoy fast access to downtown while being surrounded by beautiful parks, miles of horseback riding and hiking trails, and several lakes. As the first planned community in Tallahassee Killearn was formed in 1964, when it was purchased by developers. Before that, the area was a large dairy farm. The Alfred B. Maclay Gardens State Park borders the neighborhood, offering manicured gardens, hiking and biking trails, a reflection pool, and Lake Hall for fishing, swimming, and kayaking.

Property Ratings at Live Oaks at Killearn
the apartment you tour will not be the same as the one they put you in, they don’t even fix things in the apartment they patch it up and throw the next tenant in there to fix it on their own. appliances don’t work especially the dishwasher they’ll tell you they will come fix it and they don’t. the management changes every month & they are incredibly rude!
Aminities are all broken. Pool was only opened for a month. Then closed for the rest of the year. Roaches, Roaches, Roaches. The lease is written to where they hide the extra hundred dollars in fees that they charge to your rent every month.
Lived here for almost 3 years. No help from them whatsoever. Only gotten things fixed 2x and they don’t care about the residence only money. The viewing is only for show it’s completely different when you move in. Listen to the other recent reviews they are telling the truth.
It’s a dump. They charge you garbage and sewer on top of the city of Tallahassee from a company literally called “Conservice” the trash area is disgusting! Don’t waste your time!
I have lived here for 3 years. The 1st year was great other than being placed on 2nd floor after originally being assigned to 1st floor as requested. After the new management, the service is horrible. My payments were mixed up and they were charging me more than the rent stated on the lease. The office employees are rude and does not notate anything!! My kids and I went nearly a month without AC due to poor maintenance. The apartment is run down with outdated appliances. The plumbing is still horrible. They are only concerned about your payments! I will not live here ever again and will never recommend anyone to this place.
Broken appliances, went 3 months with a broken ac, there's rats in the walls, the front office does not care about residents, there's millions of potholes and no type of grounds keeping. Absolutely poor place to live, do not waste your time or money.
I came this apartment complex and walked through a one bedroom rental. The unit had an overwhelmingly strong smell of mold. There was large dark spots all over the carpet. I would estimate this brown carpet to be 20 years or older. The smell was so strong that I could not stay in the apartment longer than 5 mins. The stove was so old it had a turn dial for the timer. The cabinets were 30-40 years old and the doors would not lay flat against the cabinet. The walls were painted over many times. This was the only maintenance that was acceptable. The concrete areas leading up the stairs and hallway were extremely moldy. They need to be either bleached or painted with garage floor paint with grit for walking. Overall, I was embarrassed that they would show this apartment to anyone looking for housing.
Thank you so much for taking such good care of us today! As a person with special medical needs, it doesn’t take much to make a routine maintenance issue into an urgent one! God bless you for being so caring, understanding and accommodating to persons with special needs! Especially during these challenging times! Thank you Mike for working so hard today to make sure we were all set and staying after hours for us! My husband and I feel so blessed because of you! It’s good people like you that make living at Live Oaks at Killearn feel like home!
The location is great and the office staff is friendlier since the management switch, but they still don't have a handle on maintenance yet and their online rent pay system has been down for weeks. The HVAC remains a persistent issue in this place. You will smell your neighbor's cooking in your bedroom, which just plain sucks. If I could close all the vents and install a window a/c I would, but they'll only let you do that when the ancient air conditioners break down. Should happen this summer and I almost can't wait. I'm tired of smelling my neighbor's pot roast.
I took a tour recently and the apartment they were trying to sell me was dirty, unkempt and smelled like dog. It didn't seem like they cleaned after the last tenant other than vacuuming. The light fixtures were crooked and I was just really disappointing. There's a small pond there with geese which is a bit nice, but honestly, I would look elsewhere. The staff wasn't very professional and didn't really seem to care. Just my opinion.

Pet Policy Dogs Allowed: No agressive breeds Well by agressive breeeds they mean Lions and Hippopotamus. I you have small kids or pets be very careful, there are lots of Pitbulls here at Cypress Point. Management knows about this, we have sent them emails and we will use those emails as proof that they were warned. Yes they know about this situation, they even had to close the office about 4 months ago for a few hours because there was a pitbull running around and they had to lock him up at the office until the owner showed up. If you think that pitbulls are lovely creatures, good for you, you will love Cypress Point.
Basically a joke. We've moved from unit to unit with issue after issue(from a roach infestation that the staff didn't foresee to kids siphoning car gas for their motorcycle). The last straw is our unit being filled with the smell of cigarette smoke from the unit next door. Nothing has been done and our issue isn't their concern.
Do not move here. While the location is nice, the apartments are run down and horribly maintained. The pictures on this site are incredibly misleading. The pools are usually green, the spa and gym equipment are not in working condition, the car wash/vacuum was removed and never replaced. Good luck getting anyone to fill a maintenance request or even answer the phone at the office. I've either had to fix stuff myself or deal with it being broken, because even after filling out several maintenance requests nothing is ever done or even acknowledged. The office staff is laughable at best, they are completely unorganized and incredibly unhelpful...even with basic tasks. I cannot wait to move out of this community, it has been the worst rental experience of my life.
You would be a fool to move to this complex. The people in the complex don't care enough to pick after them selves. The office personnel lie and do not care about anything but taking your money.
Dog friendly is the main appeal. Staff and maintenance staff are not very friendly and lots of ducks make walking nightmare
Cypress Pointe is in a great location of you need quick access to groceries and drugstores. There is both a Publix and a Trader Joe's within a reasonable walk's distance, and a CVS just up the road. There are a number of restaurants a short distance away , as well as some consignment shops and strip malls. And there's Walmart and Target a short drive up Thomasville Road. It's a great location if your access to a car is somewhat compromised. You will need to do some walking to get the mail and drop off the garbage, as both the mailboxes and the dumpster are at the entrance to the complex. This is a low income apartment building, so it's old and a bit rundown, but the grounds look nice with lots of mature trees, and there is a colony of ducks that are like the honorary pets of the complex. There is a lake right on the property but it's not for swimming in. It's still nice to walk around. And there are two pools, it's sort of unspoken that one is for the kids and the other for the adults. There are dog walking stations posted about to make it easy to deposit the poo bags, and the laundry room is clean and has new washers and dryers in it. There are a lot of cops who live here and they park their cruisers in front so it feels safe. The design of the building is quite clever for noise reduction: each building is composed of three stories with four apartments to a floor and two doors to the outside per unit, so the only shared walls are along the living areas where noise is less likely to be bothersome. The people on the top floor get the nicest pad, with a fireplace (those are only on the top floor) and no noise from above. If you live under another apartment, you will hear feet, but I'll still happily take that over noise coming from a wall. I guess the people in the middle units have it the worst as far as the ambient noise goes. Each unit also gets a back porch, and the bottom units don't have closed in railings on the porch so lot of people on the bottom floor have bird baths and feeders and such. If you need low income housing you could do a lot worse than Cypress Pointe.
Generally a nice place, but the management seems to be on the skimpy side in fixing the property. The jacuzzi has been broken for several months but they keep advertising it for new residents. When asked about plans to fix or replace it, they said that they have to get 3 quotes before they can hire someone; unfortunately though, they haven't spent the time to get the three quotes in the past three months it's been broke.
I've lived here for two years and in that time, getting anything fixed or replaced has been a real pain. The pictures they have up on this site don't look anything like what the complex actually looks like after years of shoddy repair work. There is no fountain by that pool for example. There used to be a fountain but instead of repairing it when it broke, they just planted plants in it. The hot water routinely goes out in the aprartments. For the entire two years, the hot tub has never worked. The gym has only minimal equipment, when it works and for the last several months they've been closing it down at 10PM because they haven't gotten around to fixing the keypad. The only saving grace is the location. It's right on the edge of Killearn and close to plenty of restaurants, jobs and is a relatively safe neighborhood.
