I have been here for 5 months so far and I don't know how to describe their level of unprofessionalism, lack of communication and lack of respect for their tenants. From day 1 and I'm having problems with them not doing what they supposed to do. Maintenance requests take weeks to be done. A maintenance request once took more that 2 months! Other than how rude they talk to tenants; they even tell lies. They told me we're sending someone right away for a maintenance request, then they just ignored me till they left for the day. I wonder how they still in business. I can't wait for my lease to end so I can get out of here!

Do not live here unless you want to pay an arm and a leg for no amenities, terrible customer service, and homeless people breaking into your cars, smashing windows, stealing your packages, and hanging out in the stairwells with knives. DO NOT LIVE HERE. terrible management!!!

I’ve been renting in Venezia for about 5 months now. So far I think the positives would be the location and the upgraded features in the apartments. Grocery stores like Trader Joe’s and Target are only a 5 minute walk away, the Promenade is about a 7 minute walk. The area in general is very nice but there are some negatives here also. The biggest problem that I’ve had so far is the level of noise that surrounds the apartment. The walls seem to be pretty thin since I can hear my neighbor playing piano next door and the elevator on the other side of my apartment. You will also hear the metro train since the station is nearby. I would say do not rent here if you are a light sleeper. You will mostly hear your neighbor above you if you have an apartment on the lower floors. I have not had a consistent sleep schedule due to the neighbor above me randomly stomping on the floor in the middle of the night. I have told the front office about the noise and I was told they gave the neighbor a notice to keep the noise down during quiet hours. Unfortunately, that hasn’t really helped so far and I was told I was able to transfer to an apartment on the higher floors but the rent would be more expensive. If you do decide to stay here, get an apartment on the top floor if you can afford it. They will also come into your apartment whenever they need to do an inspection or repairs. Usually they give you at least a 24 hour notice before they need to do that but there’s been one time when somebody randomly came in while I just got out of the shower and that was pretty upsetting. I guess there was a flood in the building and they wanted to check if my apartment was flooded. But just letting you know that’s something that may happen while living here. Unfortunately, I have to wait another 7 months before my lease is up and I am looking into moving somewhere else.

I have only been here for 2 weeks, but my experience has been very positive. Juan is my leasing agent and he has been very responsive. All of the concerns in the apartment Lt have been addressed. So far, I have found the community to be clean and quiet. I am close to everything I need and wanted downtown. This is my second time leasing from Living At Santa Monica and so far I am satisfied.

This management company doesn't care about it's tenants in the slightest. We've had issues with everything from internet, to garage break-ins, to unannounced inspections. Stay far away from Living at Santa Monica.
Termites everywhere, missing package, airB&B, I ask for help to management office but nothing. I feel they don’t care about residents once you moved in. I moved here because there is an electric car charging parking spot that residents can use. However, it has been broken and out of order for 2 months. Us, residents go to management office to address our concerns, and their reply is always “we have ordered the parts, and will be here a couple of weeks.”. They give us the same reply again and again and it’s been way over a couple of weeks, now it’s 2 months. It shows that they are NOT doing anything. I put service request, no one replies, I ask management office multiple times, my floor mate friends who has electric chargers goes there to ask, office people pretends like they do not know anything and kick us out of the office without giving any information, updates, or what they have been doing. They do not send us any update information through community email, nothing. We have no community post on “active building posts”, not like other graystar buildings. We are truly lost and do not know where, who to talk to and address this issue. These management office people decided not to help us or hear our voices very sad and disappointed. And once we move here we cannot break leasing contracts… I feel I’m trapped. This is the only amenity we have in the complex and they cannot even take care of it or try to hear our voice. Very disappointed.

Airbnb’s everywhere that will wake you up as early as 4a and the apartment doesn’t handle the issue. Makes me so sad bc I was so excited to move here and live in my unit. I absolutely love the location and the quality of my space but it’s not worth my sanity of the short term rentals. Save your time and go somewhere that actively handles illegal activity regarding subleasing units out. Just really unfair for the people who actually live here.

I moved in 3-4 months ago, and didn't realize I was being lied the whole time. Don't be fooled by these people, or the move in specials. The quality of your sleep impacts your psychological and physiological well-being. If you decide to move in, just prepare yourself and know that your home will not be a quiet place where you can relax. There is a nearby construction and I was told it's only active between 8am-5pm and during the weekdays. I figured that would be alright since I work during those hours and I liked the move in special. I can't tell you how many times I woke up to construction noise at 6am, sometimes even 5:30am. The construction has been going on every Saturday. I can't even sleep until 9am on Saturdays. I get the construction needs to take place, but I really hate they lied about it. The only positive thing here is the cleaning crew, they work and clean the common areas and hallways well. Maintenance has been a hit and miss here. The first guy from Boston was great, the others not so much. Keep in mind the leasing office is dishonest and willing to lie to get you to sign the lease. Probably a good reason to be skeptical of any 5 star reviews you see here.

I had moved across country and found Amalfi, the process was as smooth as it can be for a cross country move. There were a glitch in the process but the management handled it very professionally.

I love living in Biella! I am living in a studio with my dog and I have had an amazing experience so far. The people in the leasing office were so friendly and helpful and it was really easy and quick to get set up. The other residents have also been incredibly friendly and welcoming. The studio was a lot more spacious than I expected, especially in the kitchen. It features a patio, a washer and dryer in the residential unit, and an assigned parking space. It has been so convenient to walk with my dog outside and get back into the room. The location is amazing - only 7 blocks from the beach and just around the corner from a Vons. I highly recommend living in this community - it is the best apartment experience I have has thus far.

Genoa is modern, unique perfect place located in desirable location in Santa Monica and only few blocks from the therapeutical and peaceful ocean. Be ready for a disaster when you move in. Tenants harassing you. Maintenance staff unscrewing water connections. Flooding from the washers, fire alarms being set off by the oven, toilets not able to flush. This is a lipstick on a pig building.

There is a bad smell that has been in the lobby since the upgrades. Perhaps it is coming from the coolers. Not sure, but its a turn off.
Great Building , Great Community, Very clean and well maintained Building Excellent Management Team in Sorento / Santa Monica
I have been a tenant for almost 10 years and I am very happy to be here. This apartments are very clean and taken care of very well. Also the area is very good and convenient.
Living in this community has been great so far! We love our apt and feel proud to have close family or friends come visit us. We also like being able to take part in the SM beach lifestyle. I would definitely recommend this community to coworkers, family and friends.
The maintenance of the building is not satisfactory. Once something breaks it will still be broken forever.
Sorrento Apartments in Santa Monica are very well maintained , the common area and elevator always clean and smell fresh! I love to continue living in Sorento!
The management at Living at Santa Monica is wildly negligent and incompetent. They frequently lie to their tenants and make themselves utterly unavailable to help solve tenant issues, even very simple ones. My microwave has been broken for over one month. I've called the maintenance hotline, left voicemails, used the ticket request system, sent emails, and visited the leasing office many times and I have not once received even a single response from a single employee. It's beyond frustrating. The one person we could get to pretend like he would do anything about it has since failed to respond to any of my emails. This doesn't even take into account the fact that our leasing agent misled my girlfriend and I into believing damages found during our apartment review would be fixed. Clearly, he and Living at Santa Monica had no intention of ever taking care of those issues. Wildly disappointing. These apartments are not worth what we pay for them.
The absolute worst management company. Do yourself a favor and rent anywhere else!
This management company deserves negative stars. STAY AWAY. Their apartments are over priced, tiny boxes, that pick up any noise or smell coming from the hallway or neighboring units. Packages are regularly stolen from the mail area. The complex is full of Airbnb'ers that smoke, drink, and vomit in the hallways. The elevators have been broken four times in the past three months for weeks at a time. The management company never answers the phone, calls you back, or addresses any concerns when you show up in person. Counting down the days till my lease is up.
