There is no HOA where I live. A mixture of homeowners and renters on my street. I have some very nice neighbors with the exception of the home right next door to me.

I currently live in apartments however the area has mostly houses that have people living in them. I have seen houses having renovation but not abandoned.

In movies, films, and series are starting to refer to Jacksonville quite alot in the past couple of years; makes me think something big will happen in Jacksonville that brings in alot of business...overall, it's not a bad place to live, given you have a bit of money to make things interesting.
