I set up a tour for this place. It was self guided. I got into building 8 and as soon as I walked into the hallway it smelled so strong of marijuana. Then I couldn’t get into building 6 and nobody could be bothered to come help me. I left disgusted. for the amount of money that they want you to pay rent, you think that somebody could just meet you and talk to you and go over the property, but they couldn’t care less.
My wife and I rented unit 8314, when we moved in we were told that there would be no smoking, aggressive dogs, and that the utilities would be approx. $150 per month. None of the approve is true, the apartment smells like cigarette smoke, the utilities were $550 per month, and the aggressive dogs made it unsafe for children. When we asked for help from the apartment complex they said they were working on it but nothing changed. After several months of dealing with this we decided to leave, they charged us 4 months rent in order to get out of our lease. I'm writing this review to give awareness to the way the community is and the way that management treats you when you could use some help from them.

Your utility billing is based on usage for that month. Anytime a resident has a question or concern about the amount they see they are welcome to contact our business manager to investigate further. As stated in the buyout addendum of your lease, the buyout amount is equal to two times the monthly rent excluding any pet rent, parking, or storage you may have. I have lived here for 6-7 months and have had nothing but problems with my unit and ownership. You virtually tour the property without any human interaction - only text communication. Upon move-in I was told that the gate security was in the process of being fixed (there has been no progress on this). My first weekend of living here there was a full SWAT team outside of my apartment handling a major crime on the property that could have been avoided should the gates have actually been working. When I first was signing my lease they asked me to push my move-in date back to get my unit ready. Despite pushing back my move-in date, my heat didn't work, AC didn't work, dryer had a strong unpleasant smell, my mailbox key didn't work, several lights in the unit were either missing bulbs or had bulbs that were burnt out, the main bathroom had mold on the ceiling, none of the bathroom sinks worked properly, there were no toilet paper holders, the water leak alarms were unplugged, one of the cable outlets didn't work, several regular outlets didn't work, etc. I have opened work orders which have been prematurely closed. I have spoken with the leasing office with no proper resolution. Now in trying to move out, the building is unwilling to accept responsibility for any of the issues and would like to charge a full lease breakage fee despite the unit being unfit for move-in from the start. Units need to be properly inspected prior to move-in...especially for the price they charge. Management needs to accept responsibility rather than blame tenants.

The layout and apartment homes are nice, some of the nicest we looked at. We loved the option to have a garage. The clubhouse is very nice and updated, although we have never used it due to COVID. They just don’t put the money into having enough good quality staff and there is so much staff turnover nothing gets done right. I have to email the office on a semi weekly basis to ask them to have the trash and recycling dumpsters emptied because trash and recycling is piled up around the dumpster and overflowing. This has been a frequent and consistent complaint in the past 6 months. The dog park was a great amenity but when Todd the old property manager left everything fell into disarray. Things in the dog park including the gate to enter are frequently in disrepair to the point where it is dangerous. There is dog poop EVERYWHERE. I frequently need to ask them to fix exterior lights and to salt exterior pathways and pavement near the garages... they don’t take the initiative on their own to make things safe and they email you back with passive-aggressive excuses when you alert them to these issues rather than just apologizing and saying they will have it done right away. Also, just because they say it will be done does not mean it is done. When you pay this much to live in a community they should take the funds and put it towards consistently making sure the property is clean and safe before wasting it on updating the gym and game room which residents have not been able to use at full capacity in over 1 year and were fine the way they were. Another example is on a walk today I saw so many cigarratte butts, fast food containers and cups, a gallon water bottle that looks to be full of urine, and a used tampon on the grounds around the property- we pay so much Money to live here and I wish they spent more on keeping it clean. There are grills around the property but only one works properly. I will also warn you that this is NOT a smoke free community and they do not have any effective solutions to remove people who are smoking in the building. The maintenance guy in charge Orlando is the only thing that’s right in this place but he is stretched very thin. Apartment homes are beautiful but they don’t put money into upkeep. There is a high turnover of office staff and the office staff is honestly unhelpful, rude, or impossible to get ahold of. I would try and find somewhere else to live.
Do not rent from this place! None of the rules are enforced by management. Rude residents take up handicapped parking spots with no regard for other residents or guests that may need them and the management staff do nothing about it. Trash is routinely left in the hallways for days before being cleaned up and my entire building smelled like weed all the time. My view from my balcony was ruined by neighbors that threw dirty diapers off their balcony onto the lawn that never got picked up. Those same neighbors played obnoxiously loud music late into the night and nothing was ever done about it. Worst of all, they are dishonest. During move out, they never conducted a move out inspection or gave me cleaning instructions and then after I was gone they had the nerve to charge me for routine carpet cleaning.

The apartment itself was nice and the complex was pretty good overall but we had some issues and they now have a directly competitive complex right across the street. My notes: What we liked: * Balcony is nice. * stone floor areas look nice. * clubhouse is nice although we didn't use it much * gym is small but the equipment there is good (if a little limited) * swimming pool is very nice and pretty well run * maintenance staff is very helpful and responsive * apartments are pretty spacious What wasn't so great * small kitchen with cheap fixtures and noisy appliances * small master bathroom * stone floor areas harder to clean * Bath tubs creek loudly. * Pool heater was broken for the entire first year we lived there. * Fire pit was broken for more than a year and a half. * Didn't keep gym clean (cobwebs around the doors, windows and TVs were there the 2 years we lived there) * high turnover in the office and communications suffered. They would "yes" you but often not follow through * rent was high and went up (garage too) pretty aggressively, even as a new complex was opening across Route 140 (when we moved out our unit was put back on the market for $700 less than we were paying, and $900 less than we would have paid if we renewed) * Almost nothing within walking distance of complex.
