Property Ratings at Reserve at Kingwood
We are entering our third year at this property. The complex is clean and the exterior is well maintained most of the time. We are fortunate to have quiet neighbors. There are things outside of managements control such as lots of road construction that seems to go on for years and horrible Kingwood Drive traffic issues. Also the noise from the trains that travel on nearby tracks throughout the day and night. The transition to new ownership/management was a little chaotic. New ownership occurred on March 1st and we could not pay our rent since the online portal was down. I contacted the front office to find out our balance due (took multiple calls). I was told the balance and we could pay by check. We paid our balance the same day. Two weeks later we receive an email saying we have a balance due. What is up with that? You guys told us what was owed and now say we still owe additional funds???? The joy doesn't end there. Two days ago we receive a notice that our lease needs to be renewed immediately. Odd thing is that we renewed the lease last month! Today we receive a notice to disregard the previous notice and thank you for your renewal. We are not feeling confidence with the new company so far. When we moved in the management had not really inspected the apartment and made certain that everything was move in ready. The dryer didn't work, construction materials left in unit, doors not closing, windows not opening, etc. Some things even two years later are still not corrected. Parking (at least at our building) has become much harder due to crowding. Gates are broken a lot (but most apartment communities have this issue). It is a little early to review this new company but they are kind of off to a less than optimal start.

My apartment community is truly beautiful—well-kept landscaping, peaceful walkways, and a welcoming atmosphere that makes every day better. Whether it’s the way the sun hits the buildings in the morning, the relaxing vibe by the pool, or just the sense of comfort that comes with a clean, well-maintained space, this place has it all. It’s not just about having a nice apartment—it’s about being part of a community that feels inviting and enjoyable to be in. Every detail, from the lush greenery to the thoughtful amenities, adds to the charm. It’s a place I’m proud to call home, and I appreciate the effort that goes into keeping it such a wonderful environment!
Just moved in this week, and it has been a great experience. My dog and I are very happy here already, we love the convenient pet parks on the property!
The apartment is decent and the office staff is great. I had issues with my gate clicker working and they very patiently continued to work on it until it was fixed.

I enjoy my time here! The complex is quiet and the neighborhood is friendly. There’s a lot of restaurants near by to choose from as well. 10/10.
These are some really cozy apartments, I’ve been here a little over a year and it’s really been great as far as location, and quietness. I would Rex to anyone living alone for sure.
How the office takes care of the community, I love the good trucks, contest, etc. what I don't like is the only time I experience peace in my unit is when the tenants above me are not home. It's like they are doing construction. The bumping around noise is highly bother some . They have no regard for the people around them.

I love it here! Greystar management has been outstanding! I love my apartment, the property as a whole, quiet neighbors and quick resolution to my service calls. I could not have picked a better place to live and I'm so grateful to be here.
Our first experience here was not the best. We really wanted to leave these apartments. The worst unit we ever had but since moving units our experience has changed so much and now we love it here!! Great commute for work, love the easy access to the freeway, and staff is usually pretty helpful.

Great place overall with staff that treat you like people. Not the greatest communication sometimes but they are always willing to help when communicated with.
For apartments I rarely ever hear loud noises it’s always peaceful and quiet my only thing is I wish the dog parks were open 24 hours for people who work night shifts
Common area is not well maintained these days. We had a robbery last year and this year we are seeing car tyres being stolen. Security is worst. Leasing office members are not helpful. There is only Internet provider in this community and the service is worst. Community is not allowing other internet providers to enter.
Great apartment. Great price for the sq footage. Staff has changed about 2-3 times since I've been here, about over a year and a half. Truck was broken into and they stole the tailgate. Lot of car break ins this year.
Apartments are outdated and old. The renovations are not well done and need a lot more work. There are paint drippings everywhere and the appliances are old.
Great place to live! Requests are done in a timely manner. We love how safe it feels, the area, the peloton!!, our community events, and everything in between!! We just recently renewed and couldn’t be happier. ??

Nice and peaceful. Not so far from stores. Just traffic can be a bit overwhelming at time, but the area is very good. I have lived here for 5 years now and enjoy it very much.

I think the reserve should update the appliances that have been an apt still the apts were built ie old stoves, towel racks, vent fans etc. Little things but big things to residents.

I have lived here for almost 4 years and honestly could not imagine living anywhere else. As a single mom I feel safe in this community, management is always so helpful and understanding and kind! The maintenance crew are sweet and kind. I haven’t seen or heard one bad egg in the community everyone gets along with everyone. It’s quiet and clean!
Quiet complex. Friendly neighbors. The gym area is nice and maintained. Friendly staff. The convenience of access to Highway 59 makes travel easy.
Very easy process and very respectful staff and management, they made me feel very welcomed. Explained everything perfectly good and made me feel like I was already a resident there. I would recommend anyone to give this place a look if they are looking to build a nice comfy home. The tour was so quick and easy

I love living here. It's close to the highway so it doesn't take long to get into the city. It's quiet and my neighbors are nice. Your neighbors can make or break your experience. Since it's an older complex, you might hear footsteps above you if you're on the 1st or 2nd floor. Kindly ask them to keep the noise down and it should be resolved! The main downfall is management but that's most apartment complexes. I know management can be a hit or miss depending. I try my best to limit interactions because it can be stressful. Write everything in an e-mail, record conversations, take photos/videos as proof if anything were to happen. Outside of that, I don't really have any issues. The prices are decent for the Houston area, but it's not "luxury". I've lived here for a couple years and this place is enough for my needs.
I love living here. The apartments are nice, good neighborhood, good complex. Also the new team are awesome and always available to help it.
Quiet dog friendly community, great amenities, near shopping and restaurants. I work 10 minutes away, I don’t have to access the freeway. I actually come home for lunch each day.

Leasing staff was amazing during the application process, they answered any questions I had and made the move pretty seamless. I haven’t had much experience with maintenance yet, but they came and fixed my door next day after I submitted something was wrong with it. The complex is quiet and feels safe so far :))

This is a quiet and calm place to live in. Property managers are really helpful and quick with requests. The place is beautiful and it has good amenities.

if i could give zero starts i would ! i've expressed my troubles about my broken dryer to the front desk as well with maintenance, and for 3 months now i still have not received any help. I’ve put in requests, sent emails, and called front desk multiple times. Even spoke to maintenance myself. This is the 3rd time my dryer nob has come off, with the past 2 times leaving me without a dryer for a month. maintenance has lied not once, but multiple times about coming to our room to help but still ZERO HELP !
