Be prepared to park blocks away from your apartment. They tow tenants more often than any building I have stayed at. After being told parking in a handicap spot with a full lot temporarily would be no problem by the staff, I got towed instantly. Also constantly get reminders to pay on the first, only for them to complete billing a day or two later... so if you actually pay on the first and don't check again expect a late fee.
Website showed $500 for referall bonus which I only got $250 of it even after showing them. I also have 3 maintenance requests put in from things breaking. I haven't had a working garbage disposal/sink in almost a month now! Everything else is fine.

Because if you do, look no further! Here at the Lodge of Overland Park you can look forward to the sounds of concrete removal, reversing cherry pickers, dump trucks, you name it! I too enjoy surprise comstruction. It is my favourite passtime. Management has responded to the needs of its residents during Covid by closing their sauna, weight/yoga room, main pool, billiards table, and clubhouse! I am very glad that no effort has been put into any amenities because I love neglecting my mental and physical health. Especially during the pandemic! The pandemic/COVID has been so stressful for all of us, and our company also struggled to balance resident satisfaction with mandates from local governments to close down and not allow gatherings, etc., while the science and health data side did the research they needed to figure out how the virus was spreading. We adjusted every facet of our operations and we are slowly trying to get back to normal with all aspects. We sincerely hope that you and your circle are well and safe. In the last 10 years my husband and I have lived in 5 different apartments. He also works for a development company that owns apartments and he does landscaping. We can tell when things dont seem right, and we can tell when people are trying. We have lived here for 4 years now. There have definitely been some trying times for the complex, but we understand that happens anywhere to anyone. This last summer left a bad taste in a lot of peoples mouths but if you pay attention you will notice the change in personel, you will notice the work being done, you will notice the care and the compassion the staff really do have for the families that live here I'm so grateful for this place!
Not worth the money and service is not good. Impossible to get someone to return your call.

Worst renting experience that both my fiance and I have ever had. Most low reviews leave out the details other than "pool closed, slow maintenance"... people need to know what's happening here. During our 13 month lease we dealt with 3 separate water leaks/floods, mold inside the laundry room walls, lots of bugs inside the apartment, broken appliances that never got fixed (despite being reported several times), and the apartment was NOT in clean, liveable condition upon moving in at the beginning of our lease (cabinets off their hinges, warped cabinets, standing water under kitchen sink, broken closet doors, carpet not fully stapled down and ripped up, broken toilet, cracks in the drywall, etc....) Every other tenant I've spoken to has said that their apartments were also NOT in livable condition upon move in. The leasing office has made it perfectly clear that they care more about shifting blame than fixing any issue that comes their way. Maintenance concerns that we had were met with personal blame instead of repair. I personally don't care about using the pools, but I did think it was disgusting that they weren't drained before winter so come summer they were bright green. Maintenance is terrible at keeping a schedule, and often shows up without notice days after they said they would, if at all. We have holes in our laundry room wall from when maintenance rebuilt our patio. There is broken glass ALL OVER the parking lot and sidewalk outside, which is a massive danger to tenants and their animals, and we ended up with a flat tire from picking up a bolt left in the parking lot by maintenance. They also completely screwed us out of an extra month's rent and then some when we moved out, as well as refusing to let us move out at the end of our lease term, which is currently causing a LOT of issues. Mandel Group doesn't know what they're doing AT ALL. Avoid this place like the plague.

A friend referred me to this complex. I visited so many apartments before coming here based on reviews and pictures. The list of my requirements was long which made things rough as we are also on a budget. We could have saved so much time if we looked here first. The atmosphere walking in to the office was different than any other property we experienced. The staff are helpful and seemed genuinely happy to assist us with all my questions. Even the manager came out to ask about our tour . They didn't have 2 bedroom available to see but we saw inside model and amenities. Neighbors walking dogs waved at our leasing assistant Teelah and us. The price is also good for the area. Everything is near by. Good schools and parks too.
The best value in Overland Park,Ks without a doubt!! staff in very helpful with any problems and have.excellent communication skills especially Julie and Shawna. And the New maintenance team are dedicated to get things fixed in a timely fashion! . Im needed to relocate. i would recommend the Lodge for sure if your looking for a terrific to live!

DO NOT RENT HERE!! The staff is terrible at communication with their renters. Any time there's a maintenance issue, no one seems to know what's going on. I've lived here for 2 years and every month there seems to be an issue with something. There's no parking and everyone parks in handicapped spaces and though they have signs that they tow, they don't.

Moved in here about a year ago with some friends already living here when their old roommate left. First off my apartment looks absolutely NOTHING like the pictures on this site. It's old and pealing and non functional. The foundation leaks and the AC only works half the time. When a problem is reported to the office it takes hours (days on occasion) for the problem to be "fixed". Every time it rains the foundation in my friends room leaks, soaking the carpet and anything left on the floor. The company's solution for this is sending maintenance to vacuum up the water. The carpet is molding and they do nothing to prevent the solution from happening again. And we report it every single time it rains. Also it's the middle of summer, 90 and humid, and the AC has broken 3 times in 2 months. The solution for this is maintenance changing out the air filter and resetting the system. It helps for a week or so and then happens again. Today was the last straw. AC down twice in one day. It's 80 degrees in the apartment and there is no emergency number listed to get it fixed so we have to sleep in the hot humid moldy apartment. I'm leaving as soon as the lease is up.
PLEASE take the time out to read this review before thinking about living here!! You will greatly appreciate it! • Mid June was my move in date and the pool had not even been open for the summer yet. It's now July 24 & Almost everyday it's closed for "cleaning" but it's been a week straight now w/ dirty dark green water. YUCK! Therefore I have not been able to swim yet and it's been almost 2 months. • If you have a maintenance issue they are terrible are calling you back in a timely manner & getting it fixed •Bedroom and Living room have no overhead lights or ceiling fans, so you have to use lamps • Before a new tenant moves in they paint over all the cabinets with a cheap white paint that can be easily peeled off with a very delicate scratch, as well as every caninet door is falling apart. •The cheap "wood" vinyl flooring has white paint that has been splattered and dripped all over it •The 2nd day of living here I was washing my hands in the bathroom sink just to see all the water pouring out of the cabinet doors beneath it because it wasn't connected... so as you could imagine, all my belongings I had underneath there got soaked!! • As your walking on the carpet it feels uneven, and it's not at the same level •Every single kitchen cabinet had a large amount of wood shavings the day I moved in. • Bathroom and kitchen sink cabinet floor has rotted/decayed wood as the wood levels out in the middle and sinks down. I have many hair product bottles and other bath supplies I would've liked to keep under the sink, as I cannot now because the base of the cabinet isn't even and anything you try to set up right falls over. • The day of my move in I had 2 cracks in my kitchen window from the previous tenant. Took me SEVEN times to call with them still not fixing it so I had to go up to the office personally to try to have the issue resolved but even then I wasn't told until another week later that they weren't going to fix it because it was a hairline crack (crack is from top to bottom of the window... what a joke!!) • Balcony is gross and falling apart. The storage room that is out on the balcony also has a rotted/decaying door that looks awful •Any review you see on here that has 4-5 stars is VERY misleading and false! I cannot stress enough!! I wouldn't be surprised if the people in the front office wrote a positive review trying to act like they're a regular tenant who enjoys this place to live
Bad experience from the start. When I moved in there were black marks and holes in the wall that were never repaired from the previous tenant. The cabinet doors were falling off and it looked like someone spilt a can of paint in the bathtub and never cleaned it up. Also have a storage unit that I cannot get into because the previous tenant put a lock on the door. I gave the office a list of everything wrong and they said they'd get maintenance on it right away. I've been there for 6 months now and I still haven't had anything done. On top of that, I've been getting a notice saying that my account there is past due on my door almost every month (the first one was dated prior to my move in date as well). Every time I bring it in, their system is down and they need to get back to me after lunch... lunch comes and no response. I will definitely not be renewing my lease this fall. They do not handle your concerns immediately... or even within 6 months. DO NOT LIVE HERE!!!!!!!!!!
My attempts to deal with this management company were laughable. After sending money to this group, and calling multiple times a day for a week. I learn that my application cannot be approved without the cosigner that I had added to my application a week earlier. I then hear that I need to send additional money to this organization before my application can be approved. My move-in day is in 4 days and my classes start just as quickly. This is the most mismanaged complex I have ever dealt with, I can't imagine how poor living there is.
Me and my husband have been at the lodge for 8yrs and we want to give them a standing ovation. Since the Mandel Group has taken over the management of this property it has improved greatly. We have never had a maintenance or leasing agent problem. We have never had a bug or any kind of insect problem they have the apartment sprayed once a month. We recently got the upgrade that they offered us and it is out of site we love it! and all the people who help make it possible. Thanks again to all involved from maintenance to the ladies in the office.
Love the space the apartment has. The only downfall is no linen closet! One bedroom bath is kinda small but the rest of the place is very nicely sized!!!! The staff is not too bad used to be very very nice and same for a while but now you never know who mite be there!!
I have lived here a couple months now and it seems to be an okay place to live. Maintenance fixes some things, but we are still waiting for them to replace bad windows and part of the deck. The staff in the office are nice and helpful. Power and water bills are not too high, pretty standard. There is a great walking trail right by the complex and this area is a good central location right next to a main highway. The apartments lack an area for storage and the parking lots/roads are poorly maintained.
We love our new home! We have tons of space for the kids to run around. The staff is very attentive to our needs. Great place to live!
I have lived here for over 5 years and there is a reason for that. I love the location, the property is well kept up and anytime I have ever had an issue, the office has acted promptly.
I have lived in Overland Park KS for 6 weeks now. The cost of living, generally, in Overland Park is two to three times that of anywhere I have lived previously. The apartment itself is a 1 bed/bath, fair quality, and the complex itself has several amenities (pools, tennis courts, basketball, etc...) that are very nice. The staff are all very friendly and while I have had several issues with the AC, they have always sent someone out immediately to fix it. The area is very nice, with a 26 mile trail right next to the apartment, and it is a very safe place to live.
We love our new apartment. We went from a 940 sq ft apartment to 1500 sq ft. We are a family of 4 and now have plenty of living space. Great staff too!
I have lived at the Lodge for almost 2 years now. Overall it has been a wash. It has been a place to live but nothing more. Brief history of my experience... I reserved the apartment 2 weeks before moving in and was told the sliding glass door would be replaced because it really need to be. Day 1 while I was moving in I found that the drain for the kitchen sink was not connected when water started running out of the cabinet doors and the sliding glass door was not replaced. I submitted a maintenance request marked as emergency and was contacted by the maintenance worker on call. It turns out the on call worker lived an hour away so ant maintenance emergency would take at least 1 hour. During my inspection of apartment I found signs of severe water damage that had been somewhat repaired, a scrap piece of plywood trapped under the carpet (still there to this day), several cuts in the linoleum floors, and lots of other little things that I documented (thank god). Since then there have been several maintenance request ranging from large to small. Most small ones are resolved the next day and the worst request took 3 weeks for them to resolve. The washer was not on in the laundry room (communal one in building). I did a little troubleshooting and determined that the reason it was not on was that the outlet was worn out (plugging in a tester got nothing but the wires to the outlet were testing good) and needed to be replaced. I told the office and they tried to say it was my responsibility to call the company that provides the machines (keep in mind there is no power going to the machine) and after some arguing agreed that the residents are actually not responsible for organizing maintenance on facilities provided to residents by a subcontractor and called themselves. Skipping to the end and over several very heated arguments with one of the worst people I have ever had to deal with ... 3 weeks later they finally took responsibility and sent a worker to replace the $1.25 outlet. Those are some of the problems I have experienced. From talking to other residents it sounds like the biggest problem is usually apartments being chain smoked in for ears so after you move in your clothes smell like you smoke and asthma and allergies acting up from it (not in my apartment but there is a mold smell that comes from the AC and heater, most likely from the water damage). In summary, if you get a really good deal on one it is worth it for a while.
Nice, clean apartments. Staff is great, I recommend Jessica! She always helps me, and answers all my questions! Could use some upkeep, but not bad for the price!
I was very pleased with the service I received as well as being able to view an apartment that would look just like mine for an inexpensive price. I am very excited to be moving in. I can't wait.
I recently visited this complex and looked at many that day as well. By far the staff made me feel welcomed and at home. I was with a newer female who had only been there a couple weeks and she was honest, fun and seemed excited to be there. She made the visit seem not so as just another apartment but more personable talked about us and herself. I saw a unit and the model and was very impressed. The model was very open and lots of natural light. Clean and fresh feeling. In the unit we saw that was move in ready it felt the exact same. Clean fresh and open. There was a few things we saw that needed fixing up just wear that happens over time and she was right on it to fix it regardless if we chose to move to that one or not.The neighborhood is great it's off metcalf but not right off it to where its a noisy mess. Perfect little area close to many things. We have it between two properties that we have to chose from now and I am leaning towards the lodge!! Def worth it to take a look. They just went under new management which I addressed the negative reviews on here to my leasing agent and she was very good with addressing them and promised that many things have been upgraded and changed since those reviews were released a year ago!!
