Even though I asked to be placed on the parking pass list I've never been given one. Not that I could afford $150 a month anyways... ridiculously high price... The parking situation is trash and the people paying $150 for spot are parking in the free spots instead meaning I have to park far away. Our elevator has been broken for over a month and a half. It breaks often but is normally fixed after a week. The stairs smell like pee a majority of the time. The all in one washer/dryer combo sucks and I usually have to take my laundry elsewhere to do it. Packages aren't even delivered to my building, instead I have to go to the building next door to get them. It's been an okay time up until recently. Best thing I ever did was move out!

Lack of communication is my biggest complaint. My lease renewal was stalled because I didn’t submit proof of renters insurance but I HAD submitted it months earlier. I told them and was told the problem was solved. It’s been about a month and someone knocked on my door this morning to tour my apartment.

Overall, pretty good. I lived here for 2 years, and if I wasn't moving out of town, I'd live here longer. Neighbors are considerate, lots of dogs to brighten up my day. Amenities are top notch - indoor courtyard, gym, free laundry machines (on top of the in-unit ones). Maintenance is quick to respond for issues inside your apartment, and they're always right on time with those filter changes. Sometimes random things malfunction for a while, like elevators or parking garage doors, but those things have not directly impacted me.

The location is great and the character of the apartment is great. Everything else is less than. I had to wait 7 months to get a parking spot, in the meantime my car was hit several times on the street while parked. I can hear every conversation my neighbor has despite him talking in a normal voice. My entire apartment shakes when I use my laundry machine and the drying cycle takes longer than air drying the clothes. I dust weekly and you couldn't tell, my rag comes up black every time (despite not having any pets or windows open) - so I can't imagine the last time they actually cleaned the duct work or had the windows properly sealed.

The Upper Lofts at Canal walk are the best lofts in Richmond! Tall ceilings, modern amenities, gym, pool and a great management team. Steps away from a brewery convenient stores great restaurants grocery stores and pharmacies. it is dog friendly with a cute dog park. It’s a secure area so you feel safe walking around the complex. Some of the best restaurants are in Shockoe bottom or Shockoe slip. It’s a great area to live in and very close to the interstate.

Love the trash pick-up. It’s convenient that the electric and water are included so I have less bills to worry about. I wish parking was included with rent.
I think a lot of the reviews on here were left prior to new management taking over, or at the least, new staff. I had a great experience with maintenance requests and office staff. They were friendly and even worked with me on a move out mix up where we were both at fault. Being in the industry- I know most places could have legally held their ground and taken me for thousands- but they did the right thing when they didn’t have to. Never had qc issues (I believe the system was replaced building wide in the last few years), buildings are cleanish especially when you consider how many residents these buildings house. Elevators sucked and were broken a lot. But overall- my apartment was beautiful and I would rent here again for sure if I was to move back to the city.
I love my apartment, but I am leaving this place as soon as I can. I have lived here for over a year and a half, and since then I have experienced numerous issues. My washer/dryer breaks down frequently. Even flooded my apartment after the maintenance crew said that it was fixed. There is a leak within the bathroom wall that the office will not fix, causing water damage that compounds on itself. The management office is absolutely incompetent, minus one or two. Additionally, there aren't enough parking spaces for the amount of tenants here, so you have to try and find spot on the street or you end up with a 5-6 block walk back. Please, do yourself a favor and look elsewhere.
I have lived here a little over 6 months and I would tell anyone and everyone not to live here. a few of my complaints: 1.The whole outside of the building smells like dog urine and the dog owners NEVER clean up after their pets. I have a dog here and I always clean up after them because...that's my job as a dog owner. They have a "dog run" which is literally a long narrow area that's fenced in where dogs do their business and owners never clean up after them and neither do maintenance. Maybe if they provided a better and bigger area for the dogs the smell around the building wouldn't be so strong. 2. PARKING IS TERRIBLE. One of the "perks" when signing our lease was 2 "free" parking passes. What that means is they give you two passes that are good for the free lot down on dock st (which is always full after about 3 PM), or street parking. They have closed down about 2-3 lots since I have been here which has resulted in zero open parking spots. It's ridiculous and they seem to be not worried about it at all. I've been towed and ticketed because of this. I would pay an extra $50 a month for one parking spot but I don't want to give them anymore of my money. 3. NOISE LEVEL IN THE SUMMER. The pool area is the worst in the summer. Our bedroom window is right next to the pool area, which I thought would be a nice view. I wish I would have realized this was a bad thing when I signed my lease. The staff do NOTHING to enforce their "pool area is closed after 10 PM" rule. They have put up stupid little notes around the building once, which of course did nothing. I have had to call the onsite deputy about 3-4 times due to people being loud, drunk, and inconsiderate till about 4 AM. They blast music, grill, swim, scream, etc till late into the night. I have reported it to the front office too, but nothing happened. 4. The staff do absolutely nothing when you write in complaints.As you can tell. 5. My AC unit broke over the summer and it took about 2 months for them to fix it. I have talked to other residents and it seems everyones unit has broken. 6. They take better care of their other buildings more than the lofts at canal. They always seem more clean. 7. People are always smoking int the stairwells. 8. They have been doing construction for over a year. 8 AM wake up call monday-friday. I never planned to complain, but, I wish I would have seen a review like this before I signed a year of my life away here.
I am having a horrible time with this location. I attempted to get an apartment with the Lofts. I was unfortunately declined in which I was advised I would get the holding fee back to my card. (Not to mention the experience and length of time in the office and computer issues encountered during applying.) The deposit was mailed to an address that I no longer live and the company is trying to charge me either 35.00 to have MY money sent to an address or I have to wait until 12.15.2017 to have MY money resent. IN addition , the Rep Keonia or KeeKee has hung up on me twice. I asked for a management, she states they are busy. After indicating I'd wait, I was placed on hold for about 5 minutes and hung up again. NEVER do business with this place!
The grounds are dirty, leasing staff is unprofessional and rude and doesn't value your time (despite thier voicemail message ). The whole utilities included thing actually kind of sucks from a maintenance standpoint- for example our AC went out for the whole month of July - it was 82 degrees in the apartment at one point- we called and emailed and they claimed they "fixed it" 4 times (it would work for a half day and then temp would creep back up- ya ok). We ended up deciding to move- for this and other reasons--big one is felt we were over-paying for what we were getting- and it wasn't until we said something in front of a prospective resident touring our apt that they actually fixed the AC for good. When it's cooler in the un- air conditioned stairways than it is it your apartment and no one from the front office seems to really care yet you are technically still paying for essentially broken AC- ya kinda turns you off from a place. Also included internet is a joke--its so slow! Anyways- this was one of several incidents in which the leasing office displayed their utter lack of care and total disregard for the residents. Seems like they wasted a lot of money on a fancy new office rather than fix their obvious staffing issues
My husband and I lived there for a year and would not recommend it. We had mold growing in our unit, and we they attempted to clean it, they ruined 2 of my husband's blazers. And the mold came back. And ruined some of my aloe plants. But don't fret, they can fix somethings... when they get to them... like our A/C we lost for a few days, our dishwasher that quit working, our bathroom light that wouldn't turn on (multiple times. and it wasn't the bulb.).... Parking is included with rent, but good luck finding a spot if you don't get home in the evenings before 7 pm. The package room is a mess, and no notifications come when you do get a delivery. So check often and search hard when you do. Everything is out of order.... the vending machines, over half of the cardio equipment, and often the fob system to get in. I have circled the building knocking on doors before to get in my own building. And Shockoe Bottom itself isn't worth the rent. It is dirty. It doesn't attract the classiest weekend crowd. The only nearby grocery store is a small, Farm Fresh.. where nothing is fresh.....
Pros: Location and the one check a month policy. Cons: Oh boy where do I begin? First, the free internet is an absolute scam. The free internet is limited to 10 mbps, which for those unfamiliar is barely enough to stream Netflix let alone do any major web browsing. They have a deal with a local ISP to where you can only use their services and must pay more for the "premium" internet which is 20 mbps which, again, is WAY below acceptable standards. A decent internet speed comes in around 50 mbps. Next, the office staff is absolutely TERRIBLE. They are unresponsive, never follow through on promises, and either intentionally or unintentionally spread misinformation about policies constantly. If you need maintenance in your apartment done, forget about it. Average wait time is over a month and a half, even when an issue is deemed an "emergency" by the property. Our apartment had black mold and it was never addressed in three months. Beyond that, a nearby neighbor had black soot coming out of their ventilation that was never addressed. The "free" parking does not really exist as the parking lot is very typically full by later in the day. The building is currently under construction and cleaning which has no estimated end date (so assume years as it has already been a few, or the entirety of your lease). Every day at 8 AM they begin working on the building which reverberates through the entire apartment complex and forbids you from sleeping beyond that time. Now, I get that every apartment complex in Richmond has negative reviews online and I encourage everyone to take all online reviews with a grain of salt. HOWEVER, this property truly is the exception. Living here is absolutely terrible. It is common knowledge around the building that the front office staff is poorly managed, the maintenance team is unreliable at best, and that the tenants are not highly prioritized due to high leasing numbers. If you can, avoid living at property at all costs...There are plenty of great apartments on this same street for similar prices. Do not live here.
When I moved into this apartment things were clean. When I moved out, I cleaned everything very thoroughly, however, they found one spec of dirt inside a cabinet and they charged me $35, claiming that I didn't clean it. They charged me $25 because they said I hadn't wiped off the countertops because they could see the water droplets that had dried there.
When I was given a parking pass, the office staff who filled it out made a typo. She corrected it. However, my car got towed because she corrected it instead of giving me a new one, so the towing company thought my parking pass was a fake. Then the office staff refused to pay the cost of towing! Even though it was their fault that my car got towed! Do not live here, the staff is incredibly stupid.
