Nestled about nine miles southeast of Downtown Austin, the small community of Bluff Springs provides a convenient alternative to downtown living. Located along Onion Creek, Bluff Springs is home to the Onion Creek Metropolitan Park, a 555-acre regional park that offers plenty of scenic hiking trails, as well as the Onion Creek Greenbelt, which also has hiking trails, picnic areas, and a playground. Onion Creek meanders up to the sprawling McKinney Falls State Park, where visitors find waterfalls, hiking trails, campgrounds, and fishing areas in addition to the renowned Old Baldy, a cypress tree that’s more than 500 years old.

This apartment complex is absolutely horrendous, from the maintenance to the management. All they really care about is the money, they have no regard for the tenants or the issues within the apartments. My cabinets are rotted and broken and have been since 10 months ago when I moved in, my roommate and I both brought this issue to the front office numerous times and was told that people would come to fix it for months; no one ever did. The apartment is also completely roach infested and there are issues with practically everything, from the hot water to the back door not locking. On top of all of this, they gave me no notice that I would have to put in a 60 day notice to move out and are now trying to squeeze two more months rent out of me when I have already started moving out of Austin and plan to officially move out in a week. I am only 19 years old and this was my first experience moving out on my own and boy did they take advantage of my ignorance in the world. I would never recommend this complex to anyone, the apartments are in awful condition and they do not make up for it whatsoever in customer service.

These people have no regard for customer service. I’ve had maintenance issues from my apartment flooding due to plumbing issues and it continues to happen. People in the office don’t care and definitely aren’t helpful. Also contacted the corporate office, same exact results.

The place has absolutely no parking and the management would rather tow your car than do anything about it. Do yourself a favor and don’t live here!
You are warned. Run as fast as far away as you can! The property is 35 years old. You will have maintainance issue more often than expected. Overworked maintainance personal. The staff will smile when you check-in. No matter how many years you reside, its a different story when you check out. Stay away from Atlantic- pacific managed properties!

You're right that we're not brand new, however, we pride ourselves on maintaining a modern community with frequent upgrades and renovations. This year, we completed property-wide roof replacement and rail painting, pool re-plastering and landscape enhancements to continue providing our valued residents with a great place to live. We pride ourselves in providing great customer service to our residents, and have the great pleasure to host return residents at our community. I am sorry that your move out experience was not what you had hoped for. Please know that accuracy in our final accounts for our residents is very important to us. Avoid this place at all costs. The only reason to live here is if it is your last resort. Your security deposit will not be returned no matter the conditions when you move out. They will charge you for things that were damaged before you moved in, so if you do, make sure you document every little thing even if you think it is insignificant. They forgot to give me my move-in packet, so my documentation was a little weird and we paid the price. They will charge you and take the vendors word for the price and not take pictures or document it, so you can't really dispute it. When we first moved in you could call 20-30 times a day and never get an answer, but it seems they may be better about it now. It is loud all the time. There were homeless people going through the parking lot at night so it could get pretty scary at times. Parking was a nightmare; the spots were small and there was never enough parking. They repaved the parking lot like once a month it felt like so parking was nonexistent then. The wood on the balcony was a safety hazard and the wood floors around the apartments weren't much better. The electricity bills are insane because of the ancient appliances and the horribly insulated walls. These people will take advantage of you and they are horrible to deal with. It took about a month and an entire building complaining to get them to remove the animals that were in the wall. We moved out so not sure if it ever came back. If there is any way that you can go somewhere else, do it. Your time there will be painful. If you have to stay here make sure you have every bit of documentation and evidence possible to cover anything that happens because you will pay out the ear for it. I waited until I moved out before saying anything. I have a feeling that anything over 2 stars is fake. This place was bad. The "free gym" had a broken AC and half the machines didn't work. The gates stayed open half the time. Be ready to kill lots of roaches.

Accuracy in our deposit accounting is very important to us, and we make sure to always review the condition form that is filled out by the resident and carefully compare it to the condition of the unit upon move out. We reviewed your signed inventory and condition sheet that was used when completing your deposit accounting. Your final account statement did contain some cleaning and damage charges, and we appreciate that your account has been brought current. I apologize if you heard landscaping noises before 9am - our landscaping vendor has very specific instructions not to begin before 9am on their weekly scheduled maintenance dates. We did complete parking lot repairs this year as part of our Community wide Improvements that also included pool enhancement and handrail painting. We understand that during the parking lot repairs parking was a bit tight, which is why office staff diligently sent email notifications to residents with updates on repairs along with gate schedule to address access to the property. It was in the best interest of the community and now the parking lot looks wonderful. Upon reviewing your service request history I did not see any electric related service requests during your residency, nor did I see any requests for pest control services. I know that you have moved out of the community and I sincerely wish you the best in your new home.
I have lived here for 2 years and have loved every minute of it. The ladies in the office (Monica, Anna and Mia) are very friendly and helpful whenever I need anything. They know me when I walk in and call me by name (even right after I moved in there, when they hadn't known me for long). They even know my apartment number. The maintenance guys, Mike and Eric, have always been very accommodating and quick to respond to my requests. I like the fact that the groundskeepers keep the place well mowed and trimmed on a regular basis. I have lived in apartment complexes where the dumpsters are always overflowing because they didn't have enough pickup days. Not so here. There have been a few times (like after a holiday) when there was more trash than usual and they cleared it out right away. When we developed a few potholes at the entrance, they took care of the problem and had them filled in. I have always felt safe here because the grounds are well lit, so I don't have to worry about coming in after dark and not feeling secure. The rent prices here are very much in line with what you find all over Austin, even less than in some areas. If you're looking for a good place to live, come and check them out. The two bedrooms are great for roommates and families alike. I really like that they're separate and have their own bathrooms. I read the comments that were already posted here and feel sorry for those people who were dissatisfied. I cannot agree with anything they said except that the apartment complex is rather dated. But even taking that factor into consideration, the rent is fair, the grounds are well kept, they have handled my repairs quickly and correctly. I never felt like they were acting like a collection agency. They were always very friendly to me and at the same time handled themselves very professionally. I highly recommend this complex as a great place to live.
this place is horrible it is bug infested plus they are so old everything is falling apart plus it takes them for every to fix things please keep looking don't waste your time or money here !!!!!!!!
I wouldn't recommend anyone to live here at Logan Mills. If I could rate them a 0 I would. We were fraudlent deceived into signing a lease when the manager Monica knew that when a hard storm or tornado comes that it rains in this apartments. We have only lived here a month now. We moved in here on October 26th which was a Tuesday and that Friday morning we woke up with it raining all over our living room like a pool our furniture, table, chairs, radio,tv were damage in we live on the first floor. The sad part our renters insurance will not pay for our damage because the apartment knew that the apartment already had problems in had not fixed them so now we have to go thru them to pay for our damages in with the success that we had with them we probably will in up in court. We were told by manager Monica that it has rained in this apartment before in had damage all they did this time is took the sheet rock down in plug the holes again like she said they did before the wood is full of mold and mildew I stay sick everyday in this apartment with headaches,nausea, and vomiting every since we have moved in. I gone to my doctors because I am disability in have several medical condition in this place is making me worse. The staff is nice till you move in. I don't recommend anyone moving in here. The kitchen cabinets were painted over without being cleaned. It has taken almost four weeks to get a leak from the tub that leak water all over the floor in have bad smell that makes me sick in every time I report something the manager Monica has to coming running to my apartment because Art the head maintenance should have taken care of the problem from the beginning all he do is stay in the front office to listen to everything. You cannot take a shower and wash your clothes at the same time because you end up with a cold shower. No one mention to tell me this before signing the lease. The office comes up with all kind of excuses. I hate this place. It don't feel like a home.
If you're looking for an apartment that is budget friendly but same time classy. Logan's Mill is the place for you. I've lived here just over a year and so far no issues. It's gated , which is a major plus !! I haven't had any issues regarding crime. I've a few noisey neighbors and traffic is awful. Other than that, it's a great place. Complex is kinda dated but for the price, it's worth it.
I live in the apartments called Logan's mill. At first moving in the staff seemed friendly. After living there for the first 3 months they showed their true colors. Very poor management. They never answer the phones they are rude and always have an attitude. My air conditioner broke this summer and I waited two weeks for them to respond and actually do something about it. These apartments are very expensive and staff are really rude. I don't recommend them at all!
We found these apartments as a low-cost, convenient location while I was still a National Service volunteer (if you know anything about volunteer service, you know the stipends are small). We picked them based off the price and the reviews, which seemed fair at the time. We had no idea what we were getting ourselves into and we hope to help future tenants weigh their options before choosing this place. Off the bat, the staff is friendly and helpful. They try their hardest to get you into the complex off the guise that they have your best interest at heart. This is not the case, seeing as how once we moved in, the two-faced monster revealed it's other, uglier side. Our happy little dream quickly turned into a nightmare. The resident portal constantly had issues, and when I tried to (reasonably) discuss my issues with this, I felt completely blown off by the office staff. You must understand; there are no solutions in that office. There are only excuses. Once you are an established resident, they will treat you horribly. I was on the phone with a staff member this week, and she treated me with such contempt and attitude that I finally spoke up that I felt very disrespected, as a person and a resident of the company. She could care less. There is no communication between the staff, so you will get multiple calls if there is an issue that you have already resolved. The manager is a snake. I have always felt uneasy around her, like she has a bad energy. She has contradicted herself on several occasions, and I don't trust anything she says. The staff has the feel of a collections agency; polite at first, then ruthless when you let your guard down. Aside from the office staff, the apartments themselves have a number of issues. They are old, poorly maintained, and impossible to keep clean. Our apartment was not clean when we moved in (filthy kitchen full of bugs, it took us three months to get rid of the cockroaches, rusty nails on our stairs and balcony, cabinet doors hanging off the hinges) and has been falling apart ever since. The walls are not repaired properly and chunks of paint will come off where they painted over nail holes or damage to the drywall. I take detailed account of everything that breaks or is worn because I have a feeling that getting our deposit back is going to be as much of a nightmare as every other interaction with the office staff has been. But, as they say, you do get what you pay for. I would not recommend living here.
I like it, very good to rent, nice friendly staff, good location, public transports, shops etc. near.
