I have been at my place for a week and a half. When I got the keys and went in, I was appalled. Nothing had been painted. There were chips on moldings discoloration on walls. And the laundry room had dog chew marks all up and down the molding of the door to the laundry room. They had painting redone, but they only did the moldings when I came into my apartment there were paint flash everywhere. Some of the moldings had thick, drip dried paint drops. None of the walls have been redone that needed to be redone. And to top it off last night was a first night. I went to use the oven and the door fell off. These are not professional painters, and I do not want them in my apartment doing any work. I am so upset. Then I get an email saying that someone will come tomorrow at 2 o’clock to fix my oven door. Well I worked during the day like most people. I haven’t even unpacked everything I’m afraid I’m probably gonna be leaving and getting out of my lease. I’ve offered to hire professionals and I would pay for it with the condition that they let me go month-to-month. I have not heard back from management. I really do not want to leave. I love the apartment, but it’s not acceptable for me at my home. So frustrating. Then I started looking at reviews for the property., I probably should’ve read them before making this decision. I just think people need to know.

My husband and I have lived here for two years and we absolutely love it here!! The management and maintenance staff are always extremely friendly, helpful, knowledgeable, and work extremely hard every day! We love our home, the beautiful views, and the staff!

Please do yourself the favor of looking somewhere else. This complex is nothing but a headache. I really like the actual space - for the price, I don’t think I could find a comparable 2 bed/2.5 bath anywhere in the Portland area. The area is decent, and while the parking situation is embarrassing (people will likely take your space), I feel relatively safe here. The views are great too. What makes this place actual crap though is the management of Avenue 5. While the team here is nice, you likely will get told flat out lies because they simply don’t know the answer. It’s unacceptable. When they had a guy covering as property manager one time when doing a transition, he told me he’s never seen such a disorganized place. I could have seen myself living here for a few years or even moving into the nice 4 bedroom townhomes they have, but now I can’t wait to just get out of here.

The lock broke to our apartment last night. We called their maintenance line with no call back. We then left a text. They said that it’s not an emergency . I’m sorry, it’s cold and raining and their lock is not working leaving my family out in the weather. I’ve been to their office multiple times today and no one has been there even though the hours on Saturday are 10-6 posted on their door. This isn’t the first issue either. I HATE theses ignorant people.

I've had so much frustration since moving in here. I've had round after round of maintenance issues, and after two and a half months I still don't have a working washing machine. First it stopped midway through the cycle and wouldn't go anywhere, then they supposedly fixed it but it wouldn't do anything whatsoever except lock the door, then they swapped out the washer but they put it on the right side and the door opens on the right so I was unable to open the door. They "fixed" this by removing the laundry room door but the washing machine was out of balance and wedged the door shut with my laundry inside. Two weeks later they finally swapped the two so I could open the door, but it was still very badly out of balance and leaked all over the floor (front load). I'm unable to balance the washer due to a rib injury so I put in a maintenance request. It's been two weeks and they still haven't fixed it, even though it would take about 5 minutes. I'm two and a half months into my lease and I've never had a working washer. I'm using the laundromat, which is costing me about $125 per month. Additionally, the living room and bedroom heaters didn't work; a maintenance request fixed the living room but not the bedroom. The garbage disposal stopped working and maintenance took two days to get out, which left free-standing dirty water in my sink for two days. While this was going on, there was also a leak under the sink. The dryer take two hours to dry a load and steams up the entire apartment. I haven't even bothered with a service request on that because at least it's working! I really don't recommend this apartment complex. They're beautifully built and poorly maintained, with office staff that really doesn't seem to care.

My family and I moved here 2 years ago from Texas. The staff gave us full confidence everything would be ready for us when we arrived. Moving across the country before even viewing a place is a daunting task so I appreciated all their help. After 3 days of driving we pulled up, grabbed our keys, and have enjoyed every minute of living here since. You can’t beat the location with a Washougal address, Camas school district and beautiful views of the Columbia and Mt Hood. The complex itself is great but the most important aspect of apartment/townhome living in my opinion is the staff. The Lookout Ridge office staff and maintenance team all go above and beyond to create an excellent living environment. I can’t speak more highly of them. From all my experiences they are the absolute best. This is a great place to call home!

Our office staff is caring and friendly. Genuine smiles any time I see them. Our property always looks clean. Its too bad this beautiful apartment complex has such poor customer service. It could be so nice. They don't respond to maintenance requests. They took my money and gave me keys even though no utilities were available for a full week. Communication goes unanswered. Better hope your apartment never has any issues. You'll be on your own.

I see a lot of reviews complaining about the parking here, let me just say that yes it can be a challenge, but if you have a garage to use then maybe you should use it. There are only a handful of units without garages, and even they have a parking spot. How many spots do you want? Anywhere you go you will have the same thing. Many people around here have their garages full of junk so they can't park in them. Clean your garage out! These apartments are one of the best I have lived in and I have lived in about 10 different complexes in four states. The office staff is great, I haven't had to wait for more than a few days ever for a maintenance request to be filled and I've never had a problem with my neighbors. They are safe and quiet and in a great town/school district. You CAN NOT find anywhere in Camas School District with the amount of room for less. Yes there are people who live here who don't clean up after their pets and the recycling can get full but I think those are small issues in an overall awesome place. The manager does a wonderful job of planning fun FREE events for everyone and tries hard to make it a great place to live. I have lived here for 3 years and do not plan on moving.

The complex is clean and well maintained. The staff is friendly at first and move in fees involves only a small deposit and an additional deposit for pets. The best feature I've found so far is being subject to mandatory home inspections by the federal government because the development is on some type federal lending program. Be sure to pay your rent on the 4th of the month before 6pm or you'll be charged a $200 late fee and asked "did you include the late fee in your check?" WiFi reception for your home will be terrible so make sure you look at something like MoCA or direct ethernet. The owners do not allow for a night drop box and the online payment system has been a joke and you won't get a lot of notice of any changes. The washer and dryer upstairs cause a lot of humidity so make sure you run your fan. Before moving in, run ALL THE DRAINS, lots of clogging problems. Recycling is a joke, for being a San Francisco style apartment complex, being green is apparently *NOT* important to them. The maintenance staff is sparse at best. It's an unnecessarily big city feel for a small town like Camas. The neighboring developments don't appreciate the additional traffic these apartments have caused and parking is absolutely a bear. Be prepared to walk to your unit if you get home after 5 PM on a work day. I will not be renewing lease in the winter and I would suggest you look at alternatives!

Lookout ridge is located only 20 mins from PDX airport on a beautiful hill overlooking the Columbia River with bonus views of Mt. Hood. The complex is clean and well maintained. The staff is friendly and move in fees involves only a small deposit and an additional deposit for pets. We have the 3 bedroom so there are lots of stairs but the open concept kitchen and living room gives it a very large feel. All stainless steel appliances in the kitchen and a washer and dryer in the unit. The Camas schools are incredible. There is a small workout room with 1 elliptical and 1 treadmill but tons of lakes, hikes and trails in the area for outdoor adventures. The downfalls include only 1 large area to place recycling for all 170 units, the units are very close together( San Fransisco style) and the maintenance staff is limited incase Something small needs fixed, it will be a while. If you're looking for Some place safe, well lit and clean with a decent rent for the area, this should be your first choice! The neighbors are friendly and out-going but you're able to still maintain some privacy. The big city is right around the corner with a small-town feel.
