Property Ratings at Lore South Mountain
ROACHES. I have lived here with my 19 month old daughter since January of this year. We have had an issue with cockroaches consistently since May, and not just a couple here and there. A whole colony behind the fridge, which I have removed myself, a colony in the dishwasher, and now they have started to appear in the bedroom, which is carpeted. They love the sticky residue of the “floorboards”, and the sticker covering on the “updated” kitchen cabinets. I have put a ticket in for maintenance 5 times and have spoken to property management directly 2 times. Nothing significant has been done. They have sent a bug sprayer, but clearly the issue is not resolved. I have a small child and I feel that this is an unsanitary environment to be raising her in. My own OCD is constantly triggered each day. I’m also not the first person in my building to have these issues, according to my neighbors who just moved out.
My experience with management has been ATROCIOUS. Spent 3 days calling, leaving emails and voicemails to management about my car that could not be moved from my own parking lot as I was away. Did not want to leave car outside the estate as it could be easily be stolen, but management was adamant 'there's nothing we can do about'. Their customer service, response rate and flexibility is ABSOLUTE RUBBISH. Will definitely not renew my lease next year and advise potential renters to LOOK ELSEWHERE. Dealing with a non-existent management is too much trouble in the long run.
My experience living here was ok; the rooms are a decent size and have a great layout, almost worth what is being charged (only problems were little things like no hot water for the first week and mushrooms growing into my bedroom from the puddle of stagnant water that was situated just outside my unit after frequent rain). The maintenance staff is incredibly helpful and friendly, and the surrounding area is pleasant to be around. However, my experience with management has been ehhhh.... Like all rentals, be sure to monitor any management changes as the tenants (that's you) will likely be the last thing the two parties doing business care about. When I moved in under previous management, a policy was in place to waive the security deposit based on credit score; after qualifying for this, new management still charged me approx. $200 during move-out for cleaning and refurbishing (in essence, a "move-out fee"). I'm sure that they're legally obligated to do this and that my lease was altered when management changed, but my point is just to be aware of questionable policy changes (not that there's really anything you can do about it I guess). Second, and in my opinion most absurd, is that the property requires a move out notice from you 60 days prior to the date of move-out. I understand the reasoning for this; rooms must be cleaned and there must be ample time for the friendly maintenance staff to do their job, but for your reference I have an acquaintance who's rental property requires only a 30-day notice (just something to think about). The truly disappointing part of this required 60-day notice is that I wasn't informed of it until 40 days prior to my existing move out date (when I approached them about what needs to be done to move out). Do the math, and this means I will be paying rent for an apartment I will not be living in for approximately 20 days after my lease expires. Adding in the $200 or so for the move-out fee, and Bridge Property Management has found a way to charge me close to $1000 just to escape their property. But hey, they put in a new putting green so maybe it'll be worth it to you (it runs about a 7 on the stimp and I promise you won't get a single true roll, so probably not)
WATCH OUT!!! New Management as turned this into a slum! Bridge Conglomerate bought it and watch out! Rent is unreasonably high for these poorly built units. The building shakes when the neighbors shut the doors, bad plumbing poor water pressure, a rigged utility and water billing system no matter how much water you use. They cut lawn fertilizer so the grass areas are full of weeds and unhealthy. The security walk around services have been cut (per Blue Steel Security) there are rats and no commercial traps anywhere, they fired all the good maintenance people. The property manager lies to your face and they have faked reviews like “Brian McDonald’s”. If you notice it says on that one it says written a couple of weeks ago but the owners response is 11 months old? (Not the only one) The units are thin walled, you can hear people sneeze and cough as well as other things! Look at the north side where the Taco Bell and pizza place robbers ran and hid in a stairwell here. Homeless people sleep and urinate in the walkways on the north side of the complex, they will not fence it off or even post it, but paid thousands to change unnecessary light fixtures to save on bulbs, they will not replace broken weight straps or properly clean the workout area, they removed the cold water from the workout room. they only weed in the front areas, trash is piled up and smells all the time. Don’t be fooled
Here are 7 Reasons to STAY AWAY FROM LORE! 1. You Hear EVERYTHING: Nosy neighbor paradise. The walls are paper thin, meaning you will hear closed door conversations (and your neighbors will hear you, too). 2. Fire Station Across the Street: Fire Department is right up the street. Every time they deploy their engine (day or night), you’re going to hear it. 3. Car Damage: If you love your car, beware. The designated parking spots are unnecessarily narrow. The sides of my car are covered in dings and scratches from my parking neighbors. 4. Ungated: The rent is astronomical for an apartment with no gates. People regularly cut through the development as a shortcut (maybe to get to the bar next door?). 5. Dumpster Divers: It’s normal to see divers in and around the dumpsters (especially at night). It can be scary going out to take the trash out (especially when you’re not expecting someone to be going through the garbage). 6. Stolen Packages: The old management used to accept packages at the front office. New management does not! After two of my Amazon packages were left (and stolen!) from my front door, I decided to give Amazon a call. According to them, when the carriers attempted to leave packages at the front desk (as instructed), management would turn them away! I went to the front office to ask why they weren’t accepting them. Their answer: we just don’t accept them. Even though there is an Amazon Hub on the property, if the front office does not give them a hub code, the carriers can’t use it. What’s the point of investing in a Hub if you don’t give the carriers the tools to use it? Now I have to send Amazon packages to a designated Amazon locker (off the apartment property). It's extremely inconvenient, but it's the only way to keep my purchases safe from neighborhood thieves. Smh… 7. Noisy Kids in the Afternoon: It sounds like a theme park every time I come home from a long day of work. Every afternoon, the apartment kids gather outside my apartment door and play football. Management does not care/has done nothing! It wasn't always like this. The change in management really sunk this place. Please, if you love your sanity, don't come here. Just don't. You've been warned.
Since lore management took over the complex the attitude of the office staff has shifted from caring and helpful to strong arm people out of their apartments so they can “update” and charge excessive rent. The leasing manager is ruthless and has a terrible sense of business and management or people skills for that matter. If you rent here read the fine print as others have said there is no mercy or consideration at renewing tenants.
Property Manager at Lore South Mountain, Responded To This Review
Hello, Thank you for taking the time to review our community. We take pride in our community and providing a place that our residents are proud to call home. Unfortunately, due to the lack of management with previous owners, most rents here were way below the market. We update our pricing based off availability and the market in the area. Our pricing is very comparable to the communities on this street as we update our system weekly with new information when calling our competitors. We apologize that you feel as though the property is not well managed and would like to invite you to come in and speak with me at any time so we can do whatever it takes to make you a satisfied resident. Thank you!
Stay away! This place will fine you for anything. Not to mention their manager is caught violating rules all the time (smoking on campus, leaving her children unattended after 7PM). Way to lead by example.
Property Manager at Lore South Mountain, Responded To This Review
Hello, We are confused by your review comments as our property manager is a non-smoker and does not have children.
Stay away. It is so unfortunate we had to leave at the end of the lease with such a bad taste in our mouths. I absolutely recommend steering clear of this complex and the unprofessional, shameless people that work for them. The apartments themselves are not luxurious and extremely overpriced. As another reviewer stated, the pictures do not reflect the true quality of these apartments. We could regularly hear through the walls and ceilings. Those marble-looking countertops are actually painted veneers. Read your lease very carefully, The Lore will show you no mercy. I am very surprised to read other positive reviews about the staff. From the moment the lease was signed, there was trouble with this complex. They lost the extra mailbox key (and asked for $5 at the end of the lease to cover this), provided unclear protocols, showed extreme disorganization (hand written receipts for $1000 payments), and had VERY rude attitudes. When dealing with a sensitive matter with the lease, Bianca rudely turns her back, walks out of the office, and begins talking with someone else, I was shocked. Highly advise anyone looking to rent here to find another complex.
Property Manager at Lore South Mountain, Responded To This Review
Hello Lindsey, Thank you for taking the time to post a review, I am so sorry to hear that you are displeased with us. Feedback is important to us and we're dedicated to investigating and resolving any concerns our residents bring to our attention. I have looked through our system and I do not show that you've been a resident here at Lore South Mountain. In regards to a lease agreement, our hands are tied as this a legal binding contract. We also attend several Arizona Fair housing classes and we have laws that we have to abide by. We take pride in managing our community and we will continue to do our best to ensure that our residents are happy to call Lore South Mountain their home. Thank you, Bianca
I am coming up on living here for 2 years and would not recommend renting here. This is one of the cheaper apartment complexes in the Ahwatukee area but its for a reason. The real apartments you rent look nothing like the pictures they posted above, they are much older and out dated. There are tons of scorpions and other creepy crawlies, I have been stung, a friend was stung while visiting, even my dog got stung by a scorpion. Speaking of pets, nobody picks up after their pets so the walking on the grass is like walking through a mine field. The office is full of people who are snobby and incompetent. So in conclusion if times are tough and you need something cheap this place works but I would look else where first.
Property Manager at Lore South Mountain, Responded To This Review
We greatly value our residents' well-being and satisfaction, and welcome feedback that helps us to enhance our residents' living experience and improve the service we provide at Lore South Mountain. We are truly sorry to hear you experienced a pest issue and understand how upsetting that can be. Lore South Mountain employs a professional pest control company weekly to try and keep pests away and calls upon this company any time an issue is reported. We also do monthly and yearly property treatments to help out with specific seasonal pests. Please don't hesitate to contact the leasing office if you would like your apartment home sprayed both interior or exterior. I can understand your concerns with residents not picking up after their pets; we recently put out more dog stations on our community to provide easier access for residents to pick-up and hope this helps improve our community grounds. We will continue to do our best to ensure that our residents are happy and proud to call Lore South Mountain their home.
Villas At South Mountain Apartments, now known as Lore At South Mountain, in Phoenix, is the best overall value for your money. You get a great sized apartment, a great, friendly staff and very nice and thorough maintenance staff. I am in a 960 square foot apartment with a very large master bedroom, 2-bathrooms and a nice size patio. These apartments are well insulated for less power usage and you even get a full-size washer and dryer inside the unit! There are many amenties here such as: a tennis court, work out room, clubhouse, large, heated swimming pool and spa tub, package delivery and pet areas. These apartments are centrally located next to Burger King, Taco Bell, Dairy Queen, Bashas grocery store, Chuck Cheese and Macayo's Mexican Restaurant. You also, have Chase Bank, Wells Fargo Bank, Desert Schools Federal Credit Union and a Bank of America within a 3 block radius. You also have Target, many gas stations, Big 5 Sporting Goods, Pet Smart and Petco close by. This is the ideal location and a bus stop out front next door at their sister property, Presidio, now called Array Apartments. This is 8 minutes by car to Tempe, off the I-10 at baseline Road and close to the 202 freeway and 2 local casinos! I recommend you call to secure your apartment as soon as possible. Cherie Lee
